visited the vila makmur last week, more than 50 units stil unsold, price frm 390 sqf for 1100++sqf unit, the unit design is not bad, 10 ft ceiling height, huge yard and balcony...

the only bad side is the common area is too dark, not enough light point, and the car park area not really maintain in good shape, so when walk around carpark area feel like low cost flat feel...

feel regret din buy it last years, price should be below 300k, now BRDB and IJM are going to launch the high end property at that area........

hey, so you guys think this apartment can still buy kah?

need to find one near the solaris dutamas cos office moving there soon.

or do you guys have any better recommendations? at least this one is still within my budget.. others in dutamas the prices can be so high.

do you guys know now many units are there in villa makmur? cos bf prefers low density.

Is this the prevailing price for it? Or should be lower? should contact the management instead?

changkat view 1100sf can get around 400k. higher density. just for your info.

Thanks guys. Went to check out villa makmur..
Dont really like the fact that it is at the end of the road where the few apartments before it seem to have insufficient parking lots, hence all the cars parked all along the road..

Will need to do more survey now >.<

I think none of the condo in malaysia have enuf sufficient carpark....normally one unit come with 2 carparks, but if the unit have 3 bedroms and rent to 3 to 4 ppl, everyone has own car, definetely not enuf carpark...

end of the road will be anggunpuri. After villa makmur still got duta ria, mesra terrace, the seehoychan project 4got the name french school and anggun puri if i`m not mistaken

ya, in fact, the road in front of entrance of villa makmur, is the widest part for jln dutamas raya along that area........

you must have seen all of them in the area when you went there.
if you dun mind older ones, there are menara duta1&2, prima duta, prima ria, all reasonably maintained, i believe.
price is <300Kpsf, so for 400K, you get a good sized one.

dun think they will lower down the price...need take some time for this area become more mature...after that ppl will think 400k+ to get 1200++ unit is condier cheap...

Yeah, I saw the others but i think i went from the other direction?
Cos i was on the road where solaris dutamas was on my right and kensington homes on my left and then we took a left turn after hartamas regency and another left where we passed changkat kiara, the angguns then only reached mesra terrace and villa makmur. So i was coming from the other direction right?

That means there's actually another way to villa makmur? Is that actually closer to the main road then? Sorry ya, really not famiiliar with the area at all tongue.gif

u r on the correct way, but afterpassby changkat kiara, u will see prima duta on ur left, then follow by prima ria, and changkat view, then menara duta on ur right, and menara duta 2 on ur left...then u can see villa makmur on ur left, then go further u will see mersa terrece on ur left, follw by duta ria on ur right and finally is anggun puri on ur right...

I thought there is only one way in and one way out? Are we referring to the same road? As I know villa makmur and mesra should be on your right, follow by duta ria and anggun puri on your left? rclxub.gif
