 9 Bukit Utama Condominium, any interests?

Facing west is definitely a big no. Avoid units with any direction facing west, it is too hot, you will need heavy tint and the aircon will need to work double effort to cool down the place.

I know 5 buyers of 9 BU Condo thru my friends and investors. None of them are own stay.

3 out of 5 were big companies salaried worker in overseas ( UK, France and USA ) , 1 is Malaysian woman migrate to Bordeaux and bought with his French husband and another 1 is local rich director, bought under his son name, who is studying in Australia and dunno when he come back.

Things you should know before buying Block B.

1. The plot next to Block B will be another Condo ie 8 Bukit Utama. It will be dusty and noisy when they start the construction. Unit affected will be Unit, 1,2,8 & 9.

2. The unit 6 and 9 which face west will be hot in the evening but one can enjoy the unblock view and the beautiful evening sun set.

3. The kitchen of Unit 1 & 9 are just near the stairs case. The cooking smell will not be easily blown away as it it blocked by the stairs. It is the same for unit 5 & 6.
The kitchen of unit 2, 3, 7 & 8 are just behind the lift lobby. Ventulation is better as it is not blocked.

4. The balcony of Block A is overlooking the master bedroom toilet of unit 2 & 3. If no careful there might be a free show.

5. The main doors of unit 1, 5, 6 & 9 face the fire escape doors and behind the doors are the rubbish compartments and the stairs.

6. There is one unit where the main door faces the Lift no. 4.

Looks like the developer is going to 5 blocks of 53 storey buildings next to 9 Bukit Utama consisting of 1752 units.

The units in 9 Bukit Utama that are likely to be affected by the tallest and most densely populated condos (ie 8 Bukit Utama) in Selangor are Unit 9 & 8 in Black A and Unit 1, 2, 8 & 9 in Block B.

There should be many units left.. Every nite pass by the condos only few lights saw, seem like very very few units occupied. What a waste...they should be doing much better with smaller layout! Failure!

The buildings to be built beside 9 Bukit utama have a ten storey car park.

Looks like some units especially those 10 floors and below at Block A & B at 9 Bukit Utama will have a car park view.

Went to showroom. Must say I like its design...simple and sweet with attractive pricing psf of only RM525. If for own stay, is it good? I am very incline to purchasing. 2 options 2522 and 2688 sf. Higher units are sold. Block C is approx 70% sold and Block B (New block) is around 50%.

It is still new but price still cannot go up bcoz developer still has many units. hold longer term but when it pass certain yrs the unit cannot go up much bcoz it looks old n big size then it stucks again. Dunno how to play this.

The development is too near to powerstation on the Kota Damansara side. Eye sore and probably health hazard?

I see, for cases where it was not bricks, what was used?

I understand bricks got many types, some are very lightweight..

yup this is called 8 bukit utama isn't it.

apparently this one will have undisrupted views to the south because of the golf course.

but 1752 units??
