I recently went to view Armanee over the weekend and just by entering the guardhouse, I felt that this is really a nice place to live in. The atmosphere is uniquely serene comparatively to other places in PJ (Duplex Condo).
Initially the viewing with the real estate agent was primarily to invest on a unit @ Armanee, but after spending some time exploring the facilities and natures surrounding the vicinity, I'm even considering on moving there to live. Before I do so, can some kind soul advise me on the following questions?
1) Is Armanee, Damansara Damai under strata title or still under master title?
2) I noticed that there is an abandoned Block within the premises and have been left there for couple of years now. Will that Block be eventually be ready? As far as the information gets, the block was to be their newest phase of Armanee, however due to low demand, the developer canceled the project. Is this true?
3) How's the attitude of the currently JMB? are they proactive in terms of making drastic changes for the better of the residents?
4) I was even shown the car park orientation whereby each owners are given 2 lots, however the lots are situated back to back with the event of if the rear car intend to come out the front car have to move out first. Can this be a tedious problem in the future (preferably an insight opinion of a resident)?
1)master, most local bank blacklist this property due its an unfinished project (thats what some bank told me). Thus we still stuck with master title.
2)demand surely will high there. low price for duplex. no news yet if they will start the constructions.
will be hasle if they do (dusty/noisy/security due so many construction people).
BTW if they really want to proceed, they need to add 2nd entrance to the property as promissed in the earlier phase. Thats what i heard.
3)so far so good. no issue. Resident's feedback well taken.
4)most condo only provide 1 carpark. Great that they gave 2. as Sakos mentioned, keep the spare keys.
For me, my neighbour's car not always there. Lucky us!
One important tips is to know the traffic flow of damansara damai and see if you can adapt to it.
Morning traffic are the most busy, u might stuck near to 30minutes before reaching the main road if you go out at 8am. not really an issue for traffic before 8am. just based on my experience.
