when i went, mesra terrace and villa makmur were on my right, and i reached mesra terrace before reaching villa makmur..

means i was coming from another way??

nope, u will see villa makmur first then follow by mesra terrece, why u wan make it so confuse? there is big word 'villa makmur' state at the entrace there...

If you look for new property, you can wait for the expected new launch at site opposite french international school. I think will be in couple of months.

1280 sqf unit for 15 floor oledy 503k, i think i will chose casa kiara 1 condo at mont kiara, size 1268 sqf, 2 cover carpark, and with mont kiara adress........this villa makmur quite overvalue themself...maybe for another 5 years, the price is make sense, but nt for now....

ya, a little higher than I thought.
the thing is people want new, bbb euphoria, developers become bold,
for own stay, i will also go for for older units in mk at about 400-450psf or <300psf in dutamasraya.
the thing about condo is once they are >5yrs old, they all start to look the same!! biggrin.gif

dun think villa makmur looks new, is only around 15 or 16 floor, looks like medium height apartment only....compare to other 10 years old condo such as duta ria, prima duta along jalan dumatas raya, villa makmur not looks like new at all...i will rather chose prima duta which i think is very well maintain and gt some water feature make it looks more grand...400k can get 1300++ unit at prima duta oledy

U guys mean villa makmur still got unsold unit? and the price selling is from developer?

Yesterday went to check dutamas area, along the road gt alot of condo..

Personally felt menara duta not bad from exterior...

I checked propwall describe about menara duta and seem like lot of issues.... and ....developer for menara duta ady bankrupt (based from propwall)

But 350k++ can get 1500sqf at Menara Duta...

However, passby villa makmur, i personally felt not bad based on exterior...But 450K+ seem lil bit exp than others condo at same road..

sorry if i confused you but i went there and i DID see mesra terrace then only saw villa makmur!
and most of the posts here said villa makmur first then mesra terrace.
thats why i said im confused too! >.<
so means there ARE two ways of getting there lah?

prima duta high density with 4 blocks. btw, dun think prima duta can get bank loan 90% for RM400k... valuation only RM360K for 1500sq.ft.

in term ease of exiting from condo to jalan dutamas raya during morning rush hour, those exiting from villa makmur would be easier as residents only need turn left to get into the road while changkat view, prima duta and duta ria, residents have to turn right while exiting their residence. blush.gif

I'm now staying at Villa Makmur. Let me share with you all why I bought this condo instead of Prima Duta / Menara Duta or other condo alongside of Jalan Dutamas Raya.

a) I prefer low density condo, Changkat view is good but very noisy & high density... it is located just beside the highway.

b) management is not bad.. no doubt the car park a bit cacat (water leaking), but overall other facilities are maintaining well.

c) Ya, the road in front of Villa Makmur is the widest road along Dutamas Raya, and I manage to exit my condo easily... cox it's not the end like anggun puri, have to stuck in traffic; neither on the opposite side where i need to make right turn...

d) location is strategic.. it can easily access to jln kuching, jln duta... i manage to reach office in KL within 20~30 minutes in the morning...

e) This condo is surrounding by a school, landed semi-D (mesra terrace), and in front of this condo is still empty - not sure what will it be, hope it's not another condo tongue.gif )... hence, i don't have anything to block my balcony view... my balcony is very windy...

f) as compared to Segambut Dalam, Jalan Dutamas Raya has plenty of roads to exit... that's why i chose Villa Makmur instead of Casa Kiara / Rosvilla

negative views:
a) management fees is a bit expensive compare to other condos nearby.... (but again it's due to low density,  no choice sad.gif )

b) car park a bit cacat, water leakage problem... (until now also haven't resolved)

c) I agree that the condo has insufficient lights.... it looks a bit dark sometimes... >> i wonder why mgmt office is so kedekut..

d) lift design is lousy, no access control to the lift (access card or etc)... unlike Menjalara 18 (the lift is superb nice) / rosvilla (biometric devices - finger print access biggrin.gif )

e) In the morning, i can hear the students singing negaraku... but not a big deal to me, the voice is soft and only appears once per day (weekdays only).. >>> i always use this as my natural alarm clock

f) It is still under master title.... not strata title...
Again, this condo is located at Segambut, not Mont Kiara / Solaris / Dutamas  ---> cox in fact, the condo's master title address is indeed Segambut address.... even though the ppl likes to use: Jalan Dutamas Raya, KL. (hide the word Segambut)

nice to hear u live well in villa makmur......no doubt this is very nice living environment and convenient access to kl, damansara place...last time i heard from villa makmur management ppl, the land in front of it belong to IJM and is going to develop high rise condo, so ur unit if facing mont kiara view soon will be gone...

i also wish IJM will built landed property as there are too many highrises along this road oledy.....anyway, during night by look at the light turn on, seems like occupancy rate for villa makmur is increasing...let's hope this area getting better in terms of value...

swimming pool not maintained properly---> saw cigaratte butt in the pool+lights not on even before 10pm.
security not tight enough---> lift, swimming pool,gym no access control.
visitor parking-----> park by same car everynight but the mgmt still allow, daytime park by staff so visitor have to park outside

HI fellow villa makmur residents,
I am one of the residents here as well and seriously think there should be AGM highlighting our issue in Villa Makmur.
Each time I ask about this management always told me coming soon and the only thing I can do is filling up complain form highlighting the issue and wait for the resolution.

There is way too much to improve Villa Makmur.

We need to UNITE!

Hi Guys,

I have a quick question. My sister just bought a unit there and we just found out that there is no CF for this Condo. Is anyone aware of this?

Pls beware of this if your planing to purchase a unit here. No one mentioned this to my sister when she bought this place. We learnt it the hard way. We were told initially when we made the purchase that there was CF for this property. Totally mislead.

Anyone going thru the same problems. Let me know.
