yea i believe upon signing S&P, 10% downpayment must be made... some developers will give the option of a 12mth installment plan, doubt this has it tho.

As for not being able to see the house before signing... i think its almost the same as those buying houses before construction. WHen i bought my unit in putra heights, there wasnt even a show unit to begin with =.= i signed my S&P when my house was still a pile of dirt and grass hahaha...

One question tho, if we're not allowed to see the houses, how come there are property agents putting up pics of the houses in iproperty? sneak in? lol

2nd question, is this all there is to spira houses? or are there other phases of spira as well? cos i saw the website, theres suppose to be alot more units, but so far only couple hundred built.

According to small-scale model of TTDI alam impian in TTDI office, there will be six phases for SPIRA, 1A-1F. Ours are 1C. Currently, the building is going on for 1B, next to ours. I heard that TTDI is going to launch them in Dec or Jan. Land sizes are 20X80, 22X80 and 24X80. The price will be higher too. for 24X80, it will be above 600,000. Probably, the build-up will be bigger too. Anyway, that phase need to wait for another 1 year to get the house so I guess we are lucky to have our houses in this phase. That's what I feel coz i need the house ASAP.

Any idea when can we move in? Will it be the same process with sub-sale? I am new to buying house from developer. For sub-sale, you at least need to wait 3-4 months after signing S&P to move in since the owner will transfer the key to you after he gets money from bank.

Understood. But in those cases (under construction property) we are protected by a mandatory S&P format, which TTDI Land is not doing now.

oh ic... if the price for the new phases are something like you mentioned, then i think its probably worth the wait (for me tongue.gif). since subsale prices now are inflated ever so high... corner lot already 850k above.

not to mention, once phase 1C completes, and you start moving in, others will get to see the end product and finishing of TTDI's houses. No worries for 2nd phase then haha smile.gif

Don't count on the info from me too much. That's what I heard from the sale guy. The price of new phase has not been fixed yet. Regarding sub-sale of TTDI on iproperty, those prices are too inflated and not reasonable. I don't think any serious buyer will show any interests in those houses.

Well...phase 1C is the first phase of TTDI alam impian, I don't think TTDI will do anything stupid to spoil their reputation and drive the potential buyers away. That's what I am counting on it even if i am not that happy with not being able to see the inside of the house.

From the show house, everything look perfect & high quality. hopefully the same quality can be observed in our house (finger crossed) brows.gif

You should press hard on TTDI to look inside the house before you sign S&P. That's what I am going to do. I will go to TTDI office this weekend and i will keep you updated on this matter.

Regarding quality, I just went inside the compound of my house and peeked into the house last week. It's just basic house. Nothing similar to show house so don't raise your hope that high.

saturday or sunday? i'll be going to their office as well to see what they have and dig up some info on future launches wink.gif

any info on TTDI's past projects?...comments or complaints? seems to me most are quite high end and not many projects too.

TTDI only open on Saturday during weekend. Wow.. seems like TTDI office will be crowded with Alam Impian owners:)

All recent TTDI projects are high-end. That's why I am not that worry with not being able to see the house inside.

Probably, they keep it that way so that they don't have to entertain each and every buyers. I am sure they would show us the house once we are signing S&P.

That is not the rumor but confirmed. Balance 10% paid at signing of S&P.

There are some clauses I don't like but still going thru with the lawyer. As I mentioned previously don't expect a standard under construction S&P as this 'completed' property is not protected under the housing act.
