Okay. Just imagine this.
I open thread WTS: Proton Saga. You come in and say you are interested. I ask you pay RM10k deposit to seal the deal because you dont have the time to find me and view the car before you buy. I tell you its a non refundable deposit if you decide to take or cancel the deal because many people wants to buy the car thats why I ask you to pay the RM10k for deposit. Yes, you can say you do not want the car because of the deposit. BUT... IF you're really interested in the car, would you pay RM10k for something you don't even know the condition? I believe you'll take a look at the condition before paying anything am I right? And that's what exactly TS is doing. You would have felt cheated too if you were in TS shoes. |

First come first serve basis,but whats wrong with letting people to view the place for FREE first?Even if they want to rent it already on the spot cash,you still can tell them to wait awhile what no harm If they really serious about your place,then surely they can wait. From your post,i think that you are trying to use first come first serve basis BUT only to CONFIRMED renters.Thats why you need to pay liao b4 you go.And the rationality of yours is okay to some,but plain stupid to majority. Like you said in your post,dont want rent dont view. u tak suka,u kluar On a side note,for future references,make sure the owner aint senile:peace: btw,200 for elec+water bill monthly or? 200 monthly is alot per person.Even my house also 350 for elec+water |

First come first serve basis should follow and understand the timeline 1st la.
If the potential tenant want to view the room in certain period only agree the offer which mean the Owner have the right to accept another tenant that want to rent the room within the period of before the 1st potential tenant mentioned. for example : A promise want to rent B's room but A wish to inspect the room 1st before accept the offer, since A is busy in certain period so A only could come on date 25/nov/09 So within the period from 1/nov/09 until 24/nov/09 Owner still has the right to make any changes. The example below: Suddenly C is another potential tenant who is rich or what ever had already confirmed want to accept ur room rent offer on 20/nov/2009 In this period the owner can accept C acceptance of the rent offer and cancel with A, since A had not confirm his/her acceptance of the rent offer earlier than C party. A is not count as acceptance to the offer because he/she only have intention to the offer, since his/her intention only will accept after inspect the property condition. But the facts is A had not yet inspect so that will be not count as he/she already accept the owner offer. Just like in RO Player senario, Since missAnnabella only will accept to pay when he/she inspect the room condition. But in fact RO Player demand missAnnabella to pay 1st before he/she can inspect the room is Not First COME FIRST SERVE basis. That is just a regular CONFIRMED ACCEPTANCE of OFFER basis whereby the payment made 1st and the payment had counted as he/she had already rent the room once he/she paid to RO PLAYER. In logically thinking there are no way to call someone to pay the payment and count the person had rent the property but in fact the person did not even touch or enjoy the property yet. This is Win-Lose situation. In other words the owner will get the payment benefit but the potential tenant did not enjoy the property after once the payment had made. In my opinion i will say this is an unethical issue because the owner did not apply a proper so called " FIRST COME FIRST SERVE" basis. But will i assume RO PLAYER might not understand on what is first come first serve basis really about.
