HI fellow villa makmur residents,
I am one of the residents here as well and seriously think there should be AGM highlighting our issue in Villa Makmur.
Each time I ask about this management always told me coming soon and the only thing I can do is filling up complain form highlighting the issue and wait for the resolution.

There is way too much to improve Villa Makmur.

We need to UNITE!

Hi all,

Here are the pro and cons of Villa Makmur Condominium IMHO.

PROS:
1) Low density condo
2) Good location for accessibility


CONS:
1) Poor management. Management take very long time to resolve issue even thought complaint form and follow ups have been done accordingly.
2) Facilities not properly maintained. Tennis courts have cracks and require resurfacing as well as change of netting. Swimming pools lights not properly lit up and not conveniently to swim at night. Tiles is popping out as well and not being re-tiled and this might cause injury. Gym equipment required to be replaced by new ones. Most are not in proper working condition.
3) High maintenance fees as compared to surrounding condos. This is not an issue if management maintained the condo in proper manner.
4) No access control in lift. Lift interior required refurbishment.
5) There is no CCTV for security guard to monitor 24 X 7. CCTV is available but stored in CCTV room for unknown reason. Most likely it is for viewing when incident happened.
6) There is no visitor gate for residents who park their vehicles outside out the condo. Residents should be provided resident card for security checking when exiting and entering the condo. At the moment, residents just enter and there is no checking from the security guard.
7) No shelter installed at the card detection sensor when entering main entrance. During rainy days, it is inconvenient for resident to access using the card.
8) Car park area for residents require repaint which display their car park unit number. Insufficient lighting at car park area as well.
9) Whenever there is rain, water will splash inside the corridor and walkway in each floor as window panel was not installed.
10) No strata title issued yet and under master title. There is no AGM for owner to voice their issues. Everything still managed by developer. No transparency of actions being carried out and status of account.

haha....i guess u been staying inside ur unit all this while......

there are middle east tenant staying here as well and most tenant here don't really care to take care in maintaining the condo.....

the facilities and management style of this condo is very obvious..u can see the difference in menara duta management...much more efficient....and i dunno when the developer going to finalize our strata title......developer seems like taking ages and keeping the master title for their own good.....can rake in more maintenance fees as long as possible .......

and continue giving free maintenance fees to units they slowly holding and sell

Not a miracle......the developer have lots of $$$$ ....they can keep and sell the unit slowly. wait for the property here to further appreciate.....there are still many unsold units accumulating dust daily

wait for boss to manage.....boss here oni care to prioritise things that boss right to do.....
everything must be approved by boss before things can be do....

which is why boss want to keep the master title as long as possible and not transfer the strata tile for new AGM to be setup and residents can voice their concern......

This condo need urgent attention if not it will the value here will depreciate instead of appreciating.
And for a low density condo like this, management should be easier and much more better.....

I been to most of the condo's surrounding and other condo....and I would have to say this is really not up to par.....

yeah....and hoping mr projectowlchemy can voice the issues in Villa Makmur to the management (fill in the complaint form and attached with a formal letter of complaint) and hopefully they will address and resolve the issue ASAP as what they helped out with his unit and those touch up as mentioned.

it take ages for the management to resolve a issue with no resolution timeline....whenever they feel like doing they will do.....one complaints of mine take comes to a year to resolve and another complaints close to half a year......so I don't what is priority to them.....

but the efficient part of the management that I can see is dropping the notice for maintenance fees payment promptly at the beginning of each month and with a dateline for payment... smile.gif

yes, this place is a nice place to stay but there are so many action to be taken in making this place an even better living environment.

Hence, hoping and calling all residents of Villa Makmur to voice their concern together and make this place a true home.

apparently according to management, it is because the developer is unwilling to pay the money to contribute to the road maintenance at jalan dutamas raya..........and oso the road behind the school.....

perhaps some banks approve loan without needing the CF in doing so.

agents will be always be agents.....it is hard to find one that is selling one based on the truth......
one of the so called appointed agents is in this thread as well......i wonder what he can clarify on all this issues

yeah.....the repainting of the parking lot is overdue.....this should have been done by the developer last time. the car park lot is look so dark previously.....most parts of the ceiling s were not painted and the car park lot display can't be seen. instead of being done by developer last time, the management are using the maintenance fees and sinking fund for this work.

anyhow, the repainting wont last long since they use cheap quality water based paint.

yes, no doubt the management which basically consist of the clerk and the manager is friendly but a lot of the issue take ages to resolve.

hope they will be more proactive.

what is more important in villa makmur is the issuance of strata tile and for resident to form its own MC to improve this place.
