The price base on the klang valley if 1120 park avenue completed the price should be rm 300 per sqf, mid valley the recent launch about rm 950 per sqf the resident definately rm 1,000 per sqf. You can say cannot compare but the whole klang valley price is increase 30 - 50 % from this year. If your friend say rm 200 per sqf very expensive, i thing your friend never buy property before. Now a days very difficult to get less than rm 200 per sqf condo or apartment in klang valley. Some more PJ area, PJS1 is the convenient place go to kl, pj and sunway. Just only short distance. Actually i am not worry about the price, i more worry of the completion date.

that is very tru, when i am worrying more on completion date, any other issue is not my issue anymore

Ur friend is a seasonal investor? Sometime, u need to ask q before just accept anything. 200psf, he must be joking? U should just ignore and move on with your purchase. Like what others said, the fellow might NEVER buy any property at all.

Your friend assumption might be true if only assume current old condos you have right now in PJS 3.

But 1120 is a new condo, and quality is much better the current old condo, so the price is ok if higher abit compare to old one.

Futhermore the cost to build is higher compare to last time.

owner of 1120... and now damm scared already since nearby got cheaper alternatives and by the time the place ready to move in... the economy crashed and people will be out of jobs and demand will be less.... but ppl selling got more...

Don't talk about economy crash yet. But from my current experience, once a new condo is completed, the surrounding old apartments value will increase also. Not the new condo follow the old one.

Take example a nearby new condo from my apartment, after 1 year and not yet fully occupied, the price is still hanging there and won't come down. Haha ...

Usually a project can finish in 2 years right ? Maybe the developer goyang kaki abit at 1st year, and when 2nd and 3rd year then only they rush ?

I think the piling works now completed is a miseable <10% of the whole project. Don't talk to the developer over the phone, get the document - WORKS PROGRAMME.

Hi Friends of Park Avenue 120,

Guess we still have not got one volunteer to get and post the works programme in the forum. Hope to see one soon.


I note that some are anxious to know who their neightbors are and some are not too worry as we still have two years of construction period. Frankly, i am not so comfortable with the progress. Given 3 years of construction time, one year is gone. The progress should be at least 30% completion ( 1 over 3 yrs). Actual progress is no way near. It is a bit worrying to complete 3 years work in 2.


I hope the completion of Park Avenue will be in time. God bless us that we will not encounter like what has happened to the project near by -PJCC where the project was totally stopped after completing almost 90%. Poor purchasers of that project ended up tied by bank installments but has no possession of units purchased (imagine 90% of loan from banks would have been paid out and charged to borrowers). If there is trouble (i say "if"), better have it early. The banks will not have paid out too much yet on our loans and hence our debts to the bank.
