Went to see this Armanee Condo last sunday...surrounded by lust greenery and abandon projects. Behind the Armanee got an eye sore that some might do not know. Just behind the kids pool. , i dont think you can paint whatever paint colours you like, one road in and out that will be jam packed during rush hours as cars from 2 low cost apartments and more cars from inside areas coming out..that road will be headache for all, route to bandar sri damansara already blocked and cant access (it has been like this for more than 5 years i guess). No wonder so many would rather move out than to face the crazy jam everyday during rush hours.
will i buy here, Yes if i want peace away from a busy lifestyle and hectic working hours but have to think about the inconveniences too like traffic jam if i dont mind. Shops are walking distance but not that many choices. Cars from low cost apartment would park by the road side so, 2-lane road becomes 1 lane for 2 ways traffics.
The abandoned project behind Armanee is supposedly their final block (Block D), but left undeveloped for more than 15 years now. Whether they would decide to develop it one day is uncertain, though I highly doubt it. At least the pool area has better natural light without Block D being the final nail though
As for what is assumed to be a cemetery, it isn't. Not sure what is that in the picture, but the only cemetery in D.Damai is a small orang asli desa temuan cemetary south of PJU 10/5.
Also, the route to bandar sri damansara has always been blocked, as there was a strong opposition by the residences, which I truly concur. It's insane to bring the traffic of a densely populated township through another. Same reason how Damansara Perdana residence would oppose the link road from BSD to DP which is already existing but blocked, in front of the Rustica Apartment. You can see it from google maps.
One of my friend lives in Armanee condo. So the pros/cons that I gather is:
Cons:
-High traffic, and standstills especially peak hours due to the amount of traffic lights and cars
-High number of low cost flats which contributes to the amount of illegal parking along the road heading into Armanee Condo and kapchais zooming around from every directions in D.Damai
-Lack of choices in F&B and shops, caters mostly to the malay communities. So don't expect bars, lots of kopitiams, etc.
Pros:
-Affordable pricing, compared to BSD, DP, Menjalara, Kepong
-Really breezy, and air smells fresh (from balcony)
-Large unit space in and out the unit
-Well maintained
If your job is mostly wfh or doesn't follow the usual peak hours, it's definitely a good place to live in for its price
