BSC Bangsar - why ask a totally irrelevent question in BJ Aurora Sovo thread?

Why not consider Kl Sentral since most lines also passing through there?

but one taiko told me is only 2.3m nia compare to phase 1 3 storey 4.2m

2.3m really a damn 9 good price to jump...

got plan ah? can share?

150k to 300k UT? they still think Malai is in good shape? Next year all pok kai hkc oredi lo. Retail will suffer the most. Those shops complete and open next year will face the music. Need at least 2 years to recover....

Will BJC project be affected by the Economy? Or will Malton and Ho Hup die die launch and stick to their deadline? I think Ho Hup safe d since already cleared off their shops and Sovos but Malton still got Service Apartments to go. Can completed by 2018 as promised?

doubt is 2.3m, i heard 2 stories without lift is already going more then 3m.

Its 2.3xm with 300k undertable for 2s. Facing inner road, below soon to be launched SA. 27 x 55.
For 3s, 3.xm with 150k undertable. Facing outer road. 27 x 60 and 65.

Commercial like dis pipu who taruk are not too concerned about short term economy outlook leh.

To me, Phase 1 at 4m is still better den this 2s at 2.xm.

yeah this review fresh from the oven.. buyers should add around 5-6% for GST post 1 april 2015 la.. so after discount if ur high floor unit is 850psf, then it will be 900 psf.

Whole BJ City is very impressive indeed but high supply might take a few yrs to digest.

High supply meh? From the review small units are limited wor.. Mind to tell high supply means?
If looking at absolute entry seems like the lowest and nearest to the bjc no?

soli i mean total number of units for resi will be high.. with all the apartments etc... sovo in BJ is untested but i think some will be resi, some office etc.. so far office or small units in bj is limited..

Revo only comes with 4 walls. It will be a competition of Interior Design to attract tenants. I think tenants will have a good time viewing all different units with different designs, many to choose from!

How high is the ceiling?
Toying with the idea of loft bed. Youngsters like.

main reason i don't play sovo/sofo etc is cos ceiling height n other details are not fixed by the HDA etc.. 4 walls is standard for sovo la.. i think if can attract small companies then no need to convert to resi like building biggrin.gif

In my opinion, REV.O has flexibility of renting to "accommodation" for Retail Staffs (1) or "entrepreneurs" of tomorrow who wish to be close to a glamour address in this part of town (2) or the price puller factor (3).

(1) Big malls without a single customer would already have at least 2,000 workforce.

(2) For entrepreneur startups and lifestyle, we shall study the similarity factors of Solaris Dutamas and even Empire Damansara. Bear in mind these locations are considered more affluent than BJ today, on average basis.

(3) Studying the potential condos and other sovos who can afford to rent out at RM1,500/month. Competitive analysis.

The entry and exit strategy for investors must be made clear. This is where the confidence level builds up.
