Hi, I have just bought one unit at Block B, high floor unit, facing the forest. I'm intending to rent it out, unfurnished. smile.gif

Personally if you ask me, management and security can always be improved by active participation from the residents. Most importantly is the breezy air coupled with good surrounding feng shui thumbup.gif

Bad Points for Armanee Condo
1) Single exit which means traffic jam every morning. With the upcoming Sutera Damansara the traffic will be horrible

2) Low occupancy means maintenance of the condo might be impacted.

3) Leasehold (to me is ok)

4) developed by MKLAND. Bad reputation even blacklisted by banks

5) Single entrance for visitors and resident.

6) There is a small orang asli cemetery nearby

These are some of the points i find out during my recent research on the place

The price now is around ~420k for non-furnished intermediate units. Heard a few units have termites, but i would say minimal.

Some recent updates:
- There is dobi service now
- Occupancy rate ~80%
- Entrance has been upgraded to 2 lanes.
- Basement carpark installed with barrier gate (req access card)
- More cctv installed.

Hi ryws, Thanks for the reply, but regarding ur recent updates saying that the entrance become 2 lanes meaning is the lane at guard house there 1 is residence another is visitor? previously is not 2 lanes?

Another is basement carpark installed with barrier gate which require access card for residence to go in car park and exit from car park?? I think i just visit this condo last week and been to the basement car park, but can go in without using access card.

Damielicious,

Previously, there is only 1 lane in and 1 lane out at the guard house. Now there is 2 lane in but remain 1 lane out. You need an access card to go into the car park now.
At this moment, the price for intermediate is around 450K ans corner unit 500K+. The highest corner sales is 600K+

My friends has 2 units for sale at Armanee, very good price.

1) Penthouse partly furnished RM 468K - 1654sf, 4+1 rooms, 3 baths
2) Corner partly furnished 510K- 2008sf- 4+1 rooms, 3 baths

I used to stay here as my dad bought the unit during my studying time.
If I'm not mistaken it's around 270K per unit
I think I'm the first batch staying there with very minimal ppl that time. Kindda scary tho at nite since I'm staying alone.. LOL sweat.gif

I like it there because it have few units on each block/level i.e not that crowded. Very quiet and peaceful and privacy as well. Parking is totally not a problem as they have huge amount of visitors parking. Pool and clubhouse kindda nice too.

I moved out when I finished my studies and work at Cyberjaya. Currently my sister and her family stay there. So far not that much issue. Just the the house been break in once and all valueable items gone i.e jeweleries, laptops/computers. sad.gif

When we checked the cctv, found out that the resident itself break into the house. But we cant find who is the person. Ended up nothing as mgmt also didnt do anything. So my sister just install the alarm system for now.

It can happen every where but guess what we don't have "awang hitam" in this condo thumbup.gif thumbup.gif thumbup.gif and its still worth buying due to the landscape and almost olympic size pool ( more than one) , hill top view and breeze. I have travelled quite abit around the worl but yet to come across a value for money purchase for duplex condo at this price. Furthermore so close to MRT and KTM Sg buloh, just abt 1.2 km.
I am sure you will miss the peaceful environment and the 17acre urban park (just for Armaneeans).

Hi guys, just came accross this column not long ago and am a newbie here. Just bought one unit recently. Personally, I consider its value for money considering the facilities, the environment and the condo in general. Prior to the purchase, I have been to many other locations from single storey terrace to double storey terrace to condominiums from Kepong to Sri Putramas. Have viewed many units in Armanee with price ranging from a bare unit at RM400K to RM585K for a furnished and renovated unit. Considering the developer's price, the appreciation is still small compared to other properties. The setback as rightly pointed in this forum is the access and exit has been confined to one road which is also used by some other apartments located along the same road and residents of Damansara Sutera as well. However, the pros are more leading to our decision to live there.

Yup true!. I didnt see any foreigners (awang hitam) stayed in armanee. More on professional/families. Once a while I'll visit my sister at armanee. Kindda miss the peaceful and privacy environment.

Did you noticed that the highest level actually have some extra roof that covers the balcony but now they removed it. There's one time a strong strom/wind and all the roof falls down. LOL. To be safe they decided to removed it.

yes, arrangement being made to remove rest of it. better be safe.

The JMC at Armanee is strong and so is the management. Most people staying here are owners.

Everyone plays an active role to keep the place safe and as secure as possible. Also the cafes and restaurants serve nice food with multiple choices, all would be delivered to your door steps. Its just like a little Balinese resort town. If you don't want you don't have to leave Armanee for days....since all amenities are inside.

Heard that the committees are strong and active. Anybody can update me please - who is the current JMB chairman and other committee members and the resident association are helmed by different group correct? Who are they?
Any idea why the condo is still under master title and when will the developer apply for strata title?
On renovation, was informed that not supposed to errect anything outside the unit but I noticed quite a number of units has its balconies extended with brick walls and sealed with windows - living area has been extended till the balconies (no balconies)- is this allowed? Will it affect strata title application?

Sorry to say - the HTC and low cost flats that those units are facing in the photo are an eyesore, otherwise the view is great.

The low cost flats are much further down. Also maybe one of the reason why its still affordable, as for me, I don't bother much about low cost apartments, coz the people here at low cost apartments are quite friendly and I don't have to pay high end area price for food at restaurants here. Ample of choice of chinese, malay and McD. walking distance to amenities, schools.

Just about 500 metres from NKVE. only 15 mins to Mont Kiara ( via Penchala Link), 15 mins to Curve (LDP), 20 Mins to KL (NKVE), 15 mins to kepong (MRR2), 5 mins to Sg Buloh, 15 min to Rawang.
At the rate of traffic jam in KL (all areas now), I can't ask for nothing better. Pretty soon (hopefully) the MRT will be up and running nearby.
