solution is simple. 1st come 1st served case closed. if a person is really desperate then u can ask for deposit without actually viewing the place BUT u MUST provide at least a picture of that place to prevent further dispute. in this case the deposit will be non refundable as it is actually taken that the prospective tenant already wants that place. not viewing it is his/her risk. as for u being scared of a tenant running out on u, get them to sign a 6-month bond ON moving in so that they are tied to ur property for at least 6-mths so u will have time to look for tenant even tho they wana move out at the end of the contract.
