Hi Guys, been looking for a forum for Taman putra impiana and I’m glad that I finally bumped into one... well, I’m also a purchaser for the phase 3a (grey roof double story - 20 x 75). got my keys but there are some major defects to be done. I’m also renovating my kitchen at the moment... just to add some comments on the LAD... the total delayed days for my unit is 195 and I have filed a case with Tribunal to get it sorted out... The 1st hearing was yesterday and the judge has instructed the Developer to pay the full amount (The calculation for LAD was done based on the S&P price and not the purchase price). Also heard from the developer that there might be delays in completing the new phases due to some financial crisis...

There are a few issues that I would like to raise to the developer (Eg: TM line, rubbish collection, irresponsible guards and etc)... can we have a Community forum set up for phase 3? If we can get this forum set up, I’m sure we can come up with a Community for our area... Please let me know what you guys think... Thanks!

I agree with community forum but it should start from exisiting owner already occupy the area instead of buyer from Phase 4 onwards.

If the current resident do not want to join, then we set up our own, fence up to new phase only.

Hi guys, I went to see Putra Impiana after work today....for Phase 3A, the row with the show unit is almost finish except for the aluminium louvres and gates. The row behind it is already painted and fitted with windows, but still missing a few things. The next 2 rows are yet to be painted with still some plaster work going on. Hopefully the whole phase can be done around July...

i went to the site of phase 5 on last weekend.. and there is a little progress on going... they are start doing the outside drain and some part has been done .. and there are few piles of wood inside the site...
and i saw only 3 workers is working there...

Every time I drop by the area, it's really hard to bump into any of the residents. I wonder whether the older phases already have Resident Association...Since there're quite a number of us in here, maybe we can organize a get together/ teh tarik session one of these days to create networking in real world and maybe think/ take actions on some of the issues. After all, we're going to be neighbours right? Who else gonna take care of the area if not us. The sooner the better and there's always strength in numbers. What do u guys say?

Oh, BTW, the developer is finishing up to road from Putra Impiana to HERO/ Meranti Jaya...it's gonna be both ways soon. That's a good development IMO. It's been tarred and hopefully they gonna clear all the debris round soon too!! I'm getting a bit optimistic with latest progress.

Yea I also went to the site last wkend, they going to complete the drain soon. I believe these job done is due to attract new buying to view the 2 1/2-storey showroom. A few workers @ Phase 5 just hang around at the site, seem like nothing they're doing.

Yes same goes to me  I didnt manage to bump any Phase 5 buyer. yes, we can organise a get together session to create a Resident Association.

We got the CF since they handover the key. Just the TM line still not ready,it's normal if the area is new, but this is more than 3 years already. I'm not sure about u guys but mine i used developer's lawyer since it came in the package when i bought the house. Drawback is that lawyer is always on developer site . We all just need to push the developer, that's it.

For security,it is still under developer, they sell the house and put "24h security" . So they should manage it properly otherwise don't use it. The guard did not do any guarding work . And fyi, last 2 month my neighbor's house kena rompak in the middle of the day ! Lucky they didn't hurt his wife . Prior to that ( last year ) , someone in Jalan 8 kena ragut in front of her house !  . Developer told us that once we form a community, we can take over the guard and security  and manage it ourself like Taman Meranti Jaya and  Taman Putra Prima. BUT developer NEVER AND CANNOT use 24h security as their selling point.

I think we should come out with banner so that this tak guna developer will open their eyes . Or gather on the same day they launch the new show unit 

Trust me snake4168, when u take your house.... u will even cry more. Just like me, I am one of the owner from phase 1

OMG.... really someone kena ragut at jalan 8..... i am staying in jalan 9, but the house kena rompak i know about it. but my neighbour told me is because the husband hutang AH LONG, so the ah long came and take what ever is necessary. It seems like a lot of neighbour witness this incident.

why you will cry more when you take your key?? many defected materiel inside the house??

btw.. when to phase 5 site yesterday.. the drain outside has been done and i can see that there is alot more piles of wood there and the extra pillar has been cut...
