If you are looking at big condo with reasonable price at that area...sky villa is definitely a decent option to be consider.

I like the open concept - bare unit wide area for your own customization....

Is there any other condo with similar features in PJ, bangsar, bangsar south area? Roughly 1800-2k sqft?

As you are saying you are buying it for own stay then you shouldn't worry too much about appreciation.

I have moved every 5 years, so in case the place doesn't fit or I need to move again, at least I wont lose value (or have challenge selling).

Went and see BU9... not impressed as too many corners. Also not liking the fittings.

Armanee terrance under RM500 per soft, this is above..... overpriced?

bukit utama facade looks outdated and the interior layout has many angles here and there including the living room. reminds me of 1980s condo design

I think you should go your own survey rather than listening from feedback here as it can be misleading sometimes. For me I think its ok and my friend will probably be getting one unit soon. You cannot compare Armanee with this one as Armanee is a subsale unit. For own stay 1 priority is "whether you like it or not".

The developer does not have good records on deliver it on time.

The difference between developer price and subsequent subsale price are usually comprise of appreciation in house prices and compensation of undertaking construction risk. Given that now appreciation is almost stagnant and the track record of developer is not good, buying subsale would be a wiser move if u r really really interested in this porject. The risk and shitty stuff u have to encounter in this case doesnt justify the premium u r earning.

truly disappointed, bought this in Sept 2011, till today no one from developer know's when is the actual handover..it's almost 4 years..come on MEH!!

Which parcel did you buy?
By looking at the site, it may take more than a year for construction to complete in the later parcels and certificate of fitness. They need to complete the 'roads' and other retaining walls before cf can be issued.

You can check with other Empire's customer if the developer has the habit of paying LAD?
From Empire Dsara thread. it mentioned that the developer purposely rushed it, corridor tiles not even fixed before it handover, just to avoid LAD.

I've called them up and they told me the handover MIGHT be in September.
They said they will pay the LAD upon VP according to the clause written in the SPA subject to extension which was given by Min of Housing.

Anyone know's whether they can be trusted?
