Ya UOB is panel, just that I apply thr a wrong Banker, my personal advise is do not go to NewTown PJ UOB apply ur loan... my banker keep asking me apply more expensive MRTA, apply credit card, and etc to get blr -2.4.......... really not a good consultant.... Hence now I wanna complain n change banker....really troublesome....

Go AmBank but the best they can give me is BLR -2.3. I was like HUH?
I told them i got one AmBank Officer called me offer me -2.4. But becoz her service is bad so i come to their branch to get another people to service.

UOB will be soon also for I like their 3yrs locking period.

PB offer 5yrs but it will start count from the moment the developer billed them.

So anyone UOB locking period start from when?

And the free loan legal fee is the one where we need to pay the bank rite? Includes stamp duty? does the Budget that give 50% off stamp duty for 1st time buyer still applicable this year?

Am confused here. Besides the 10% DP that I need to fork out, any other payments/fees that I need to pay upfront? First time buyer.

Current offer from UOB:
Semi-flexi or flexi: BLR-2.4% (whole tenure)
Lock-in period: 3 years from first disbursement (roughly you can sell your unit once completed)

Offer from Public bank:
Semi-flexi only: BLR-2.5% (1st year) BLR-2.4% (the rest of the tenure)
Lock-in period: 3 years from first disbursement

PB banker told me is 3 years lock-in but not 5 years. If it is 5 years, that's not attractive.

May I know does public bank is panel bank of this project? if yes, we not need to pay any legal fee and stamp duty.

Panel? they not 100% sure. They still checking. But they got the project file so by default he say should have ^^

Btw, yesterday i went to do site survey... distance between LRT & phase 1. For me is walkable but i doubt the safety coz is kinda dark. You need to use shortcut by walking thru the kg muhibbah blocks which is kinda dark.

I try to locate the rumors Jusco position as well apparently I failed. I can't find the land. lolz

Phase 3 already launched but selling kinda slow even for the blocks that consist of 2 free parking. RM330k & above.

I guess is because the price plus the position.

For me phase 3 price did not justify with the apps they have... that's my 2 cents opinion lar..


Added on April 26, 2011, 10:37 amcorner lot depends on which block you target & which phase and facing which side. for me D1 unit 1 is quite nice eventhough is morning sun but you get to have swimming view, garden plus i assume the lake view as well. Correct me if I'm wrong. The swimming pool is not full view but maybe 20%.
