just called Empire office regarding my SOHO1 VP and was told i'm entitled to LAD compensation. not waiting for them to email letter to see how they calculate the LAD. anyone here has accepted the LAD compensation?

my unit's joint inspection is next week. after reading comments above, i have no expectations and can only expect the worst!

did joint inspection on my SOHO 1 unit. so many defects, and i popped over to other units that have already done the joint inspections, the quality is no better. Stickers pasted everywhere indicating defects. i told the Empire staff that it'll be impossible for them to fix the defects in all units even by end June. he just smiled. he said the management told them the CCC expected within "couple of months!". Don't put hopes on CCC being issued next month. the place is far from ready. Even the common areas are not done up. Realistically, i'd say CCC earliest in August. Empire has mismanaged the project and looking at the progress, i believe there'll be LAD for Empire City as well.

the asking rental rate doesnt look good. my fully furnished 382sf ritze perdana 1 studio already renting out at RM1.5k. i'm expecting at least rm2k for SOHO1/2.

hard to say what burnt. but frankly speaking, i'm pissed off with Mammoth Empire. They rushed handover of SOHO1 at ED in March. Till today, they have yet to complete defect rectification of my unit after inspection was done in May. Also, no sign of CF for SOHO1. mad.gif

The pool is at 40th floor, top floor. Not sure if there'll be free use of pool. There's still lotsa touch up to do but the development is really nicely planned in terms of architecture and landscaping. I can already imagin it'll be a nice spot for couples to take wedding photos in the future.

i was worried that my SOHO 1 unit would be low height like Empire Subang SOHO but was surprised to find that the total height is about 18 feet.

i asked the Empire staff who went with me for the inspection. He said it's 18 feet total. i think it's possible because i own a SOHO at One Soho Subang and the height is less than 16 feet. ED Soho 1 does feel higher at both ground and mezzanine floor.

went for my SOHO1 second inspection last week. They're busy with second inspection for SOHO1 at the moment as I heard the staff busy calling SOHO 1 owners to make appointment but if i'm not mistaken, they have also started 2nd inspection for studios. I asked Empire staff when is the CCC expected to be issued for SOHO1 and he said expected end of this month, August. I asked him if it's together with studio and he said yes because SOHO1 and studio are considered phase 2 of the project while SOHO2 and the offices are under phase 1.

when i went for 2nd inspection on SOHO1, the lifts were all running and none of them were operated by Bangla. All without lift operators.

yes, can enter just like that. in fact after the inspection, the staff handed over to me 2 keys to the main door so that i can arrange for tenant viewing immediately once ccc is out.

SOHO1 lobby is not at G level. I think it's at LG level or another floor below it.

at 650psf, the asking price at Empire City which is yet to be handed over is so much higher than Empire Damansara SOHO1&2 which are already handed over.
