Hi i am a new member here .. nice to meet u all..
This is my 1st time buy house ..i just paid the deposit for phase 6 while waiting the loan approval .. after see you all comment .. i start to feel worry .. especially phase 5 owner complain workmanship poor , then no fencing , wall senget .. bcos the CBD properties agent told me contractor have already change .. so phase 6 wont have this kinda issue... kindly advice Phase 6 izzit no worth to buy ?

Looking at the phase 6 show unit, it is really tempting. CBD agent can say whatever bcos they need to sell house. Contractor can be chnaged, but still the same bloody developer. Show unit was always the best. If u have other choice, my advise is dont buy from this developer.
Phase 1 to phase 5, all having many kind of problem, late delivery and many defects....

You must be a die-hard optimist or a masochist. With so much bad publicity with their group of companies and all their projects you still go in. Just do yourself a favour, find a good excuse to walk away if you can, eg. loan not approved, etc.

sorry for the late reply. i m from phase 3a (in another word phase 4).
now the major defects that they have not rectify untill now is :

1. ponding of water on my window hood and sill when its rain and the water will seep
through my wall and left an ugly stain all over. its happen to 2 of my rooms.
2. leaking of water pipe at master bathroom. now if i seat at my living room downstair i can see a water mark
at the ceiling. ugly.
3. my wall crack / plaster crack all over the place from top to bottom. at my dining, maid room, kitchen
you name it i got it.
4. the roof is leaking and now my family room and master bedroom have a water mark at the ceiling.

well, just a few example. to mention it is really really 'sakit hati' !!!

Hi All Owners,
did u received all the developer claims? I didn't received any of their letter since NOV 2012 (internal and external plastering) !!
I call bank today, the bank said that already release all the payment. But I also didn't received any letters.
Till now I have yet to take vacant possession ! I also call the developer for the CF thing, they emailed me the letter from Majlis Perbandaran Sepang to B-Lee Architect , stated below:

".....100unit rumah teres 2 tingkat jenis RT3B (FASA 5) - Taman Putra Impiana ... telah dibina mengikut pelan No ....yang telah diluluskan oleh Majlis Perbandaran Sepang pada 24 APRIL 2013 didapati layak diduduki sebagaimana diperakui dalam Borang E No :1832 (25 Feb 2013) oleh Akitek / Jurutera.

In this case the approval date is Feb or Apr ? I sign agreement on 1 APR 2011, do I entitle LAD ?

My house many defects, keep on calling the Mr Ong (so-called Project Mgr) but always not in office.. so far no one reply me abt the defects list I sent.

owners, anything to share abt yours?

Hi Ykam, you may check on facebook tamanputraimpiana and there should be one open group for all the TPI owners.

For Phase 5 owner, we have a group of 50 members but the whatsapp only able to fit in 50 contact at one group.

Let me discuss with them how we can expand the group.

Eythean,

Most of us already got the VP and we already start the LAD claim process. We already went to tribunal, some of us agree with the compensation package given by developer but some did not agree.

They agree to pay us start from end of November this year with 6 months instalment.

We also file a complain about the first floor tiles which developer should had given us procelain instead. They only want to pay us compensation RM300. Both parties agree that tirbunal will send a team to investigate our house before determine how the developer shall compensate us.

For defect, we directly engage with the bangla who work there to repair it and they had done most of it.

We did have few quotation from different supplier. It vary from RM3k - RM5k.

It depends on what material you want.
