Wonder why the Villa Makmur occupancy rate is very low and till now alot of unsold unit. Does anyone knows why here?

was thinking the same..and the price is still damn high..even higher than changkat view...gila..

I dun think the price is higher than Changkat View. Have u check the price of Changkat View before?

i am looking at both actually..even went to see the apt from outside..changkat view seems livelier than villa makmur..and villa makmur price seems higher if not same when looked from the internet..for a dead kinda apt i dun think the value reflects actual condition..

any further idea?

If still got developer units for non luxury condo...need to think twice before purchase

ya..but nt really it's becoz there is something wrong on this property...i been there before...personally think that villa makmur in term of quality and design, is way better than some famous condo...i think this property have been overlook by ppl due to location...but now this dutamas area is started to get rid of segambut name and become part of dutamas which potentially becoz another highclass residential area such as mont kiara and hartamas..

This was what told by the agents claimed to represent the developer. I assume still unsold units cos all the agents advertising the same price. But can't confirm, that's why would like to check with developer but couldn't get their number.

read thru the thread, somebody mentioned about maintenance issue, maybe issue resolved thats why price so high..

the last i checked in june'10 the price was rm230k for 1000sqf, now price hike so high...

My friend went to see some of the units with the agent (marketing for the developer) . Prices now very high, quite risky coz others would hv bought at very very cheap price (heard RM180K for the smallest units @ 1100++ sq ft). the lowest floor (2nd floor) asking for RM350K (smallest units), every one floor higher add another RM5K. The developer has many many units left which some (with better views) they rented out, some are being marketed by appointed agents. One potential risk is, if the developer later on decides to sell cheap (touch wood, need cash) they can do that coz they own so many units there (selling at RM180K , developer still make profit).

the developer gt any discout or not?...free spa legal fee??

didnt even know villa makmur launch until read got completed units for sale.

changkat view nice? very densed right

i prefer villa makmur, low density, and no near to highway...changkat view too high dense and too near to highway..suffer..
