I reserved 1 unit 675sqf@577K aft 5%. Absolute price is still ok. PSqf is a bit high. Potential of this IMHO is good due to its mixed development with final Masterplan completion due 2019.

So far sales is slow pick up. But tower 1 mostly sold out except larger units. Sovo also mostly only limited units left. If interested in Tower 2, now is the time to select ur choice unit. I picked north facing central park (nice).

Booking 8K, sPA in 14days for 5% discount. Comes with 1 cp for 2 bedder, 2 CP for 3 bedder. Additional cp at 40K.

Not really additional. The balance 5% u minus ur upfront 8K. This balance is upon Spa.

I wonder how MS proof that they are renewing the leasehold to another 99years from VP of first phase. All their sale material states expiry in 2074. That's 60 years to go only. hmm.gif hmm.gif

Tropicana Metropark at Subang Jaya already going for 800+psf with final masterplan completion in 12-15 years. Compared with this ICon city PJ address, masterplan completion by 2019.. Think it is as good as it gets.

As an armchair commentator, plan for plan, imho metropark may b better as they have hospital, twonhouses and education institution. Others are pretty similar... Residence, hotel, soho, retail and offices. Although both have not reveal much other than the sold or selling phases.

But I think 12_15 years is too far away. The world will change. Needs and demand will change. For better or worst I rather go with a plan I can touch and feel sooner than later.

As for Garden, I don't know enuf of its masterplan. Gardens has star value in MrT though. Many may see it as more than sufficient to strike out icon city. But icon city has better road connection and it is closer to other major towns and city. And look at Singapore... Despite its super efficient public transport, every singaporean dream to have CAR as one of their 5Cs of life. Car will get cheaper as we go along judging by govment election pledge. Also Business travellers don't take mrt to meetings anyway.

As for freehold, I love them but they are really overrated. Nonetheless I seek freehold whenever possible. But I should take in evrything else in consideration.

My 1cents opinion la. Feel free to correct me and put me in the right place hehehe.

I like bangsar south. It sounds rather sexy to me. Probly the bangsar factor. But come completion, there'll be so many highrise developments on it or close to it; pantai sentral, klecocity, park residences, southview, camelia and all her commercial buddies, and some I probly missed out. That kinda even out both ur choices in terms of traffic. But in terms of density of residential... Think bangsar south is more packed, no?

For own stay, I evaluate the entire living concept. Of being living here at icon city. Decided may not like it. Despite the nice garden... I may like to shop around here but not live here. I prefer a more "homely" environment... Clean air, green surrounding, airy and windy. Open space etc. Doenst hv to be central to city.

For investment, how is potential appreciation and rental market? Can rent for 3K+ for 675sqf? Can sell >700K? I don't hv the answers but I rather play with others.

Got back from Sales gallery. Still buzzing with activity and interest. Units sold after 2 weeks approx less than 20%. Full of choices.
