Got back from Sales gallery. Still buzzing with activity and interest. Units sold after 2 weeks approx less than 20%. Full of choices.

Yup. Despite 2nd phase is cheaper at rm830psf as compared to rm1000psf, many are still not buying. Those who were confident in last page of this thread, please help Mah Sing la. Give some face to them. smile.gif

As for Mah Sing, I'm not sure whether this is the right strategy for them. They launch soho, sovo, sohai and residences first before they build mall and hotel.
Imagine if they reverse the sequence  meaning they build  hotel and mall first, what do u think is the asking price for residences unit? Sure sky high bro! At least this leaves us some  room for cap appreciation  before the hotel and mall completes.
Not to forget, they will have dedicated ramp, to and from Federal Highway.
Of coz, if the scew up, habis la but as this is their flagship development, I think they die die also must make it successful.

This location has no attraction. Ppl still comparing it with Tropica n Eco City, totally different league, lol. ZzzzzzZzzz... this development has bad feng shui same to the icon @ MK.

For this price I better go buy elements @ ampang. M-city made elements looks cheap. Mah Sing still canot fight SP or Tropicana la...

By the way, I think the embassy area is still undervalued. U Thant will be another hot spot.

Yeah true. Mah sing still got TMS stigma. See this Icon City, early buyers surely *** them.. on elements vs mcity, i still remember mcity early buyer hentam me cukup2 on elements. Now u can see which sales volume is higher. Some people talk like expert but really dunno wtf they r doing.

I think many singaporean bought elements coz developer showcased this project during propertyguru show in Singapore several times. Elements is marketed by ERA in Singapore.

I believe the location is quite good, just the product and pricing a bit quite high side and scary off.

Impressed with the master plan of new accessibility thru LDP and the new ramps from Federal Highway via from Klang and via from KL.

Difference btw tower 1 n 2 is tower 1 is semi furnish n tower 2 is bare .. Still Mah Sing is not able to justify the price difference of 130psf on furnishing alone. Technically they actually reduce the price!

Bro, do you mind to share why you think this location got no attraction and bad fengshui.

I agree that eco city and tropicana garden is different leaugue but does the price difference of 500psf to 600psf justifiable?

Concept is good, price is crazy, I dont like this project bcoz facing to bridge and super crowded highway, not very good for feng shui. And as I know, surrouding of this project is industrial park, not green enviorment as what they draw in picture

Well if in anyway Donald Trumps's crystal ball is accurate and indeed all pigeon hole is the culprit than i reckon other type of similar mixed development will suffer the same fate, not limited to icon only. Mind you have tonnes of them are around. Pigeon hole is anything between 300- 500sf, anything above 700sf i called it small unit, but that's just me.

As for track record, i kinda agree MS does not command similar reputation as their peers, "the likes of SPS and Dijaya" but remember past record doesn't guarantees future success. Not all SPS project are commercially as successful as Setia Mall. Do not want to offend anyone but i feel Setia Walk isn't going that great

Anyway, this is Mah Sing flagship project, die die they got to do it well. After all for the residential tower, density is low. Only 500+ unit. Less competition within the vicinity once completed. Their HQ will be moved here too. Finger crossed hopefully they can deliver as they plan smile.gif
