Malton lost in the trial, appeal win
HH is in the driving seat now, Malton is trying to regain back her position in this mega project hoping to reclaim as much benefits as she can. Malton is a good developer, both shd work together to make this project a great success (talk easy but not easy to compromise).
If M insist to drag the lawsuit, it will surely jeopardize the interest of H, those parties who hv vested theirs' interest via acquiring HH shareholdings will not let their fund unproductive...
IMO, It is a mature time to launch Jalil City  smile.gif
*
If HH wins in the federal court then it is clear cut HH will dev and M got no claim at all. If M wins, HH will try to use "other ways" to avoid it, this might create more legal lawsuits among them...

The point is, M can wait but HH cannot wait too long till its angels get upset ....

Timing of Jalil City - oh it is long overdue.. but the timing couldn't be right more. With all the new condos being completed in 3 years time, the population will grow rapidly. I predict that this jalil city shopping mall will have close to 100% occupancy rate without much effort.

Any idea wats the total floor area...
Someone told me the mall occupies >10 acres of land, if it is true then easily more than 2 mil sq ft (6 storey)

They r quite secretive about the mall but should be 5 storey include a lower ground.
The original one jalil shops will be the mall, shops r only the aurora place previously JJ mall. So the mall is huge .

After shop is soho n condo but it won't be cheap

Ho hup always have problems completing their projects. I will be surprised if they can build the mall in 10 years time.

Earlier I got two feedback which based on my understanding, they are not so worried about HH or other partners working with HH to pull through jalil city as a mega project.

The above will be a feedback coming from a different angle. If HH can't complete the mega project in 5-10 years, then it will not bring enough commercial/business prosperity to this area. Then the luxury condos in this area will be in great danger.

I believe majority of those purchasers who bought the recent new projects in Bkt Jalil are unaware of this mega project, some are buying for own stay, I believe many are investors who are looking for short term gain or rental play. Existing condos in BJ is bout 4500 units, new supply (including Parklane) in coming 4 yrs will hv 8000 units pouring into the mkt, the sign of over supply has emerged as I dun see there are increase of quality tenants in BJ.
if Jalil City never built, then around 12K units of condos in BJ vicinity, it is already a "great danger".
If Jalil City successfully runs, then another estimated 1500 - 2500 service apts wil be supplying to the mkt, it is not a good sign either.
Nevertheless, I foresee a huge jump of population in BJ by 2015, shop play is definitely a safer bet smile.gif

Everyone in this area needs Jalil City to be a huge success;
1) Investors hoping to flip new launch condos such as ZR, KR1, KR2, Rainz, Treez, KM1, and others withing 2-3km radius will be much happier if Jalil City succeeds
2) Malton needs this piece of project to stay on top of their game
3) Ho Hup needs this project to survive and revive
4) Those vested in existing props or existing residence around this area also will want this project to succeed for their valuation to increase faster.
5) and any other reasons

With so many hearts aiming for the same objective....i believe chances are high that Jalil City will become a reality in a matter of time.

kind of agree with you....but i guess the time and duration would be critical. It will be good to see more commercial/office at that area.....currently, the more notable is the TPM, Astro, some retails, very minimal factory or other industry or offices . It will be good to see more integrated development with focus market..

Personally I think the chances might be 50-50 as I am not entirely optimistic. Also timing is critical. If it drags too long, it's as good as gone.

In order for a commercial centre to be successful, there are certain critical success factors. Firstly, the road access design, the flow of traffic into the area is important. Next ability to secure reputable anchor tenants is important. Both of these see them missing in some of the failed shopping malls/commercial centre.

And finally, the current HH sales office in a 2 storey shop lot surrounded by mostly empty shop units is not helping. It just does not give me the impression of a mega project.
