35 floor very high floor unit.
One agent show me copy of spa for 363sf 39th floor. Penthouse unit. I saw the number. My jaw dropped. If I write down the figure here sure none will believe. I couldn't too. But I saw it. Pleasantly surprised.

high floor has nicer view, but i was told , for investment purposes, even lower floor will do INSTEAD of buying high floor with high price....pls share your thoughts on this

Agree... but of coz higher floor has better view... but 39flr will scare away those who afraid of height! shocking.gif sweat.gif

39th floor got benefits other than the view. The ceiling height is very high. High enough to build a mezzanine loft.

From the exterior, you can also notice that the 39th level has extra long windows.

Also, the number of units is lesser compared to other floors.

I guess tat's why the selling price is higher.

You got it right! Looks like the secrets out in the open now.
39th floor got only 13 or 14 units/floor.
Few units (not all) has double volume ceiling.

I'm biased bro. I'm a high floor person. And I do mix emotions with my investments, so I buy what I like rather than what makes more "investment sense".
But one lesson I learnt is high floor with nice view will command higher rental, higher resale and most importantly higher demand.
I will get the highest available unit withiny budget if I were thinking of buying.

But that's just me.

They initially billed me rm920,
Then rm790 after some haggling.

What kind of fees you guys have to pay? Mine okay or not?

I was thinking to purchase a studio unit with a size of about 350sf that would cost me about 268k for long term investment.

Is this a good buy?

I actually found that ad in the magazine called Property King. I've gave the sa a call and will arrange a time to view the unit soon. Hope she will not twist and turn on the price...

All the best bro! Must squeeze the seller kaw kaw hahaha.. Anyways, in my opinion empire studio exterior facade is absolutely gorgeous. But i was let down by the poor quality of finishing... When i visited last month (twice), pool cannot enter( which one is the one with the pool again?), common area dirty, workers everywhere trying to finish a building that is supposed to be completed already, card operated lift lobby not installed, lift alarm went off twice, and the units itself looks unfinished (dirt everywhere)... i'm sure given time all these problems will be rectified, but its not nice to the owners/tenants, no?
