Hope it's not too late for me to ask question here... my overall question is:

Is this condo nice? I mean, is the price really gives what you should get? I mean the living environment quality is superb? High rise just makes me think of flats and apartments.... hmmm... any advice for me to buy this one? Not for invest, buy to live, at least at this moment.

from the lights I see at night, occupancy rate is still low.
Is the project even fully sold out yet? any info on this?

I am actually quite keen on the very small land area bungalows opposite 9 bukit utama.
any indicative build up size and selling price yet ha? hmm.gif

The layout is lousy for the price u pay.

The interior wall aren't brick, it's like plywood & partition. Adjacent room can 'hear' what's happening next door.

The 3 blocks are in a 'C' shaped layout, so the side facing the swimming pool, view aren't good.

With 3 blocks of 'millionaire', god knows how the neighbourhood's like.

they have 4 kind of view:
-facing The Club@Bukit Utama
- facing Kota Damansara
-facing the swimmig pool
-facing Mutiara Damansara/ KL

been to their showhouse, wasn't so bad imo, but agree with scorgio that who knows what your neighbour will be like? rich bastards or anti-social millionare? haha

not many on Block Ceta especially from 25~39th floor... All penthouse was insta-sold from what I've heard

Happen to see the sunset at about 7.00 pm. It was one of the most beautiful sunset I have ever seen. No need to go to Bali or Seaside to see sunset.

The per sq ft price not moved since it launched in 2010. It's still RM525 per sq ft in the email I just received about Block Ceta. That was also the price when it launched 2010.

i also received sms for invite to their sat buffeet and feng shui talk

very obvious they are struggling to sell even they ride on bu's location and name

my uncle bought glomac residences, just opposite in mutiara damansara.

smaller size, but much more expensive price per square feet - i think he paid like 750k for a 1100sqft unit.

And he told me lucky he bought fast coz that time he bought, very few units left.

So, even location is good, name is strong, not any product can sell - maybe SHC has learnt their lesson after this project tongue.gif

main reason not selling due to build and sell concept.
it would have sold out long time ago if sell and built with DIBS scheme.

Honestly this project is a clear failure.

The units are expensive >1million while the density is so damn high at 991 units. I mean if I pay a million dollars for a "luxury condo", will i want to be "sardined" with 991 other families? Obviously not right? Might as well get a landed property with more space and privacy + own garden/backyard.

The developers and designers obviously never use their head to think! Either that or they are too greedy, thinking there are many waterfish around!

I believe people who buy the units are those who look to flip after a few years, which i think it will also be a failure since the market prices are already much ahead of their landed counter part.

So nobody wants to buy this project and they are still advertising it.
