Yes i bot Covillea at first day of launching becoz i like the the location.

Got relative from construction line told me Kinrara I&P is good, but never mind, but one thing for sure is last time I&P never got PN17, the shareholder is not sueing each other, and no cash flow problem.

At corporate level, I&P is far better than what is in HoHup today .....

Ho Hup may be a big name, but that was last century..... today their director is sueing each other blocking each other move, fight for control, fight for the land in bukit jalil, think of how to sell the land to another company, the boardroom tusle is heated up and involve CBT investigation, business viability oso not sustain..... cash level low low...........

How can expect them to deliver a good property project.

anyway, can anybody really confirm savanna 2 pricing? rm1.2mil seems about right if it's market properly.
berjaya can really pull something off if they do it properly in bukit jalil. big landbank, golf club, etc. with proper planning and luck, they might just convert jalil into the next MK.
is one jalil by ho hup? i thought ho hup's project is code named jalil city or something. i'm confused. tongue.gif if anybody got one jalil link, please share with me.

i totally agree with you on this one dude. mutiara damansara terrace started with rm380k. that was i think before ikea was announced. i was dripping saliva when i pass by then but i was and still am a lowly paid servant. so never buy lor. who knows in less than 10 years time, the price triple liao. am quite sure it got something to do with these few things:
1. ikano
2. cineleisure aka e@curve
3. the curve
4. tesco

bukit jalil's closest shopping center is the miserable endah parade which is a bad joke. with a carrefour in close vicinity, they should not be building another one so closeby unless they decided to close down it existing premise. i prefer giant rather than tesco. but then again, tesco seems to provide midas touch.
1. 1st tesco in puchong; puchong goes boom boom boom in prices
2. 2nd tesco in mutiara damansara; mutiara damansara goes sonic boom in prices
3. i think tesco in shah alam and cheras is also helping the prices there although not too significant.

actually i dun know wat is the sales status for savanna 2, but rumours said all sold... but wat price ? to who ? Korea , japan ? russia ? any body know ?

rm600/psf is not entirely impossible if you ask me. it all boils down to marketing. if berjaya play their cards right. sunrise's MK have been riding on their own platform one after another and setting record prices with each launch. they were wise to introduce and group the entire community together through means of community buses, sports center, child care center, invitation of establish brands such as wendy, domino pizza, health care, international school, etc.

berjaya should first and foremost give huge discount for berjaya properties nearby to join it's club. then really concentrate on international requirements such as schools to pack in the expats. then the area would definitely receive a big boost. TPM is really underperforming. so close yet so unhappening. sigh!

of course, berjaya should also concentrate most on the basics which is the product itself. if product no good, do extra marketing also no use. if product good, no marketing also can succeed. bear in mind, developers such as sunrise, sp setia banks on repeat customer. if berjaya wants a steady stream of 'confirm' buyers for their future projects such as KM1 & 2, they should really put in the effort.
sunrise have loyalty card. perhaps berjaya should offer their vacation club? hehe smile.gif

that's why i'm saying berjaya still got lots to learn to play catch up with other developers. they seriously need to relook into their branding/marketing/sales team. almost all developers nowadays give a/c and kitchen. with covillea status, they should do the same but they didn't.
btw, i thought covillea main entrance is direct opposite savanna 2? that's what i saw when i visited the site?! maybe i was wrong.
bro, you sure got lotsa bullet to pinned on KM1. from what i know, it's gonna be at least rm1mil and above. drool.gif

Covillea is opposite savana 2 correct.

Covillea is equivalent of Savanna. (or savanna 1)

Savana 2 is low rise, low dense, share the condo facility in savana 1, now near completion dy.

Yes I agree the basic must be right, building quality, finishing, and have to make sure ur sub-con also delliver good quality, all those stakeholder u engage like legal firm, panel bank, all must on par oso....

branding and marketing all is secondary ....

Wow, i am aiming on KM1 and KM 2 oso........

It is. Savanna 2 is fully sold already. To who? As I know, all are Malaysian, got some datuk, tan sri.

The view is superb. This is how it looks from the balcony.

well done. i think i saw this pic in one of the iproperty ads. that is the exact view of what covillea residents are going to get. covillea high floor owners can see much further since savanna 2 is only low rise.
i'm feeling better regarding future of covillea prospect. let's crossed our fingers and hope covillea reaches rm800k in 2013!

No offence but if you go to the site to see the view yourself, you will see the difference. Savanna 2 golf course view is horizontal type while Covillea is horizontal type. This will be the view for Covillea.

That's one of the reason why Savanna 2 is 1.2 mil and Covillea is 600k smile.gif

i think the savanna 2 can hit million ringgit, due to low density, freehold, golf view, quality of material similar to highend condo at mont kiara, just the brand name bukit jalil can't compete with MK. lets say move the whole savanna 2 to velencia sierramas, sure developer selling 1.2m or more.
covillea is different market compare to savanna2, the golf view from covillea just similar to one of my condo at bukit jalil, i can only say nice view or very nice view, that's why mine is very easy to rent out. but savanna 2 is totally different, not only nice view but you can feel it, golfer playing golf just 10m away from your balcony or terrace garden, hardly find one in klang valley, but don't compare the bunglow unit in tropicana, totally different league.

no need compare so much. my earlier post i'd already pointed out casa indah 1 and 2 is very similiar to savanna 2. especially the villa units. they are awesome and still very much affordable. definitely less than rm500k in CI2. dunno why it's moving so slow though.
but friend, if unit too near and being low rise, isn't they the possibility of a golf ball landing right smack in your living hall? remember, they are nowhere near tiger wood standard (referring to golfers in bkt jialat!).

Update:

Went to the sales office jz now, there's a Angpow lucky draw for Covillea purchasers starting yesterday. Whoever buy covillea from yesterday onwards are entitled for angpow lucky draw from RM 3k-13k. Don't really remember that as according to the SA it is not applicable to earlier buyers.

Also, Berjaya now pays referral to those existing buyers who refer new buyer to them. Rewards of RM 3,988 for each referral from 18th Jan - 28th Feb.

SA said yesterday sold another 5 units of Block A, as of today, 45 units sold.

High rise in CI has better view than low rise. Low rise golf course view very much block by trees in front. Besides that, there is an ugly river infront of the lowrise. If I have chance to take some pictures, I will upload and let you take a look smile.gif That's why their low rise is selling so slow.

Infront of Savanna 2 is basically a putting area. That's why Savanna 2 is a lowrise without a net infront (Savanna is having the net for protection).

went to Berjaya sales office just now to enquire about my SPA doc. Till to date still haven't received. vmad.gif
anybody else having the same problem?

checked on their sales and counted the chart at their office as follows:
Block B - 33 units left
Block A - only 25 units sold

hopefully the Times Square office is not as advance as the showhouse chart. Wishing Dumbshy's count for Block A is more accurate thumbup.gif
No mentioning of referral or discount in their office.
Like I mentioned before, Berjaya simply do not know how to do their Marketing! doh.gif
