If u r referring to I&P AI, ur comment could be quite subjective. Without pic it's hard to determine the actual defects you mentioned. I have seen I&P AI, it is quite impressive and workmanship is not bad.

BTW i am in the construction industry.

But in general, Kota Kemuning houses are much more expensive than Bukit Rimau houses right? Same like Putra Height, lacking a lot in commercial activities but prices are shooting up. Their latest semi-d (the glades) i think more than RM2,000,000 (hehe I just like to see a lot of zeros after a non-zero digit). Maybe location is much more important than amenities? Hmmmm

I have not been into the showhouse or an actual unit because I was driving into the housing area around 5pm. I did not inspect in detail so my opinion might not be accurate. Maybe we can meet up next time you are there when you have your key. I can visit ur unit and check defects as a friend laugh.gif

Just for info sharing on the sales advert that I bumped onto for the TTDI AI Project:

22 x 70 Unit RM580K

22 x 70 Unit RM580K

22 x75 Unit RM590K

24 x 70 Unit RM600K

Does this price justifies itself? Also saw a few corner units going RM900k onwards.... hmm.gif

No... I&P AI is a two and half story. TTDI AI is just two story...

For a 22X80 two story with build up area of 2400 sq-ft in I&P AI, the last deal price was about 510000 for a completed house. Just for comparing with the prices of TTDI AI houses.

Regarding workmanship, I prefer I&P AI since their finishing is better, in my opinion; however, I like the design of TTDI AI. That's why I choose to buy from TTDI.

It stated perimeter fencing and guard house, but i don't see anything like that at this moment. Unless they build proper 5-6 ft tall perimeter fencing(it is just 2 ft high steel railing outside of our compound walls) and a guard house, i would not call it G&G:)

Warranty is a big plus.

Design is also a big plus for those who like it. I am one of them. Otherwise, it's useless as I&P AI design is also very good.

But TTDI AI is too deep inside.

So you decide whether you want to pay more for the house with lesser build-up area and land area.smile.gif

The most of the houses for sale in I&P AI have never been occupied even if it's completed 2 years ago.
From what I saw in TTDI facebook, the houses in TTDI AI completed at least 1 year ago.
So new house don't count for comparing I&P and TTDI.

I was informed by both the sale and the actual contrctor of TTDI Alam Impian (chit chat with them when visiting my house), that the construction of the anti-climb fencing will commence after receiving CF. It'll be 6ft tall, using some kind of iron, not brick....you can google anti-climb fencing to have an idea...

Same for guard house...will commence soon.....

So if executed as promised...should be quite a proper G&G biggrin.gif

What you said is true, then there are more reasons to be happy with our purchase:) Just looking at what we currently have for perimeter fencing, i am quite unhappy as anyone can come and knock my house glass windows at the back anytime they want:) And worst, the back of my house is facing the plantations! Now I am feeling much better:)

According to comments from TTDI facebook, TTDI AI phase 1C was supposed to launch March 2010 but delayed till August 2010 due to land title transfer problem with I&P. Probably, it is 6 months old:) not 1 years as i mentioned earlier...

Anyway, I got the house directly from developer so no complaint:)

i received my letter on last Saturday, to sign the S&P. but wasnt have the chance to go to the office and sign S&P. perhaps will do so next week.

i call the TTDI salesmen yesterday, and request to look inside my house after i sign the S&P, he said that he can try to arrange that with site supervisor. right now, they dont have the key yet, still with contractor. thats what he told me. hopefully can view the unit by next week.

Well, I'm still waiting if there are any last minute cancellations of purchase prior to signing the S&P to jump in the bandwagon. Have spoken to Syed about it and will know in 2-3weeks time if I could be an TTDI AI resident as well. brows.gif

I know nothing about the letter for S&P but I just called the law firm that handling S&P for my house to request the drafted S&P. They said ok and going to send me the soft copy through email. And could sign the S&P in their office during weekday. The weekend signing is only allowed through developer.

Just got the S&P from my lawyer through email!

Will be seeing the lawyer after Haji.

Stuff I am concerned with
- no built up size of house in S&P (should be corrected)
- some dimensions missing in the layouts (clerical)
- a very weird clause in regards to refinancing of the land by the developer (lawyer says that clause is standard sweat.gif )
- a weird clause in regards to right of way (more for strata developments, waiting for lawyer to feedback)

last day to sign is 14 days from the date of the letter from TTDI.
