MS double storey fr 698k-728k, 3-storey fr 888K-988K (depends on location)
Let me clarify, I am not Mah Sing staff, I am not Mahajaya buyer, I would like to comment a bit..
before you guys complaint about the extra cost incurred, you must do a survey in the 1st 3 phases buyers fr Mahajaya, I can tell you the quality is just slightly better than Talam - Taman Puncak Jalil houses, they are facing TERRIBLE TERRIBLE leakage problem and many many other problems etc etc......the value are stuck since then

Let's Mah Sing build the house for you, then you compare the house quality with the show houses which were built by Mahajaya (the 1st row, I examine the 3-storey, is worst! because of the quality of the show house, I stop buying) rclxm9.gif

This is not buying share, whether you buy for investment or for own stay, you have gained the extra value with the participation of MS. Not to offend anybody, if I had bought a double storey house fr Mahajaya earlier, I am more more more than happier to pay Mah Sing 100K extra just for the entire makeover + concept.

You guys are probably the luckiest batch of purchasers that I ever seen in buying hse in Malaysia!! rclxms.gif

Let Mah Sing build the Taman, I put my bet on them.

Do check the Perdana Residence in Selayang website, the best ever Taman in Selayang was fr Mah Sing, the house has appreciated from 870K to 1.2 million now!!

This is overprice for Leasehold land in deep puchong...
However, so many people queue up....

Maybe the price is just nice for many

that's a whooping paper gain of 700-530= RM$170k....not so bad lor if you ask me, it can be more if it shoot out to RM800k upon VP...
congrats to all earlier buyers again.......
actually ok mar..pay 30k for RM150k...worth it if you ask me....

Many people dun understand Puchong, pls read the map, Puchong has 51 tamans or Condos/ apartments, and in Kinrara itself, 35% of the land is if fact under KL territory, and Kinrara Residence is just right behind Sirim, latitude is same with Jalil Sutera and Esplanad, the distance fr Bkt Jalil to Kinrara Residence via Sirim is only 4.3 km, while Sirim to Kinrara Giant is about 5 km, Kinrara land is round shape, the deeper you travel inside the taman = is the nearer to Bukit Jalil (check the map), by next year Kinrara will construct the missing link (200 meter only) fr BK8 direct to Sirim, and if Jalil City interchange is successfully built, then BK8, Kinrara Residence and Taman Puncak Jalil shd be the TOP Best Location in Puchong after Bkt Jalil.

Therefore, from next year onwards, BK5, BK6, BK8 and Kin Res residents will most probably use Sirim to enter Kinrara instead via Giant way (fr KL).

I rate best location in Puchong (in terms of accessibility) :-

1. BK8 - the land behind Sirim
2. Kinrara BK6
3. Kinrara Residence
4. Kinrara BK 1, 2, 3, 4, 5, 9
5. Puncak Kinrara
6. Puchong Jaya
7. Aman Sari
8 Pusat Bandar Puchong (Wawasan)

Ok, for existing house owner, I just called Mah Sing on the so called 'upgrade package'. It is OPTIONAL.

Which means:
1. If you are taking it you are getting whatever it was mentioned in the letter.
2. If you are NOT taking it then you'll be getting the old fascade by Mahajaya but you'll get the pergola.

Anyway tomorrow I am meeting up with ppl from Mah Sing for further clarification on this. Also, this upgrade package is not something urgent. The important thing is now to sign the s&p so that they can start work. The upgrade package can comes later...

I'll keep everyone posted.

I would think most of these residents will turn in at Sirim and go through Puncak Jalil rollercoaster road if coming from KL.

@mrkenjiro - Have you ever see a taman come with inconsistent facade within the same row? Say, 3 MS design - 1 MJ design + 4 MS design.

Do you think MS will do that? They will screw their own brand if they do this, perhaps maybe can give them another award - The most daring planning residential project !!

Do they able to provide the spec of the house if you choose to upgrade your unit? Is it all ceiling height tiles for bathroom and kitchen as per MJ spec.

Anyway, thanks for your update and keep us posted on the latest development.

if decided to buy, can proceed to book a unit. price is really climbing now. Kinrara Melody is not bad too. but abit close to the main road. sure be noisy

Yes, I understand what you are saying. But nevertheless I need to get a confirmation from MS on what are the differences between upgrade and non upgrade. I suspect it could be internally different but exterior to remain the same as new fascade. Will keep you guys posted.

28k for 2S and 50k for 21/2S is not worth it. Already ppl are saying 500k for a 2S when mahajaya launch is not worth it especially leasehold and now MS selling 700k.

So what if it goes up to 800k upon completion, I don;t think anyone will easily dispose the prop which has a big negative factor which is a leasehold.

And who the hell these MS think they are ? Mahajaya previous plan is already practical, so yours is much more practical in what sense ? extra sq ft. which does not make the house significantly more spacious. So our exterior looks better ? 28k of renovation can make it look better than yours.

I want to see how they are going to built their units differently in the same row. The contractors will surely make some mistakes here and any discrepancies against the old plan will make them payout high compensations to the buyers.

700k for a double storey house and like atlantic ocean deep... some more so many smart ppl queue to buy... like all their other projects MS is just creating a gimmic to suck those ppl in....

mana tau so many ppl fell for it.... OMG...!

Heard news that their new plan is not approved by MPSJ which can be seen at their construction site, the construction signboard is still the old sign under Mahajaya.

Plan not approved so come out with these gimmicks of upgrade plan but have to pay extra. Just because they feel that they can cheat the new buyers doesn't mean that those existing ones will fall into your trap.

For those new buyers, beware inside might be the same as mahajaya only the outside they might change for you, so your property doesnt worth 700k.

lifestyle or not lifestyle who determine ?? is their clubhouse going to make you feel that your lifestyle has upgrade ? as far as i know there is alot of gated community which is the same as MS. So one clubhouse makes a difference ?? Anytime bukit jalil club has more facilities than only the clubhouse.

this is just their stupid marketing plan. lifesytle developer is self proclaim by MS. Somemore, it is just a 2S or 21/2S we are talkng about. What lifestyle there is ?

Its not that you are staying in a SD or bungalow ...
