anyone here purchase a unit of Aman Heights @ Serdang Heights? Just got the letter informing about the vacant possession of Block A...anyone from here who purchase the property got the letter too? smile.gif

The pokok might not last long, you might find a notice board the next day stating the land giving way for other development.. kekekeke.. unless you can ensure its stated as forest reserve.. other wise will just end up paying extra for nothing wink.gif

i'm not sure the current price..last time i went to showroom..i think saw some unit around 238k..i bought at 168k, 1249sqft..location serdang heights, seri kembangan

i only found out about aman heights a few days ago, and booked a corner unit at Aman II for RM 209k (after bumi discount). Aman II still has a lot of units left, you can get an intermediate unit for as low as RM 211k I think.

accessibility is not its strong point, since serdang old town is freqeuntly jammed. but the price, freehold, surrounding environment and facilities are really attractive.

at this moment, am undecided whether to reside there or rent it out.

anyway, my block should be complete next year.

Just be cautious on your tenant pool as most surroundings are housing estate with little commercial activities around.. As you mention, accessibility is not great, so as for public transport.. There are few apartment nearby to compete with..

In order to get a healthy rental yield (6% perannum), rental is estimated around RM1200 permonth bare unit (assume RM150 for building management and other misc like quit rent and assessment).. RM1200 permonth for a non-furnish unit is kinna steep in that area IMHO, need to consider the economy around there..

just my 2 cents wink.gif

jam is on SK town area, but if you knw the short cut, u can avoid there..to go KL, Cyber and Puchong..

actually i have a unit in aman heights 19th floor block A which is AH 1..i plan to sell it off because of my job..i usually travels a lot cos im a handphone dealer..i use to travel a lot for restocking..

just to ask if anyone here interested..im selling it for rm210k (nego)..empty inside and i never been inside since cf completed cos i have no time to go..the key is still with management..

it is intermediate unit..19-6..

The place has more foreigners staying there. Investment wise for rental might be considered. The place is still new as developer still have one block to build and sell. Thus the entire development and current condition is good. Perhaps all the future residents and owners acknowledge their reaponsiblity to pay for the maintenance fees and take care of the place otherwise it will be a nightmare later on. Current accessibility is not that good in my opinion.

i prefer AH.. lower density, got reserve forest, beside is semi-d & badminton court, near cyber & putra..
but not freebies like parklane..

actually it u search from GOOGLE map...

assume that Bukit Jalil stadium in the middle...

Parklane is at your 9pm posistion and AH is located at 6pm..

about 3-5km distance (straight cut)...

1.Problem for AH, everyday have to pass by the Jalan Utama then KL-Seremban (traffic jam) or you can take the short cut behind but if The Sanderson done (traffic jam also)
2.With the address Bukit Serdang, Seri Kembangan (many people will think very far leh...), but not include me la...
3.The condo price very hard to go higher if you buy subsales or buy AH III

1.Best for AH is cheap service fee with only RM0.145 (if I'm not wrong) come with many facilities.

End of June? Did you clarify with the agent there? I was told by end of May. It seems they are waiting for the clearance from the officials who did the inspection, and it's all pass. He said between 1 week time to 1 month max, but he don't want to promise max is 1 month time. Disappointed because have been waiting for so long, but if what you say is correct, rather wait and get a good, clean safe condo instead of rush and many defects.

don't worry xavi, owners of aman II will get the keys soon...maximum by end of this month, but hopefully 1 or 2 weeks time. i think aman III is a good buy coz u get the sky lounge and maybe by the time they finish build aman III, all condo prices around might shoot up crazily. you can take ur own sweet time to wait for aman III, good luck :-D

Surrounding areas are housing areas. The condo is perfect for own stay. There are also middle eastern renting the area.l I visited on a weekend. Very peaceful, and lots of visitors parking and the guards are doing thier job. Amenities are there, and people are very well behaved. Phase I only sold for 160k+ 3 years back.

Most of them own stayed and a few rented out to middle eastern.

Outside of the apartment, nothing much except housing area and freaking a lot of speed bumps. The only thing I hate about Serdang / Seri Kembangan is the freaking speed humps. To reach out to Bulatan Kuda from AH, you will need to pass at least 30 humps 1 WAY. No joke, break until damn pek chek.

Main roads are always jam from Serdang to TPM, you will need to use the small roads in the housing area. Thing is, the housing area roads are small and hilly, couple with addition of speed hump. If you can live with this, AH is perfect for you. If u been to um, those old housing area in Salak South, it will be something like that.

Oh, those humps are small and sharp.

There are about 30% units available for Aman III. Intermediate units starts at 316800 for the available intermediate units on the first floor. 20k extra for units around 13 floor.

Hmm... not much info as he wants to sell it to me face to face.. But can anyone share what's the difference between Aman II and III?

AH III got it's own swimming pool and facilities if I'm not mistaken.

All the sky stuff, sky gym, sky pool, sky etc.

AH I and II share facilities.

AHIII no unblock view, AH I and II will face each other.

It's spacious and gives me a good vibe when I'm inside. Have quite a reasonable price tag as well.

The only drawback is the accessibility; have to travel quite deep in before reaching the condo, but I don't mind the travelling as i'm use to it smile.gif

You'll have to wait till vp. Indicative 280k for intermediates and 300k for corners. Difference 20sf but more penetration for lights so the condo don't look so dark.

Yup... now both Ah I & II can selling abt that price...

from the time i buying this... the 1st team Sales(in between at least change 2 teams of SA) ppl said they will have the new link to connect the KL-KLIA highway... ask us to fight & win in the Electon 2008...

but then Wins liao then...no news...have to wait the nearby developement to have better access... all developers at there must work together to create new access...

btw, the Serdang Plaza sec 5 will be Open soon... yeah...

and after Aman III completely sold out... the current showroom/Sales officer will demolish and migh be propse 3 storey shoplot... i hope Oldtown will open 1 frenchinse over there and attract nearby SuperLink Tenant come nyam cha....

Dropped by the showroom and took a peak at the common facilities. My wife and I really LOVE the place setup, security and environment. The main issue is access and even tho we took the short cut on our way out to Bkt Jalil (guide provided by SA), it is still quite a distance and plenty of bumps.

Very freaking hard decision to make on the AmanIII. Investment wise I have a feeling it might not be as good as Bkt Jalil properties although the price per sq feet is reasonable.

The bumps is not q major concern for me but the access is. My office will be moving to PJ and I just can't fathom going to work from Aman Heights. Right now it takes me 25mins from Balakong only to KL.

If we don't stay, there's also the concern on the ease of renting it out. But gosh I can't get over how nice it would be living here. Hope no major high rise developments in the area tho.

ugly yes.. but is the structure still safe to continue ? it has been abandoned for so long.. i doubt it gonna get CF once completed.. there will be alot of issues.. unless there are some rich developer which gonna bomb the whole thing down and build again..

I believe after ah2 resident starts to pay maintenance, then they Shud not have problem maintaining the facilities there. But as of now I still can sure the facilities still well maintain except some spoiled gym equipment. Hopefully they will replace it or get it fix!

i go check last saturday.. i dont c any faulty equipment wor... only faulty floor.. their installer did a very lousy job.. never assimilated the wood to the room moisture content and the intended used moisture and relative humidity,... very poor workmanship...

No faulty equipment? Threadmills working? If so, good lah. If not, time to complained to management, what AHI owners all doing? So long under maintenance they never report to management to get it repair quickly? Or nobody use gym tongue.gif

got lah... i got raise some issues before thread... like outsiders (with 2 vans of ppl) came in to use OUR swimming pool, badminton court...
Gym facilities i have no ideas...

before this they claim got basket court which will build on top of AHIII....but now sound like No news liao... and very lazy to argue...

why? because the Sales team has change ppl more than 3 turns...

but Overall was happy due to the appreciation and workmanship still ACCEPTABLE.... environment is peaceful and freezen at nite...

So far is acceptable, because I guess very few ppl staying in AHI now? Hardly see anybody around whenever I visit AH. Once AHII occupied, real maintenance work starts, pool will be occupied by more ppl, faster get dirty, gym more ppl, faster get dirty/faulty, more work. Will see real management duties once AHII fully occupied. But, so far very nice view, peaceful, cooling (thanks to trees around, pls hope dev don't cut it), real 'AMAN' at aman heights...LOL.

normally 1 project development should only have 1 JMB ...but this one build separately (block by block)....

Np sir, when I become JMB, I will 'makan duit' sikit2 lah, but will maintain all the facilities in tip top condition..don't forget to vote for me! LOL.
Basketball & tennis court, so far nowhere to be seen....nearest is the futsal complex nearby, anybody from AH play futsal?...we create team n play there just for fun n exercise purpose...
3 JMB for 3 blocks? Surely will be messy one...

Yup...last time developer promised to provide basketfball court, thn add on with tennis court,they claim will most probably build on top on car park AHIII, tat y our maintance n sinking fund was so high, but i thk will be reduce after share with AHII n AHIII later..hehehe...after the facilities is fully built..we really need a strong JMB to monitor for us...strictly no outsider play for FREE...need control here....

we are not paying for outsider to come use it for free, except it's our guests...
JMB must be strict and instruct all guards to be more strict and ask for verification/pass before entering the premises...this also can strengthen security around AH for possible thieves...

they should.. but the problem is when AM3 come in. most of the clubhouse facilities will be in bad shape liao.. last saturday i go i saw the pool side decking all decaying away.. the wrong type of wood has been use to install on the decking ... the gym flooring also all buckling d.. all this is developer 's responsible as they have wrongly specify timber for those environment... i do hope the developer will fix them

Agree with marimarihome.

Who wish to buy AH or any projects from this Premier Consortium Sdn Bhd, I suggest you to boycott it asap. I am owner of AH2 and this is the MAJOR problem I facing now.

1) The damn sales guy (Kenny) conned me when he sell to me my unit. Since mine is intermediate unit, he said my unit won't be facing the lift area entrance door, and he show me example from AH1. Turn out when I go see my unit now, my unit entrance door is facing directly to the lift area entrance door.

2) My unit is 25th floor, one floor below the water tank floor. He never explain to me before I buy that there is a huge water tank above my head in my unit, which is located directly above my hall. Because of this stupid developer never do their job properly, there is leakage from my ceiling and my neighbor's unit as well. Have already complain and they do grouting work, but there is still leakage from new spots now. The water tank floor is not done correctly, so there is problem everywhere. Very disappointed and the developer reluctant to take responsibility, giving too many excuses to run away from this problem, and can even give "cut cost" as a reason. Is this a sign of a good & responsible developer? The contractor for this project has no idea what is going on when questioned, and always give nonsense excuses and reasons when asked to explain things. This is a major problem and not only my unit and my neighbour is affacted, but another unit beside corner unit on my floor is also affected, and many other units in different floors are facing different technical issues such as aircond piping leakage, etc.

I am planning to take this issue to the authorities since developer don't show any support and very inefficient after sales service, make sure this developer pay for what they have done. Always thinking about money and saving cost, but cause problems to their customers, even risk or dangerous situations which may happen due to the faulty water tank setup on floor 26. These are money minded blood sucking pigs who should be blacklisted by government and the company should be closed down permanently!!!

Please owners of AH, beware and be alert, the whole bunch of developers, maintenance people , salesguy everyone is a crook and lie so much that even Pinocchio will be ashamed of them.

It is really that bad, unfortunately. Don't be fooled by the mini model and the pamphlets of AH3 which looks nice. Very disappointing, because the pool, gym, are not taken care of properly, so where does all our maintenance money go to? Of course many units have no problem with their units, but we all share the common areas and its not maintained regularly. There is electricity leakage in the swimming pool, 2 of the treadmills in the gym are out of order since last year. What are the management doing? Every building will have defects I agree, but this developer is shunning away and refuse to take full responsibility for their mistake and solve the issue permanently, but instead they're trying to 'save cost' and lie to us many things and don't want to put a good long term solution to it, that's the worst part of it.

err..i'm AH I owner, as far as i could remember the developer contractor will come n fix the complain items when submitted the form although sometime it take a little bit longer and a few more call. Right now i see quite a few gym equipment is not usable when i visit the gym couple of weeks ago.make a complain to mgmt office, wonder they fix that already or not....

Have anybody used the games room? The pool table needs coins to play? WTF. I thought we paid maintenance fees is including the usage of all equipment and facilities in AH, but must insert coins to play the pool? Anybody know why? What is the difference then if I go other public pool places and play? This is not exclusive to AH owners, so called luxurious lifestyle, but must pay for every thing, even a damn pool table.

What captainVJKanth says is absolutely right. I also own a unit in AH2. Was looking forward to get the key, start the reno and move in. When I booked the unit last year, the salesman Kenny said that the unit would be ready by December 2010. But it dragged till this year June, and when I went to collect the key, I got a shock to see they wanted us to pay for the maintenance fee though CF was not obtained yet. Two of my other friends who bought a unit each there even had to pay interest of RM1xxx due to salesman's delay in submitting loan application, but till today developer don't want to confirm its their mistake. Our biggest mistake was to book the unit based on the exterior landscaping which of course would attract anyone at first sight. But few days back when I was surfing through our kementerian perumahan's website, I got to know that this developer Premier Consortium has been blacklisted under one of the category and they seem to have problem with almost everyone I've met in Block B.

The workmanship of AH2 is worse than a low cost flat I would say. First day that I walked in to my unit after collecting the keys, I was just too disappointed to see how bad the touch up has been. Cracks everywhere. And when I stand at my living room and look at the walls, the finishings are just horrible. REALLY REALLY BAD PAINTWORK. CHEAP DOORS. NO PROPER ALLIGNMENT OF THE WALLS. CROOKED LINES BETWEEN WALL AND CEILING. WATER SPOTS NOTICED TOO. And now when I ask the salesguy (Kenny) anything, all he says is he don't know anything. Contact management. Blardy basket. When he needed to do his sales, he was so nice. And now, such a kiasu idiot. To make it worse, their project manager kononnya UM grad. But then knows nuts about what he is speaking. And the defects are suppose to be rectified within 30 days, and mine has exceeded by another 15 days, and its still not done.

captainVJKanth, i think i saw your unit and your neighbours. Its really in bad shape. If I were you, I would be extremely pist myself. I think it must have been your neighbour that I saw giving it off to the sales manager that he was gonna make a report to MPSJ and KPKT. And most likely write in to the press as well, which I think is the right move. This kind of developers need to be taught a lesson, for being irresponsible. I don't think the money we pay for this condo, is worth it at all. For the work that they do, its worthless. What I heard from some during my last visit there, KPKT might be sending their engineer to check the site cause too many complaints. And this might effect AH3. So I suggest to those that wish to purchase AH3, put a hold to it first.
If possible go for any other better developer. As I understand this developer has lots of cases, and from the way they have been responding to the defects of AH2, they definitely are a bunch of irresponsible developer and do not care about the safety of the occupants of the building. I even heard that till today block A's unit face water leakage problem and developer is least bothered about it.

Not to forget, the CF states that it has been given for "sebahagian block b and tempat letak kereta". Does this mean only half the building is safe to occupy???? Dumb developers!

You all are right. I'm another frustrated puchaser. There are quite a number of defects. New house, but the rusted screws and rusted metal parts of the doors look like hundred years ago. Even a screw they wanna save it? What developer is that? That Sam is like the whole AH the only staff from management promised me the defects will be fixed within 30 days. After 30 days, nothing has been done. Then this time he sounded very promising that the defects will be fixed within another 14 days. However, until now which i don't know how many days already, the problems have not been solved. To me he is a such big liar.

After 30 Days OF DLP, you should write in a notice letter to

1. Developer - inform them expiry of DLP 30days and inform that you will rectify the defect by third party of contractor (with quotation attached and pay your owns 1st). Notice within 14days, if they still do not start work on rectify. you can engage your others to do it.

2. stakeholder (should be YeeHow & Tan) - to stop issue remaining 5% sum according S&P agreement. (you can deduct the rectify cost which u paid earlier from this 5%sum)

Hi Thiansc,

I think with this developer and management, there is just no point in doing so. My unit, we have even reported them to the KPKT now. We are just waiting to see what ministry does. At this point of time, I am really angry at this whole lot of developer and manager that I could walk up and give it off to their face. The other day, they called saying we can collect our key. But before I collect it, I wanted to be sure they have done all the defects. And found out that the toilet flush is not working and when I called Sam, he said have to wait another 2 weeks cause new defect. WTH??? It's their job to check if the flushes are working cause I never had water supply to the unit until a few days back. So how the hell am I suppose to even inform them during my first defect check? It's utter rubbish!!!

And the actual procedure is for bank to hold 5% but from the statements sent to me, the bank only hold 2.5% of the loan. We even recently found out that the law firm is all part of the developer's people as well and it seems they are going bankrupt and closing down. I am not so sure how far this is true, but heard about it from a few people upon my visit to my unit.

Anyway, wanted to check..how many of you are aware that the management is suppose to allow us to form our own Joint Body as a committee within 12 months of the CF release?

You are so young... but why choose AHIII? due to bigger size and Freehold?

if own stay then should not be a issue then ... just the road accessiblitiy is not convenient...

but nearby is developing SuperLink and futsal stadium also nearby..

If ur planning to buy AH3, read this thread from page 1 to last. AH1 owners I think are luckier compared to AH2 owners. AH2 have A LOT of problems. The traffic jam in that area is...acceptable, happens only near the town heading towards South City. Anyway which place in KL has got no traffic jam nowadays? So considering that, this place is not bad. You get a lot of nice chinese food around this place, you have futsal/badminton court nearby, quite peaceful environment, a 'proposed' MEX highway connection (not sure it will happen or not) nearby so easier access to KL/Putrajaya, free hold.

Pool is not bad, but not deep enough. Gym facilities? There are none, meaning none are in working condition, unless you only want to carry weights. All time 'out of order' paper stick on the threadmills and bicycles. Believe it or not, it has not been replaced for more than 1 year smile.gif

So, that's my comment on AH. Think hard and make a wise decision for yourself and your family. And yeah, this developer Premier Consortium is blacklisted by Kementerian Perumahan Kerajaan Tempatan (KPKT) for some compound issue. Feel free to do some research on KPKT website. Does it mean they have no money? Does it mean AH3 will be delayed for another extra 6 months - 1 year - 2 years - 3 years? I don't know.

I'm calling all owners of AH block 1 & 2. There will be an AGM for all owners which is happening on 8th October 2011 10AM, all owners of all blocks please come and demand for our rights. They give us 'Luxurious lifestyle', we demand for 'Luxurious lifestyle' ok? Thanks!

So far, my unit in AHII not much defect and maybe I am on lower floor.
The defects are on balcony paint worn out as its not weather shield painted, some water marks near third room windows wall after rains and known issues is the finishing wall not in-line.
My contractor did said I am lucky as other units did faced lots of problem regards to their defects and I did go few of the upper floors and notice lots of sticker defects...
Btw, the fish pond near the mini fountain is look like a mini "Sewage" and its an eyesore when looking at it.
Latest problem is where there is a water leakage at the entrance of AHII lobby and the plaster ceiling just worn out cause ugly sight plus there is a mini hole on some walkway on plaster ceiling.. wonders what lives in it ?
We do hope for 'Luxurious lifestyle' as what state in the brochures instead of the opposite meanings......

Area was peace and quite for now at AH area. Notice about the small foutain near fish pond, as it look like Sewage and Yikess!!!

That is a bad impression for me as a visitor to AH surroundings. The Security guard at entrance is lousy in speaking English and rude! this is because when I asked for short permission to visit AH surrondings as a potential buyers, but he asked me: I can permit you go in, but what you can do in there? What you want for visit???

Damn security guard!

I am still considering for AH III initially but after looking at this forum post, I have fully decided not to put anymore interest. How can I invest if the developer was black listed. No wonder they are publishing any advertisement and just selling all unit slowly!

Hi cute alex, nope, mine is not a corner lot.. it is facing the lift door..middle unit..
yea, its way worse than what people think..i am so frustrated with the developer that i have even put up notice in my office boards saying not to purchase the unit..cause i saw lots of pamplets on this unit being distributed there..by kenny and another guy..

I can't agree more with whatever you have said. True, if they can't even do a proper set up for a normal unit below water tank, I can't imagine how the hell will the AH3 with sky lounge be? Probably they get to bathe in their house everyday, without paying water bill cause the water from swimming pool will be flowing 24/7 to the units below. Project Manager has resigned, the Management defect guy, Sam also has resigned. Now left that fat man Ah Sang, which i think is totally hopeless cause from what I heard from few people, this guy likes to be tipped in order to do your work fast, but I don't think it's the right thing to do. We pay so much to get a condo in a good condition, and in the end are we suppose to tip them to repair their own bad work???

The only thing that probably is good about this place is the environment which is surrounded by trees and probably the exterior look of the condominium, i mean the "pangsapuri kos sederhana". But that too has lots of flaws. From the time I purchased AH2 last year till now, one year to be exact, the gym equipments have not been repaired. And when I asked the maintenance office, they said they can't do much cause the maintenance money goes to the developer's account first and it's really very hard for them to get the developer to cash in the money for the maintenance, and the boss (developer, if i am not wrong his name is Jason) keeps saying he wants to buy new machines all together, but I highly doubt it. This is what I heard, but not sure how far it's true.

Me and my friends that bought the units there are all planning to attend the AGM to thrash those people. Anyway, can I know if you are also in the aman heights community forum? I have registered for it last week, but till now the moderator has not activated my account.

If you don't mind, how much did you pay for your booking? The last time booking I only paid RM 1 000. If I were you, before I sign my SPA, i would just burn the booking money. Looking at the condition of the units in AH2, mine and a few others, if only we knew this problem before, me and my friends would have just burnt our booking fee. Please think wisely before you commit yourself further to this stupid project by a irresponsible developer.

You can buy other properties, either lesser price or around this price with better quality. Don't be fooled by their nice landscaping. The building has leakage EVERYWHERE. They still have more than 40 units not repaired for more than 2 months. No one there is reliable. Salesguy kenny is a blardy conman, real basket and the sales manager even worse. When need us to do payment, can be sarcastic. When in problem, everything also she don't know how to handle. Ask to prepare documentation, she can't even understand simple English.

Luckilly i cancel the booking for aman 2 2 years ago...if wan serdang condo, i think go for completed villa park, or villa pavillion is better choice...at least no so much defect

apartment or medium cost aprtment still between this range la...

Errrm....maybe AHII is suck....but AHI overall is ok....so far so good...

this is terrible & scary if Smileey mention almost everywhere is leakage...poor workmanship...

then AHI should be expensive than AHII ? hahaha...

So, Smiley...what is your soultion now? you plan to sell off or fix and stay?

However , I've view my unit 2 times before , there aren't much defect , in fact , nothing significant at all that need to be bothered . Workmanship passed , nothing major on wall lining etc . Haven't installed any water equipment yet , so no comment on this yet . It's on 10th floor , corner unit .

I'm aware that you really can't get away with complaints wherever you go/buy/purchase .

Ok , so far , although haven't move in yet , never knows . No major complaint yet , I didn't spot any wet surface yet on the walls during my visit . This could change , therefore I don't dare to give further guarantee .

Considering the major complaints so far , I don't really see it from the unit Im going to buy . Cracks are minimal and insignificant , and you can't really tell there's problem with the wall joint . Please don't judge it from the video , because any lines can go distorted during motion records .

Despite that , I just received news that my loan hasn't been approved yet , I thought it was done because my dad is the one arranging it . I'm just a joint applicant with him , so , decision can still be changed . This is my view so far , just to share it with fellow new buyers or potential buyers alike. smile.gif

Honestly, I think you should. Because if you were to come and view at least 3/4 of the units in AH2, I am sure you will realize your money is not worth it. Do you I called my contractor to do plaster ceiling and he showed me how crooked is wall lines that by doing the cornis for plaster ceiling, it will be ugly and a waste of money? So you can imagine how bad is the work.
I think the amount of money you gonna pay for AH3, you better go look out for a town house which will cost around the same, or slightly higher but with good developers it will be worth the money. You can also try koi tropika in puchong, maybe its around 230k but good workmanship and good location. And like the suggestion below, villa park and villa pavilion looks good. But I have not viewed any unit inside, so a bit hard to tell about the quality. THINK hard! Don't waste your money and time with some stupid developers and stupid salesman in Aman Heights.

Hi, are you buying from the developer or an owner? Well, I know a lot of unit that at the first visit, it was bad paint work and small defect which later after like a few weeks or month, started having major problem. Maybe your particular unit has been repaired by the management. But that does not guarantee a good workmanship for the units in AH3. And considering the fact that the materials and plan and size of the units of AH3 is gonna be exactly the same as AH2, I think it is not worth paying that amount of money for AH3. Because I have seen way better units for lower price before. Believe it or not, I have a relative that bought a Sime Darby medium cost apartment for only RM120k and the workmanship is so good. Only thing there is no facilities. But the workmanship and quality of the unit, beats off AH2 which I paid more than RM250k. So as a buyer I think you need to do proper research before buying. My mistake was I was fooled by one of the sample unit the salesguy Kenny showed me in AH1. That was in good condition, and I guess they reserved the one good unit to fool purchasers of AH2. And biggest mistake, there was no research done on the developer.

Hi , Im supposedly to buy it from the owner . To be honest here , I had viewed 2 other units as well , and they are quite similar to the video I posted . No significant complaints .

And there is one thing , the unit has been repaired by management ? I thought the management don't give a damn about repairing ? Isn't AH 2 just got completed in June/July ?

Well, if you think so then go ahead and buy la. Well can you imagine if in AH2, out of 10 units at least 7 units might have bad defect, then do the maths of how many units there in bad condition. Problem is maybe are not aware of this thread. Maybe you should attend the AGM they are going to have in order to know the problems there and if things are as smooth as you think. Spend a whole day in the maintenance office looking at the number of people walking in with frustration or complaints, then you would probably see in depth this issue. Anyway, its your house,your money. So make a decision that you think is worth it.

Hey, since you are to optical about the developer and the unit, perhaps you should go ahead and just purchase the one you saw. Then maybe can wait and see the problems that come with it.
Like I said, if you doubt so much of what I am saying, spend an entire day waiting at the lobby of the guard house, or walk into the the Management Office on a day you see lots of people, and observe what are the complaints about. Or another solution, try an attend the JMB meeting. That would be something you witness for yourself.

This is what I will do , probably during the weekend .

Another thing is , I wonder how much one can tolerate defects . A few scratches here and there or until a whole crack on the wall .

Truth is, there is no perfect home in this world. Out of 10 houses, 10 houses will have defects in them either small or big, you can't escape from this, this is reality, unless you build your own house from scratch using your own contractor and civil engineer, but how many people can do this?

We understand this problem, all units are expected to have some small defects, which is acceptable. Acceptable in my dictionary means, those tiny holes on walls near power points, some small scratches, some unevenness on wall finishes which is not obvious to the naked eyes unless you put your head close to your wall until you can kiss it and observe it closely, some bad paint job (which can be easily repainted), things like that. However, what we are experiencing in Aman Heights Pangsapuri Kos Sederhana are problems like water leakages from ceilings, walls, floors, water marks keep occurring after 'repairs' done, walls are not straight, floors are not even, water tank setup which doesn't seem to have any safety measurements built into it, these defects are not called defects anymore, they are the result of a massive flaw in building designing and execution by the developer themselves, because they are too money greedy and neglect the basic necessary need to be done on a Pangsapuri Kos Sederhana !

For those who wish to buy AH2 or AH3, think hard and wisely before making your decision. Are you willing to run to developer's office, management office, KPKT, MPSJ everyday to submit your reports, make complaints, type your own letters for KPKT, management, developer, so many documentations, so many headaches, so many problems? If you are, then you are most welcome to purchase the great Aman Heights Pangsapuri Kos Sederhana. You are risking your future and your money.

I agree that not all units have problems, but if 40 out of 100 units do face these major problems, what are the chances of your unit having at least 1 serious defect? 0.4 is considered high chance in this situation, but then again it's your choice.

Regarding facilities, I went to the gym and found out that none of the treadmills or the cycles are working, and yes it has not been repaired or replaced since last year. I wonder what the management are doing with our maintenance money? I do know that our maintenance money is being used to pay the cleaners, clean the pool, preserve the plants, cleaning of the whole area of AH buildings inside and outside, and also to pay the salary of management employees, and some other maintenance works. But this also includes servicing or maintaining of gym facilities as well, so there should be no excuse whatsoever from the management if it is still not yet being repaired. I will bring this issue up during the AGM and demand for answers and explanation of where our money goes. After reading another user's post here, I checked out the games room, and found out that we need to insert coins to play the pool? Why do we need to pay extra money to play games which is included as facility in our AH which we are paying the maintenance money? It doesn't make sense, because there is no difference between me paying 2 times to play the pool, or go to a snooker center and play the pool. This is nonsense.

Since I already buy this unit, I have no choice but to continue to live here. They take our maintenance money every month and without failing send the letter on time asking us to pay the fees, but what I'm asking at the least from the management is that they justify their roles as the management and do things properly. If they don't do it flamboyantly is fine, I just want them to fulfill their basic roles as management to look into things which need to be repaired or replaced. This is the most basic thing a management should do.

urs is subsales is it, how come until now also loan havent approved? i think ur floor is the lucky floor.. i notice in the AM2 development stages.. there are a few weeks where it got stuck for so long at a certain floor but some other floor go up very very fast..

So considering that, this place is not bad. You get a lot of nice chinese food around this place, you have futsal/badminton court nearby, quite peaceful environment, a 'proposed' MEX highway connection (not sure it will happen or not) nearby so easier access to KL/Putrajaya, free hold.

Pool is not bad, but not deep enough. Gym facilities? There are none, meaning none are in working condition, unless you only want to carry weights. All time 'out of order' paper stick on the threadmills and bicycles. Believe it or not, it has not been replaced for more than 1 year smile.gif

So, that's my comment on AH. Think hard and make a wise decision for yourself and your family. And yeah, this developer Premier Consortium is blacklisted by Kementerian Perumahan Kerajaan Tempatan (KPKT) for some compound issue. Feel free to do some research on KPKT website. Does it mean they have no money? Does it mean AH3 will be delayed for another extra 6 months - 1 year - 2 years - 3 years? I don't know.

I'm calling all owners of AH block 1 & 2. There will be an AGM for all owners which is happening on 8th October 2011 10AM, all owners of all blocks please come and demand for our rights. They give us 'Luxurious lifestyle', we demand for 'Luxurious lifestyle' ok? Thanks!

I am one of the unlucky AHII owner too, will come for sure for the AGM to demand our rights. If I can choose i rather want a decent condo with defects free instead of 'Luxurious lifestyle'. My house water pipe is leaking everywhere, from master room to kitchen, and just recently found out water from toilet outside is leaking into the room next to it, due to the improper water proof work. And my house also having the same problem like almost every owners in AHII, uneven wall and crook lines between walls. To get those buggers to fix a defect is more difficult to move a mountain, always give lots of excuses trying to delay the work.

My advise to all potential buyers of AH III, don't buy here. Even if you already paid a deposit, try to get it back and cancel the booking because eventually when you collect the house, all you get is just frustration and angers and less-that-low-cost-flat-quality house.

I think All AMII owners should have press conference with the politicians. Because only one or few owner did the complain with KPKT, MPSJ. That not power enough. Should gather all the defects problem with this developer and also the government.

Halo, i juz plan to purchase Aman height 2. it on 6th floor, do anyone can comment on the work (only 6th floor)?? I can accept there will be more defect during the end stage due to the developer rushing to complete the block. but it should be less defects at lower floor, right?? juz my own opinion. can anyone comment on this?? Thanks

Yeah , defect seems to be getting less towards lesser floors . I've been to 1st , 10th , 11th and 14th floor .

wah..so many defects on AH II? When i got my unit at AH I, i also have some defects, luckily i met their main contractor and have him follow me to my unit to fix the defects in few days. Till now i din get much complaint from my tenant except some inconsiderate middle east tenant few floors above my unit that are noisy at night and throw ciggie butt from their balcony and end up on my unit's balcony.

Eww, so many problems this Aman Height. I was looking around Bukit Jalil area, Savanna, Covillea and all are above RM400k. A friend sent me a link on this Aman Heights and I googled around. At first everything sounds impressive. Stumbled upon this thread and started reading. My dear... did not realise there are so many defects problems such as water pipe concealed in the walls leaking, uneven patches of paintwork on walls, misaligned walls, and leaking everywhere in the house. Sounds like a nightmare to me.

So far Aman Heights II is the problematic one. What about Aman Heights I? The concept of lifestyle condo sounds good but the execution is poorly done. Low-cost apartments may not have as much problems as this Aman Heights II if quality is adhered to during construction stage. Looks like the developer and building contractor are not too professional when compared to big players like Berjaya under Vincent Tan.

This is a major problem and not only my unit and my neighbour is affacted, but another unit beside corner unit on my floor is also affected, and many other units in different floors are facing different technical issues such as aircond piping leakage, etc.

I am planning to take this issue to the authorities since developer don't show any support and very inefficient after sales service, make sure this developer pay for what they have done. Always thinking about money and saving cost, but cause problems to their customers, even risk or dangerous situations which may happen due to the faulty water tank setup on floor 26. These are money minded blood sucking pigs who should be blacklisted by government and the company should be closed down permanently!!!

Please owners of AH, beware and be alert, the whole bunch of developers, maintenance people , salesguy everyone is a crook and lie so much that even Pinocchio will be ashamed of them.

Sorry to hear your predicament. That is a nightmare every house owner would want to avoid.

You have made the right choice in bringing this matter up to the authorities. Usually the authorities are a bit slow in their work and need to be pushed. Some authorities might have "connections" with contractors or developers too, if you get what I mean. Don't want to elaborate that too much.

Another method is to highlight your dilemma in the press ie. Star Metro.

My cousins unit in AH I low floor is ok. No issues on the unit. Bought at 160k. Worth every dime spent.

I doubt there is any issue since never seen any AH I for sale last time I checked cause I was interested in it except Bumi units. Just avoid top 2 floors close to the water tank just to be safe.

I never buy any units that is on the top or 1 more level below and also ground and level 1 No matter how cheap or how premium the price. Just to lessen the risk. Piping and clogging is always an issue in high rise. Too high might get u leaks, too low might get u stuck pipes and overflow might happen.

I think AH1 is probably less defects as i went to view AH1 before i bought AH2. Till today my wall still wet and they insisted is not paip concealled within the wall problem. They never hack it and fix it. I have decided never to stay there anymore.

I bought a unit at AH2, checked the defect and sent out notice the 31st day, The defect finished within 14Days, all major things rectified except the lighting cable at toilet did not penetrate through ceiling. The sales manager (A-si-Ter) even called me to informed the completion to me and sent out an officially letter.
Meanwhile my letter juz `nice' to help on me. My bro-in-law also bought a unit there, done the defect checklist a month earlier than me, but without send any notice after 30 Days, ended up now still not finished yet.

However now i am facing another serious problem, my second bedroom wall is growing fungus. Because the water leakage at shaft of common bath. Now, a big watermark on it~! I already sent out my second letter to them, see what's the response.

Hi Jason,
My suggestion, take some time to type out your complain letter. Attach all your documents and walk in to Putrajaya KPKT.
It takes less than 30 minutes. And believe me, after I wrote in my complain to them, within the next 7 days there was a letter
from KPKT to developer asking them the solution on this problem. And as per what the Pengarah told, if they get many complaints
on the same issue, they will walk in to aman heights and do an inspection, and that will leave the developer with no choice but
to repair it as per what KPKT instructs them. You have paid to stay there, might as well take this extra mile and just proceed with the
law. This kind of developers needs to be taught a lesson.

Hi Thiansc,
I would suggest the same to you. First do a documentation on all your defect, with pictures. Also list down what are the rectification you are expecting from them. Print out (colour printing) for pictures. Walk to the Sales Manager Esther and make her sign in. Don't buy her sarcasm and don't be soft with her. Raise your voice a little and make her sign in cause I witness someone doing that when she refused to sign and she ended up signing in.
Next step, type a complain letter to KPKT. Put down in order first date you reported the defect, and that when you collected the key you were not happy cause more defects, etc.
Submit the attachment signed by Esther along with your complain letter to KPKT, go to the 30th floor if i remember correctly. They will ask you to fill up a form, and submit your attachements.
Within 7 working days, letter would be sent out to developer. Developer has no choice but to reply to them what they did to repair and if you know its not true and you are not happy, reply back to KPKT and KPKT will walk in to aman heights and inspect ur unit as well as all those has complaint. This will put the developer in deep shit and they MUST adhere to what KPKT wants.
At my end, I already did all above and now I am waiting for the developer's reply to KPKT. But the repair was done better when they knew we had wrote in to KPKT.
The job at KPKT will only require less than 30 minutes of the time. So please do it, so that this developer has some fear towards the purchaser.

Hi Smileyyy, those defects that i reported already done about a month ago, but i not yet receive any official letter pertaining to the work done. Just 2 days ago i found another defect, a major one i think. Some floor tiles in the room next to the shared bathroom is a bit wet, suspecting water leaked from the share bathroom. I have asked Faizal, the new guy who replaced Sam, to check out the problem and get someone to fix it, and again he is trying to play the delay game, always claimed that the guy that responsible for plumbing is not free and have to wait until he completed his current work then only can come and fix mine. For my case do you think i can write to KPKT as well?

Actually it is absolutely normal with defects for new house, the problem is in AH II, those people do not bother to come to your house and fix it with 30 days as stated in the defect form, instead they always give you lots of excuses trying to delay the work. If you really bought AH II, just make sure the unit that you going to purchase already got all the defects work done.

For a new house that just collected keys couple of months ago, the water pipe already leaking, and this problem is facing by majority of the units in AH II, consider how bad the quality of the material they are using. I am thinking what will happen if I stay here for couple of years? At first I am really excited waiting to move in to my new house, now probably I have to think twice whether should I just sell it off!

Yes, I think you can try to go to the KPKT as well. Because they have a column that you indicate what is your problem and I indicated "kecacatan mutu kerja". So what you basically need to write in your letter is the first time you made a report on your defect, and when it was done. And then put in that you are still very unhappy about the work they did because again defects occurred and this time a major one and explain a little bit on the defect. You could also add that this problem is not faced by you alone but by majority of the units in AH2 and thus you require the relevant authorities to make a site visit in order for the developer to rectify their defects and not just do a temporary repair as solution. Once done with the complain, wait for 14 days and then if you updates, you may call KPKT and get an update. Last time during my problem, the person in charged in KPKT told me to a report fast and not delay. Cause I think they will compile the complaints. The more complaints that go to the KPKT, the better for AH2 cause that means the authorities need to take action.

Hahaha. That's funny.. "AH II got night support "..probably developer trying to get some project overseas and have a 24 hour support to standby other countries working hours...JK..
By the way, it is true that Ah Sang selectively helps the owner..and I heard he favours those that tips him..but then again, no guarantee that the problem will solve..The problem with this people, IF they do a fast repair, they do a very cincai job. It's not just about repairing your defects, it is about doing a proper job so that the problem does not reoccur and that was why I was pist and went to the KPKT. Cause the first time there was leakage, the repair was done and they tried to push the key to us fast. But then luckily I did not collect the key and true enough a week later there was a leakage again. This made me proceed to the ministry as I realized the developer was just fooling around with us, purchasers.

I owned a unit at AH I, so far **touchwood** nothing serious..all defects done before my 1st tenant move in..plan to sell my AH I once my current tenancy end..hehe..PM me if gt any interested buyer.. tongue.gif

Ya almost same here. My unit they hacked it and left. They said need to wait for tiles and so on. Second day, one of the workers came and waited half an hour as that time no one at home. He is damn pissed off and reluctant to come back on the same day. However, i got all the numbers for each group "supervisor" and called up one by one to rearrange everything. Till now they have plastered back and i hope there is no further leaking. WTF really!! I have to "ponteng" my work and monitor them for few days.

walao, AH2 really got many problems, one owner asked me to help him sell his unit at 25th floor. he tells nothing till i said i heard many defects there. wth......

somemore the price is not a good price, oh no.

About the salesman mentioned by Mr. VJKanth, I cannot agree more.

Was asked to pay a huge sum of booking fees.

I will continue to post more ASAP regarding my "misfortune".

Now I'm a happy buyer of Platinum Victory Phase 6.

Hi All, I'm one of the Aman Heights Condo subsale buyer. No doubt I received the unit with defects. I have follow through all the hassle from Ah Sang till Faizal. At least so far all my defects are being fixed together with the leaked. Will start my renovation anytime next week smile.gif

Good luck in getting the rejection. There are many other places worth the money you pay.
After all the hassles, problems, defects, etc this place is a bit peaceful and quiet now.
Many people have started moving in, JMB already change hand from developer.
Looking forward for JMB to carry out its duties responsibly, we all have their backs any time.
Many proposals and suggestions are coming regarding safety, hygienes, organization, general issues, etc
Let's all try to make this condo a nice and convenient place to stay for everybody.

Sorry but this Premier Consortium management office service is as lousy as you can get ever. If you're lucky you will be served well, but most of us have experienced very bad situations with many of their sales person and management people. Good luck!

BTW people, how come Aman Heights II lifts are always out of service, and seems one of the lifts has problem. It stops halfway and goes down/up by itself??? Has a mind of its own. What a terrible service, we pay so much but get shitty lifts not maintained properly.

this seem to be quite interested condo.. the only things i hate always was the bridge under the LDP where almost everyday when i by passed Cyberjaya there always jam heading to equine park.. Can another suggest if there is a plan for building additional road?

From Cyberjaya, you can use the SKVE access and cut exit at Sierra 16 to avoid the massive jam at the bridge.

ya..finally..haha...they have some tea party for AH coming weeks right? just only sold, but from my previous experience for freehold it took about 3 months to complete but can further delay to another month which stated in SPA. Buyer is chinese. smile.gif

As for the duration for the process, it took me now 5 mths and still pending from signing the booking form. The lawyer tat ur buyer choose also make a difference. My 1 is damn fcuking slow!!!

Indeed 315k for Block A is consider very good price since the lauching price at that time are quite low.
What booking form?? Agent booking form or S&P?? You use buyer lawyer?? whose fault? buyer or seller or lawyer?

You need to refer back your S&P. Can't recall if such clause exist related to penalty since this is buyer appointed lawyer.

I'm using buyer lawyer too but i recommend the buyer lawyer to the buyer wan..hopefully it will went well coz is only 2-3 weeks now..

i go there every week to observe and took photo of the progress of AM3 ler.. sweat.gif
and i m piss of with the amount of car park all over the place outside of Aman heights... car parked outside only mean two things... got lot of tenant who rent... or got people dont wanna pay maintenance fee.. right? but it could also due to 1 house rent out to more than two person each person have 1 car.. car park given only 2.. so the rest have to park outside... sweat.gif

I am just wondering is there any defect from AH II until now? I have checked to KPKT website. The developer is no longer being blacklisted. I have purchased AH III. Hopefully it wont have the problem as what you guys commented for AH II. It is terrible.

Anybody got termite problem in AH block B ??? My kitchen is being attacked by termites now and I suspect it's due to moisture on the wall, floor, ceiling, which is caused by leaking pipes. Hope it doesn't spread around to everybody's house.

Thanks for the info but sorry for the false alarm. It was not termite problem I had but rather just spiders and some other insects, and their "shi-shi" which was white color and I thought it was termites...phew! Luckily no termites...

Anyway, anybody else face phone coverage line problem at AH? DiGi line seems to be the worst of all, sometimes my phone line coverage bar is 0 even from inside my house!!! Terrible and very inconvenient...cannot call out or receive call unless I go to a certain spot in my house...I think other telco lines are better...any feedbacks on this? TQ ;-)

Goodto hear it is not due to Termite. Digi coverage in AH is really bad. Better switch to other telco so far Maxis and Umobile so far so good. Btw this topic also being discussed in Aman Heights forum biggrin.gif

sam case lor... i went there and check at the progress... seems like stagnant.. .or very slow progress nia.. not much change on the outside.. hope there are some improvement in the inside.. the top floor (sky lounge and pool i doubt is being work on yet)

Sigh this is not a good news at all. We just want to stop renting and move to the new house this year. From what you said it seems unlikely cry.gif . Anyhow, block A and B also late delivery? if yes, any of the owners here successfully claim for LAD in full amount?

i think it is partly due to the work hour permission for them also la.. due to the fact tat am1 & 2 already have tenant, the developer cant do work 24/7 also.. most of the working hour i think is jus 8-5 then weekend only saturday...another issue is am3 is located up the hill so the lorries need to keep go up and down carrying the material.. quite sad also .. comparing am3 with other project like zeva, univ360, and one south there... their progress are damn fast... jus finger cross it will be done within this year with minor defect..

I am just tenant here, and might be not cont to stay here for 2 years since the Unifi service was bonded for 2 years contract. So i hope can rent frm unit nearby for wifi la haha..

any current owner can retify one concern here... lack of security check... i c people jus walk in like tat , and the guard jus ignore , no question asked...
aman heights facilities undergoing renovation is it? i saw the pool like no maintain jer... all water feature... so call koi pond collecting rubbish and mosquito.. u guys still paying the maintenance fee?

Should be centralized, you may check with MO.

3. What is the market price for car park renting?
Last I heard is RM100 from MO, but rent car park is limited at the moment.
