Want to check with the peeps here. With the rate it is going at 1m+ for those 3R2B units, do you guys think that it's a worthwhile investment for own stay?

I'm curious since it's quite near to DPC but not really DPC area. I understand the BSD is a very matured area to stay in too.

Lol. I am looking at it from a point where it's an "investment" to build a home etc in the years to come. Not the type of investment where it will give me returns for now. tongue.gif

I have houses in SD and will move in to Airie in a couple of months. Personally I think the price is too high for this TA Global properties. This will make it not ideal if you are looking for big appreciation as the price is already high.

Everyone seems to love Desa Parkcity. DP appreciates more but now seems over valued to me. I happened to like SD more. I prefer greener, lower density township, quieter, less commercial buildings and SD fits the bill.

Not really looking at it for high appreciation. I am tempted to get in DP but its getting more and more crowded. I was driving around SD and like what you said it is more.. peaceful? Since it's already a matured township. I don't know how it will last though with the TA master plan coming in.

If you are the type that are into high living DP has nice tracks, pubs, foods not to mention dogs meet and annual fireworks. Except the jogging track the rest I hate 😁
Non residents of DP there just to show off.

TA Global promises another shopping mall in SD. I hope that stupid idea die a quick death. We don't need another mall. Give a performing arts center, public sport center or even a cart track and will be a happy puppy.

I jog/walk every morning around the main Ring road of SD and it is cool and nice. On a windy or rainy day the night before you will see a lot broken branches on the road. It is just so much greener as it was previously a forest reserve.

In the end for own stay, you just have to know what type of person you are. 15 years ago of me would choose DP if price not a consideration. Now I consciously decide on SD over Dp 😁

Haha. I love the environment at DP. Very family-oriented. I go there quite often for drinks/food and stuff. The pet-friendly society is just brilliant.

The things you mentioned will be given right? For my understanding of the masterplan. I wonder how the shopping mall would do though. Apparently TGV is going in too. (not too sure on this). Then there's the largest UNIQLO as well. I don't know what to expect when the whole project is done.

I believe TA Global promises a mall, a performing art center and two connecting routes to direct to DP side and LDP. I was not fully into understanding when we were at the sales event (looking for a one bedroom for our daughter).

But these are just promises. God knows they will happen. Either way there is no harm to me. My house in SD is quite reasonably away from Activo. The may increase the house value if they are successful. If they fail, I can still jog around the Ring road peacefully 😁

True. I was to the gallery as well and overall the place looks alright. One thing good about it should be - it's considered a full SA compared to some projects with commercial lots at the bottom (apart from the 6 shops/stores). That itself is appealing. I've looked at a few with shopping lots + apartments on top and I have doubts on them.

Like what you said, we won't know what would happen in the long run. smile.gif

One thing for sure ... The differentiation of DP from the rest is top notch management. You won't go wrong with that. TA Global makes a lot of noises and the early projects are decent but still have a long way to prove.

Since you like DP environment if I were you I will choose there. Valencia is another nearby nice township. Beautifully maintained but nothing much and you have to drive to DP or SD or Kepong to eat and drink. FYI For our semi d, we were choosing between Airie SD, Valencia and Rafflesia Damansara Perdana but I am true blue family man now and no social butterfly 🤣

True on the bold part. That's why I am still considering around the surrounding areas. One reason I am comparing between both should be on the close proximity between the projects in the 2 areas. If DP and SD gets connected, then it'll be win-win. Either way, there's still the U-turn haha. biggrin.gif

Aiyoo single people choose DP lah. Later you can sell it and still get good money for your bigger house with family.

accessible to LDP , NKVE , MRR2, DUKE from doorstep
nearby Kepong and DPC for food
lots of good food nearby as well

cons is jam gila if you headed NKVE direction, but by the time you move in it should clear when MRT2 finish construction.

The cons for DP is that you will need to move out during NYE because the whole area becomes a standstill

Everyone might just decide to camp there during NYE. With the upcoming completion of MRT2, it might also be a good choice too.

You mean Damansara Avenue/Activo? Like I said price wise is almost as expensive as DPC. The initial take up is not selling like hot cakes.

SD is a nice area but perception is still not as good as DPC. The built in are ok and acceptable for this project. My understanding is that it comes with almost everything including security. Due to high price you have to wait a long time for significant gain. The best feature is you are able to walk to new MRT when it is completed. But then the whole SD can walk to MRT too ... Just that this one is covered I think
