Hi. I just took my key last week. I am block c owner nd buy for own stay. Have notice some minor issue which i think they have left out:
1) most balcony at block c is unresonabily steep for directing accessive water flow. (At least those unit we saw from our balcony)
2) perimeter fencing is very unacceptable as the use wired fencing only. Construction is going on around and its easily break in. (When ask: reply given is due to security as we can easily notice if ppl r climbing over)
3) no perimeter cctv at all leave aside the poor quality fencing given.
4) they promise a 3 tier security and i ask for an explanation. The project manager say
Tier 1- guard house
Tier 2- lobby
Tier 3- #security guard consider as one tier#@$/
5) the overall facet is not up to luxury condo as presented in video walk thru and brochure.
6) condition in unit is not vacant possesion stage (many defects and poor workmanship)

Wat concerns is the perimeter security feature which is not justifiable.

Please provide your comment on this issue if any have same feeling or otherwise.

Good day! To all affected owners in the Sanderson,

I have talked to and lodged a report in writing (via email) with the developer on the potential problem on the glass panels installed at the balcony area as fencing (my unit is in Blk A). Several of my renovation contractors are of the opinions that the current design and fitting of the said glass panels may not be adequately safe for young kids who might be wandering around the balcony area and therefore if in case of any accidental knocking on the said glass panels by the kids (e.g. riding bicycle and etc), it may not be sufficiently secured to withstand the impact of knocking or to prevent an accident from happening.

If you faced the same problem, I encourage you to highlight the said potential problem with the developer immediately. You may write to Mr Liew Swee Choong (the GM) at <scliew@newfields.com.my> or Miss Michelle Won (the marketing director) at <michelle@newfields.com.my>.

Thank you.

Collected key, overall is acceptable except the wire fencing, not like a CONDO spec..
Block c rooftop got many tangki which cover open, mosquitoes gathering there...
Improvement list:
External wall should repaint with weather proof paint.
Should build at least 1 sheltered walkway each side from block c car park to the building.
Please put more light at the walkway behind block c to improve security.
Luxury list:
Pool side accessories, each deck two beach chair with an umbrella middle.

Newfields developer needs some improvement, i hope they will look into this matter seriously. Else, one will lose confidence on their future projects.
I'll update here when the developer rectify the problem.

Agreed that perimeter fencing needs to commensurate with the nature and concept of the condominium.

Other valid points as highlighted by IMPetLover include:

(1) external wall should repaint with weather proof paint (if not already so);

(2) should build at least 1 sheltered walkway at ground floor at each side of the residential blocks (i.e. Blks A & B) leading up to the facilities centre;

(3) more lighting at the walkway behind blk c; and

(4) other matters not mentioned above and to be identified later.

Dear co-owners, pls work together to execute these pressing issues.

The balcony glass has no stainless steel bar to support the top portion of the glass, lack of enforcement spells danger.

yup, this is exactly our concern for the safety of the occupants especially the young kids
