it's facing pool at the corner.

just now agent sms me, asking me still interested or not.
last time i bring my family there, my mom dont like it for having a dark alley at the entrance of the house. she say it's gloomy.. well, i cant deny it although at 1st i like it for being kinda romantic..

is there any easy access public transport? will there be any mrt? lrt?

Visit armanee condominium forum at Facebook. The residence n committee will b able to assist you.

Well yep alley way is abit glommy. But most condo are design that way right?

Do view other condo n compare lo. Anyway no one is going to spend their time outside the alley way le. Experience inside. Moreover this design is like hotel and hotel alley way is always gloomy because of the orange lightings.


Bus yes n ktm opposite of seirramas, mrt coming 2014.

Go look around n survey don't just sit here n ask ppl for advise. Each of us has a different want n needs. Anyway you are going to pay for it so you must make some time to go n see n feel the area.

Like I say this place is for those who love quite living after a hard day at work. Ppl who love mother nature.

Certain places only suit certain people.I am a homely person so this area suit me.

the alley lighting can actually be improved easily....even though without too much natural light, if more lights are installed...the whole alley will be looking good.

Suggest to focus on those thing that you might not be able to change like location, layout, etc.

If you are able to play a 2-3% booking fee for a sub sale unit then should be no problem. There are many interested buyer which I heard from the agents over there that many interested buyer won't be able to cone out with the 2-3 percent follow by 7-8 percent upon signing of SNP.

Meaning you got to standby atleast 50k include stamp duty n legal fee. Then with the SNP u can go withdraw your EPF money.

This are the challenges agent face when selling a subsale unit.That is why the always mention the word "serious buyer only"

I check out myself and heard from few agents. They said the access road to enter quite ma huan from highway. Also a lot of empty unit for the low cost apartment, Harmoni Apartment making the value drop include the rental. Most people shift to Sri Damansara or Kepong area.

Also heard a lot of half-way construction the developer got no money to complete.

What i heard and see la.

I'm staying in Armanee, come and feel for yourself. I've moved in since end of Jan 2012. I like this placed very much. As for many ppl moved out from Damansara Damai, maybe true fr those low cost flat out there. As for Armanee, most new buyers are chinese couple and from Kepong. I'm one of them. My unit price have gone up close to RM100K within 8 mths. Life is very peaceful and relaxing here. Something rare if you compare to Concrete jungle out there.

Try come at night time and you will feel totally different. Don't listen to those who never stay here before. I'm glad to be part of Armanee resident.

THe price has been appreciate since last year and all corner units has been taken in Block B (cornr unit from ~RM350K mid 2011 after discount to RM4++ early this year). The developer has no money to complete? I don't think so as the construction work progress very fast.

Quite expensive already bro. Minimum RM380k n do u aware about that? There is few owner at these thread n maybe u can PM them for agent contact no.

Hi to everyone!!

Recently I found out about Armanee Condominium in some property websites.

Viewed a few units on high floors in Block B and C. Personally, I like the breezy environments, the location and also the duplex concept. So, I am quite determined to get one unit in Block B for my own stay with wife.

But before deciding, have some doubts and inquiries. Kindly maybe you guys could help me out - a few questions I would like to ask about Armanee Condominium, for those who stays at Block B probably can kindly help out me biggrin.gif

1. How is the security in the condominium? I saw some comments that management is getting better, but also some comments that there were break-ins.

2. What is the market price now for an unfurnished intermediate unit?

3. How come the rate of occupied units in Block B is pretty low? From the swimming pool area, I looked up and saw only about 30-40% are currently occupied, mostly empty on higher floors.

4. I saw some said that termites in Block B, how true is that? Because termites issue cannot really be resolved. sad.gif

That's about it. Also, if any of you know owner or personally that want to sell a unit in Block B facing the pool, please pm me smile.gif

I AGREE WITH Pyrite, Its busy as hell at Damansara Damai. Come in the morning during weekdays and see for yourself you might change your mind after seeing the traffic lol!!

Yea now Armanee Damansara got demand d after Sutera Damansara and One Damansara start promoting this area. Well the lastest news is MRT will be starting its construction soon.

For those who are not aware of the abandoned block D and E.
MK subsidary is gearing up to start building Block D soon since the bus station just completed not long ago.

[R] Break-ins happen in every condos. Some managements will cover it up. You heard break-in in Armanee because the residents & comittees are more active & transparent.
Usually, when your condo changes security team, then something had happened. wink.gif

[R] ~RM380k as far as I know.  The price is sustainable, but no. of transactions have been slowing down in 2012.

[R] Block B is the latest Block among the 3 blocks and 3 more blocks are coming out in future. Higher floors at block B are still owned by MKLAND. They only are willing to let go at higher price. Once these units are sold, I guess it's also the time they start to plan for new blocks. I think block B overall has > 60% occuppied.

4. I saw some said that termites in Block B, how true is that? Because termites issue cannot really be resolved. sad.gif
[R] I myself stayed in Block B, there is no termite issue on my floor. What I heard there is terminte at one of the units at ground floor.

[R] Indeed, it's a nice place to stay. My unit at block B high floor facing the swimming pool. The view from balcony can see the whole KL (genting/klcc/kl tower). Air quality is good, and cooling. There is a small reserved forest on the back side of Armanee, where the fresh morning air comes from.
