Start from rm1.1mil. This must be a new benchmark for large units of condo in BU. A few years ago this could buy at least a semiD.

One of the factor to cause market correction is the price have to breach the level where the demand cannot cope thus causing an inflection to the prices to meet new lower support level. A single project cannot cause a major correction but this will provide new benchmark prices for other developers to follow. Today the benchmark prices break new highs in almost every new launch and location. When there is an avalanche of developers pushing up prices and supplies, it will surely meet that one day. Correction can also be caused by other factors such as change in the government regulations, tax structures, banking facilities and others. When will this happen is anyone's guess.

Whether Bukit Utama will sell below developer's price should there be a correction depends on the sub-sale market as SHC have the holding power on all their properties. So the shakers (weak investors or owners) may have to let go lower if the demand start to fizzle out.

I think the condo type property will be a down market soon due to over supply...

if 880k or 1.1m, better buy landed property...

but landed property (semi D or banglo worth at least rm2 mil above at peak areas

Im gone faint!!! doh.gif The price is already skyrocket high, even for a condo its already reaching 450K~ for less then 1K sq-ft.. Even this condo is already so expensive, for such a high density plc!!! shakehead.gif

exactly where and how will the highway be built? I dont see any suitable location for a highway connecting these 2 places??
is this going to be a total fly over highway?

staying there is all millionaires and do becareful of robbery in future and security there. one word buy only when a person can afford it or better buy a few properties rather than one so expensive. diversify yr investment or else will tight down for life or regret later on.

if dont calculate properly, later will eat porridge/bread/maggie mee everday just to maintain the property. alot of hidden cost

invest in other things better to make $$ rather than burden yrself for life. even have more $$ also dont lock yrself down

alot of bankers there waiting to give loans, waiting for customers as seen. even 10% deposit can be paid by creditcard. very desperate

Yup, given the fact that the condos in Damansara Perdana can't finished selling even till now. HUGE number of units oversupply in Mont Kiara. It's just a matter of how long more can the speculators hold. These speculators consist of properties agents, rich man, and some average aunties uncles. No surprise that we've hearing these ppl saying Klang Valley no land already, must buy fast.....etc. Aih yo... they should go out walk walk and will see more empty lands.

Now, we probably have enough condos supply for the next 3-4 years need. When the Bank Negara says the properties price is 50% overvalue, they are not joking. Of course, many times u will hear the speculators say, they don't care coz they only targeting foreigners. Ya right, with the global economy slowdown, u really think the foreign companies can still afford to send more ppl out traveling?

When r they bursting? I say when the tens of thousands of condos units in Mont Kiara complete in the next few months, and the properties agents still cannot cash out. We should see more action.

+1, U gt a point there smile.gif ... Its looks like its juz matter of time.. But the current condo(some) price's in Mont Kiara seems to be more stable nod.gif n the price is nt being jacked up too much compared to PJ condo's especially this 1.. doh.gif

New condos (large unit > 1800sf) cost more than 700psf in MK area....while this BU9 is much less (still very high for some ppl like me!). So, both r overpriced!

I was told by Eric Yong that the highway will start somewhere near 1U or TV3 Bandar Utama going through Kayu Ara then reaching somewhere near The Paradigm Kelana Jaya.

Based on Wikimapia, the route seems very clear and unblocked if it goes through the former Kampung Kayu Ara. And btw, Litrak is apparently building a new UNDERPASS TUNNEL at the TTDI-Bandar Utama Interchange (below the newly opened ramp). Anyone can confirm this??

Later I was told another Highway - the Guthrie-Damansara Expressway may also connect to this Damansara-PJ Highway.

LDP itself is planning to see several more ramps here n there. Actually I was thinking of the Jalan Damansara road from Glomac Damansara bypassing Tropicana City straight on to Five Stones SS2 and an overhead bridge over Rothmans (BAT/Sin Chew).

Gonna be super jammmmmmmmmm when construction starts.
