solution is simple. 1st come 1st served case closed. if a person is really desperate then u can ask for deposit without actually viewing the place BUT u MUST provide at least a picture of that place to prevent further dispute. in this case the deposit will be non refundable as it is actually taken that the prospective tenant already wants that place. not viewing it is his/her risk. (again, at least a photo must be shown) if not then too bad la give to those who wants it n can come n view it conveniently.

as for u being scared of a tenant running out on u, get them to sign a 6-month bond ON moving in so that they are tied to ur property for at least 6-mths so u will have time to look for tenant even tho they wana move out at the end of the contract.

You are saying that TS have to pay first then only can view the room?
Can you pay for the item that you don't know what is the condition of the item? Don't be silly...there must be something wrong with your room or else you won't force ppl to pay first.

RO Player trying to be bossy la. Herein lies the faults

1) He's scared of kena FFK by TS, but on the other hand say alot of people want to book the place yet no one had given him any money yet. Then he went on and demand payment from TS saying other people MIGHT rent it. LOL If other people rent it first before TS could view the place, then so be it la!

2) He didn't even screen through the tenants thoroughly. Didn't check their looks, background, family, etc. Terus rent out. A danger to other tenants.

All i can say is, by coming here insulting everyone, RO Player has just signed his blacklist in everyone's mind henceforth.

In Islamic buy and sell.

1. The buyer and seller must be present under the same 'majlis'.
- Majlis refer to place or situation and bound by time which means the sale should be in present time.

2. The object of sale must be present.
- Self explanatory. But in your case, Ts; the object is not 'present' hence it creates doubt.

3. The object must be halal and faultless. Even if there is a fault, the object's fault should be notified first to the buyer.

4. The price of the object must be notified clearly.

RO Player has prejudices towards students. His tone is condescending towards them.

I really find it amazing that he would want to forfeit people's money if they decide against taking a place. It is like he is so desperate to make RM480. Is this greed or what? Maybe it isn't but is it right to make money that way? Off students somemore? Maybe that's where his prejudices come into play.

all i can see is RO player scare his room cant be rent out/lazy to find tenant, thats y he force ppl pay per view,

since ppl adi pay so for sure will rent the room, aboh rugi rm480?

if it isn't? y izit so hard let ppl go to ur house and have a look then pay immidiately after the visit?

dont tell me no intent wanna rent, no point wanna chk the room..
u buy car also need to test drive 1st la,
wanna get married also be couple atlease a few months la...

Then i realised, why i need to get the stick from this hate/blame thread, whereby i am the owner, not some student owned unit. I mention the rules and agreement, if dont agree with it, just say NO and get on with it. If the TS abide the rules, pay the 1 month deposit as booking, seen the place on the day itself which i doubt the TS will do that. Another ffk, which the owner need to bear the time wasted, renovate, and losing other students who really wants to rent.

I dont understand why other ppl still keep on asking, why need to pay then view. FOR THE LAST TIME, ITS A BOOKING, NOT TO PAY!!

Read any Tenant agreement carefully, owner have the right to amend, if deemed so. deposit can be forfeited for any 'damages' inccured to the owner.

HELLO!!! I don't want to repeat this I didnt ask for discount . U re the one who told me rm 480 then change to 500 WTH . All I do is ask eh last time u told me RM480 . THen u ohhhh then RM 480 LOL . And I already told u I m not the only one who will be living there , I will be sharing with another girl . AND I DID TOLD U I NEED TO SEE THE ROOM FIRST . AND I DID NOT BEG OR CALL U TO BOOK THAT ROOM TO ME of coz I understand first come first serve If by 11/12 sept it's not available then I can just find others but WHAT I DONT UNDERSTAND is why do i need to pay Rm480 when I havent see the room to book that room that I m not sure whether I would like it or not ?
