IMHO, the project can't sell too expensive because:
1. average built-up is big meaning affordability is an issue 2. too high density. if u can afford rm1mil price tag, do you want to cramp with another 910 other fellas? even if starting at rm400psf would be hovering at rm880k for cheapest unit. at rm880k, you have many choices for landed homes within BU itself. just check iproperty yourself. and from what i'd heard, their facilities is co-joining with the club (meaning public can access the facilities vide the club membership). sigh! seehoy should have divied the lot and plan out 2 or even 3 developments there resulting in lower density and also staggered launching to escalate the prices phase by phase. anyway, that's just my 0.0000002 cents worth! |

..plus it is not ideal for investment since it is built-n-sell...those who wanted to stay would have already gotten a unit for their own (900+ units! gosh) so secondary market push won't happen that soon.
location is excellent, but looking at that density i would agree i wud rather spend a Mil looking elsewhere.. |
