ya..but nt really it's becoz there is something wrong on this property...i been there before...personally think that villa makmur in term of quality and design, is way better than some famous condo...i think this property have been overlook by ppl due to location...but now this dutamas area is started to get rid of segambut name and become part of dutamas which potentially becoz another highclass residential area such as mont kiara and hartamas..

i prefer villa makmur, low density, and no near to highway...changkat view too high dense and too near to highway..suffer..

visited the vila makmur last week, more than 50 units stil unsold, price frm 390 sqf for 1100++sqf unit, the unit design is not bad, 10 ft ceiling height, huge yard and balcony...

the only bad side is the common area is too dark, not enough light point, and the car park area not really maintain in good shape, so when walk around carpark area feel like low cost flat feel...

feel regret din buy it last years, price should be below 300k, now BRDB and IJM are going to launch the high end property at that area........

I think none of the condo in malaysia have enuf sufficient carpark....normally one unit come with 2 carparks, but if the unit have 3 bedroms and rent to 3 to 4 ppl, everyone has own car, definetely not enuf carpark...

ya, in fact, the road in front of entrance of villa makmur, is the widest part for jln dutamas raya along that area........

dun think they will lower down the price...need take some time for this area become more mature...after that ppl will think 400k+ to get 1200++ unit is condier cheap...

u r on the correct way, but afterpassby changkat kiara, u will see prima duta on ur left, then follow by prima ria, and changkat view, then menara duta on ur right, and menara duta 2 on ur left...then u can see villa makmur on ur left, then go further u will see mersa terrece on ur left, follw by duta ria on ur right and finally is anggun puri on ur right...

nope, u will see villa makmur first then follow by mesra terrece, why u wan make it so confuse? there is big word 'villa makmur' state at the entrace there...

dun think villa makmur looks new, is only around 15 or 16 floor, looks like medium height apartment only....compare to other 10 years old condo such as duta ria, prima duta along jalan dumatas raya, villa makmur not looks like new at all...i will rather chose prima duta which i think is very well maintain and gt some water feature make it looks more grand...400k can get 1300++ unit at prima duta oledy

c) Ya, the road in front of Villa Makmur is the widest road along Dutamas Raya, and I manage to exit my condo easily... cox it's not the end like anggun puri, have to stuck in traffic; neither on the opposite side where i need to make right turn...

d) location is strategic.. it can easily access to jln kuching, jln duta... i manage to reach office in KL within 20~30 minutes in the morning...

e) This condo is surrounding by a school, landed semi-D (mesra terrace), and in front of this condo is still empty - not sure what will it be, hope it's not another condo tongue.gif )... hence, i don't have anything to block my balcony view... my balcony is very windy...

f) as compared to Segambut Dalam, Jalan Dutamas Raya has plenty of roads to exit... that's why i chose Villa Makmur instead of Casa Kiara / Rosvilla

negative views:
a) management fees is a bit expensive compare to other condos nearby.... (but again it's due to low density,  no choice sad.gif )

b) car park a bit cacat, water leakage problem... (until now also haven't resolved)

c) I agree that the condo has insufficient lights.... it looks a bit dark sometimes... >> i wonder why mgmt office is so kedekut..

d) lift design is lousy, no access control to the lift (access card or etc)... unlike Menjalara 18 (the lift is superb nice) / rosvilla (biometric devices - finger print access biggrin.gif )

e) In the morning, i can hear the students singing negaraku... but not a big deal to me, the voice is soft and only appears once per day (weekdays only).. >>> i always use this as my natural alarm clock

f) It is still under master title.... not strata title...
Again, this condo is located at Segambut, not Mont Kiara / Solaris / Dutamas  ---> cox in fact, the condo's master title address is indeed Segambut address.... even though the ppl likes to use: Jalan Dutamas Raya, KL. (hide the word Segambut)

nice to hear u live well in villa makmur......no doubt this is very nice living environment and convenient access to kl, damansara place...last time i heard from villa makmur management ppl, the land in front of it belong to IJM and is going to develop high rise condo, so ur unit if facing mont kiara view soon will be gone...

i also wish IJM will built landed property as there are too many highrises along this road oledy.....anyway, during night by look at the light turn on, seems like occupancy rate for villa makmur is increasing...let's hope this area getting better in terms of value...

wah, no CF for this condo a...luckily din bought it last time...so better invest in anggun puri or changkat view if wan buy the completed property at that area....both already gt CF and now proceed to get strata title..

menara duta condition quite old and not well maintain, chose the newer changkat view or anggun puri, or well maintain prima duta better...
