Hi guys,

I finally got the real reason why this property does not have a CF. I got sick of waiting for the management and they kept giving me excuses that DBKL was delaying the CF and there was nothing they could do. NOT TRUE...

I went to the DBKL office and met with the Pegawai in charge of that area and I was to told that the developer owes DBKL a large sum of money(more than RM1 million). They haven't paid it in more than a year and they are still incurring penalty charges and the sum is getting bigger.

DBKL has advised me not to buy this property as they do not have a valid CF at the moment and will not obtain one in the near future. This case may drag on for more than a year.

As a result of this I have cancelled my purchase and moved on to another property around that area.

Please be aware of the property agents for this place as they lie to you that there is a CF when they clearly don't. I called one agent yesterday and he lied saying they have a valid CF.

The temporary CF ended October last year.

wow...dangerous...wht will happen to those oledy stay there?...no CF...still can stay ya...but impossible to sell in the future i think..

Why are they owing DBKL money? And you waited for 5 months? projectowlchemy managed to buy earlier this year but you cant? hmm.gif

apparently according to management, it is because the developer is unwilling to pay the money to contribute to the road maintenance at jalan dutamas raya..........and oso the road behind the school.....

perhaps some banks approve loan without needing the CF in doing so.

agents will be always be agents.....it is hard to find one that is selling one based on the truth......
one of the so called appointed agents is in this thread as well......i wonder what he can clarify on all this issues

hi i'm a newbie here but i have been following this thread for quite some time. i just got my keys to villa makmur 2 days ago. so this is my 2 cents :

1) CF = a lot of ppl has been saying theres no cf n all, based on my understanding if no cf then loan won't get approved( correct me if i'm wrong). i managed to get my loan approved and i even asked my lawyer to check about it since i read in the thread that their temp CF expired. n my lawyer said no la everything is ok. they have a cf n he said if the cf expired then my loan won't get approved. plus they won't let people stay there if there is no cf.(again correct me if i'm wrong)

2) found out that the owner of the building is staying there as well,he and his mother based of news from one of the tenant and the guard. so ok la

3) the management is quite helpful to be honest. the person in charge is very friendly.

4) so far haven't seen any foreigners yet except for the guards.

5) seems like the developer is keeping their units n selling it bit by bit to make more money.

will update more from time to time.

oh yeah they just repainted the parking box.my car tires have yellow marks on them sad.gif

I suggest instead of listening to what ppl have to say, I suggest you speak to DBKL directly and you shall find out whether they have the CF or not. The agents for this apartment are scums and they never speak the truth. Check your sources.

btw mine is 1124sf fully furnish i got it for 400k

yeah.....the repainting of the parking lot is overdue.....this should have been done by the developer last time. the car park lot is look so dark previously.....most parts of the ceiling s were not painted and the car park lot display can't be seen. instead of being done by developer last time, the management are using the maintenance fees and sinking fund for this work.

anyhow, the repainting wont last long since they use cheap quality water based paint.

yes, no doubt the management which basically consist of the clerk and the manager is friendly but a lot of the issue take ages to resolve.

hope they will be more proactive.

what is more important in villa makmur is the issuance of strata tile and for resident to form its own MC to improve this place.

Developer already resolved the CF issue with DBKL....! rclxms.gif

Yes you are right... the unit which is 503k earlier is now 583k...
went to view yesterday.

just checked, unfurnished units rent less than 1.5K. Why this part the rental so low?
