The SPAs are being done by their lawyer, I'm pretty sure its standard for everyone...as such the director shouldn't have to go through line by line ...it is not like customers can modify the SPA ...

Actually buyers opting for developer lawyers are not being represented .. its like the lawyers just do some extra work for us..look at our SPa..it is stated that we are not being represented tongue.gif

Ok now Im concerned. Pls do correct me if wrong. We need the SPA done before can complete Loan Agreement (LA) right? Without LA, bank will not disburse payment correct? I dont know if same but for Viola there is schedule of payment bank need to pay once certain stage of the house is completed. If lets say reach 20% and need to pay 50k in the SPA (if Im not wrong), the payment must get before 21 days, if not there is penalty. Then if SPA not yet done and payment need to do already, we need to pay penalty? What's the risk here?

As far as I know, they counted the days after the SPAs are stamped, so they (the deveoper) delaying signing the SPA signing/stamping shouldn't caused you to bear the penalty (unless the delay in the bank disbursement is longer than the agreed days from the stamping date). So that is not a problem.

But you should know that Malaysian consumers are basically not protected at all. In most big agreements, it is customer at the disadvantage.

For Spira, its completed so their will only be 1 time disbursement.

Under cons like Viola, the payments are disbursed in phases; that you must always monitor. Any delay from bank to developer, they will ask you to bear the interest/cost. Even you are not at fault. Of course you must fight back. Some banks/developers wil bear the cost if you can prove to them you are not at fault. However, most of the time, you will be asked to pay first and claim back later.

This is VERY NORMAL IN MALAYSIA. How I hope one day, Malaysia will be modern enough that consumer protections will be on par with other developed countries.

For Spira is is built and sell and you are right. we need the Stamped SPA b4 can proceed to process LA. then bank normally need 3 weeks to done the LA and dirsburse the money. I am not sure for Viola. so u got 1 for Viola?

no worry, water wont splashing out, the car porch slab's edge is higher a bit and there is 1 or 2 holes and water down pipe there.

Yeah realized Spira should be more straightforward as you guys wont have staggered schedule of payment based on construction completion. I hope I wont have to fork out more money for some other people's mistakes. Will need to keep on my toes with the bank then to ensure they do what they're supposed to do, but first need to get the lawyers to complete the SPA fast.... sweat.gif

Developer's lawyer got very little from handling our SPA. That's what my bank lawyer told me. That's why we become her last priority....

i found out only when i tried to close it....

I also cannot explain the evil desire that seduced me into the house... unsure.gif

The spacious and nice white paint interior suddenly became a big black hole... sucking me into the fantasy land ... a fantasy house I would like to call my own...

I was too mesmerized by the beauty... I ventured deeper & deeper... into a labyrinth of pure ecstasy...

Luckily, it's not my house.smile.gif sliding doors are fine in my house. Only concern with laminated floor. Made noises like walking on actual timber floor while I was walking on them.

Well, in court of law, ttdi own it 90% and the buyer own it 10%. No specific owner when u broke in. You are off the hook:)

I was walking on them with walkin shoes:) anyway, the squeaky sounds come out. And looks fragile too.

1) the water feature at the car porch is taking up space... i dun c this as a value-added thing... hard to maintain, need washing etc. prefer to have a longer car porch.

2) dun understand y there is a open air gap near the water feature instead of a full flat slab... rain water splash might be an issue i think...

It's planter box for planting plants & flowers. I thought like you till I found a water drainage inside it. Then open air gap make sense as to let rain fall directly on plants.

Ok then... my bad...

I went to I&P... the car porch is pebblewash and has a thicker slab & column. Saw ppl using it as an extension for the master bedroom balcony.

I&P has not much design internally... no internal garden but the 2nd floor is very very high.... can make another attics. The family area in I&P is larger but bedroom smaller.

right? unsure.gif
