ED AGM : developer and its proxies outnumbered owners 2 to 1. just by vote count, the owners are outnumbered. can recognise MEH staff attending as developer proxy. all the JMB members voted in are pro developer.
the voting has weighting or share unit basis based on size of parcel. e.g. the carpark is under Empire, and based on carpark size, Empire's one vote under Carpark share unit is equal to 44,650 votes! one studio carries share unit of 34, SOHO1 is 72 while SOHO2 is 66. Hotel is 640!

So with 1 vote representing Empire through its carpark, it's enough to neutralise all the votes from owners. what a farce.
Empire City has a huge mall and with that mall, Empire will be able to neutralise all owners representation on the JMB unless ALL owners attend and vote! which will never happen

If it is in accordance with the law, nothing can be done. So is it lawful?

Too bad for the buyers the developer opt to do it this way though.

I would say empire is really his own empire. One hand cover the whole sky.Kicked all individual owner out from the committee already.

the chair of the AGM got the cheek to tell us not to spread bad things about Empire on social media. try to say good things instead in order to preserve the value of our investments! wtf. u think we as stakeholders would want our investments to go down the drain? as the saying goes, there's no smoke without fire.

If they have done good job and fair, there won't be so many voices, questions and challenges coming from owners.

Summary of ED AGM, Uzma , MEH , Hotel and Retail s proxy had pawned Residential. All their staff had went all out , it is about 160-170 vs 60-70 ppls . Even without allocated share unit , resident will be still losing. It looks like empire subang history will be repeat in all empire s project.

The only good news was residential rep keep fighting and nvr give up. They had challenge the presented budget , calculation of allocated share unit, late notice, reduce rate for hotel and uzma , dirty game by management company and COB. Anyhow , the chairman and prop manager just proceed without listening to them.

COB was not decisive and had remained silent on these issue. Resident rep were complained that they are not neutral and bias to certain party.

Super dramatic AGM. I guess the war is begun and more lawsuit will be coming , It is not game over yet

really pity those small stakeholders......need to spend so much effort to fight this type of dev....next time see this dev name better pui hau soi......
from the words of those attended....dev were so proud and joyish surpressing these pityful owners

thinking they will be forever green??? lol...i believe malaysia market is rather small....not difficult for the public to be aware of how bad this dev is.....
