After 30 Days OF DLP, you should write in a notice letter to 1. Developer - inform them expiry of DLP 30days and inform that you will rectify the defect by third party of contractor (with quotation attached and pay your owns 1st). Notice within 14days, if they still do not start work on rectify. you can engage your others to do it.
2. stakeholder (should be YeeHow & Tan) - to stop issue remaining 5% sum according S&P agreement. (you can deduct the rectify cost which u paid earlier from this 5%sum)
