Once you step out of AH, it's a different world. You see rural chinese kampung and you must go through 5,342,800 humps before reaching the main road. The traffic jam in that area is...acceptable, happens only near the town heading towards South City. Anyway which place in KL has got no traffic jam nowadays? So considering that, this place is not bad. You get a lot of nice chinese food around this place, you have futsal/badminton court nearby, quite peaceful environment, a 'proposed' MEX highway connection (not sure it will happen or not) nearby so easier access to KL/Putrajaya, free hold.

Pool is not bad, but not deep enough. Gym facilities? There are none, meaning none are in working condition, unless you only want to carry weights. All time 'out of order' paper stick on the threadmills and bicycles. Believe it or not, it has not been replaced for more than 1 year smile.gif

So, that's my comment on AH. Think hard and make a wise decision for yourself and your family. And yeah, this developer Premier Consortium is blacklisted by Kementerian Perumahan Kerajaan Tempatan (KPKT) for some compound issue. Feel free to do some research on KPKT website. Does it mean they have no money? Does it mean AH3 will be delayed for another extra 6 months - 1 year - 2 years - 3 years? I don't know.

I'm calling all owners of AH block 1 & 2. There will be an AGM for all owners which is happening on 8th October 2011 10AM, all owners of all blocks please come and demand for our rights. They give us 'Luxurious lifestyle', we demand for 'Luxurious lifestyle' ok? Thanks!

I am one of the unlucky AHII owner too, will come for sure for the AGM to demand our rights. If I can choose i rather want a decent condo with defects free instead of 'Luxurious lifestyle'. My house water pipe is leaking everywhere, from master room to kitchen, and just recently found out water from toilet outside is leaking into the room next to it, due to the improper water proof work. And my house also having the same problem like almost every owners in AHII, uneven wall and crook lines between walls. To get those buggers to fix a defect is more difficult to move a mountain, always give lots of excuses trying to delay the work.

My advise to all potential buyers of AH III, don't buy here. Even if you already paid a deposit, try to get it back and cancel the booking because eventually when you collect the house, all you get is just frustration and angers and less-that-low-cost-flat-quality house.

I would suggest the same to you. First do a documentation on all your defect, with pictures. Also list down what are the rectification you are expecting from them. Print out (colour printing) for pictures. Walk to the Sales Manager Esther and make her sign in. Don't buy her sarcasm and don't be soft with her. Raise your voice a little and make her sign in cause I witness someone doing that when she refused to sign and she ended up signing in.
Next step, type a complain letter to KPKT. Put down in order first date you reported the defect, and that when you collected the key you were not happy cause more defects, etc.
Submit the attachment signed by Esther along with your complain letter to KPKT, go to the 30th floor if i remember correctly. They will ask you to fill up a form, and submit your attachements.
Within 7 working days, letter would be sent out to developer. Developer has no choice but to reply to them what they did to repair and if you know its not true and you are not happy, reply back to KPKT and KPKT will walk in to aman heights and inspect ur unit as well as all those has complaint. This will put the developer in deep shit and they MUST adhere to what KPKT wants.
At my end, I already did all above and now I am waiting for the developer's reply to KPKT. But the repair was done better when they knew we had wrote in to KPKT.
The job at KPKT will only require less than 30 minutes of the time. So please do it, so that this developer has some fear towards the purchaser.


Added on September 9, 2011, 11:23 amBy the way, just to check with the purchasers of AH2, have any of you received any letter from the laywer requesting you to pay a certain sum for strata title? My friend said he just received a letter to pay RM2600..I have yet to receive mine...

Hi Smileyyy, those defects that i reported already done about a month ago, but i not yet receive any official letter pertaining to the work done. Just 2 days ago i found another defect, a major one i think. Some floor tiles in the room next to the shared bathroom is a bit wet, suspecting water leaked from the share bathroom. I have asked Faizal, the new guy who replaced Sam, to check out the problem and get someone to fix it, and again he is trying to play the delay game, always claimed that the guy that responsible for plumbing is not free and have to wait until he completed his current work then only can come and fix mine. For my case do you think i can write to KPKT as well?

Actually it is absolutely normal with defects for new house, the problem is in AH II, those people do not bother to come to your house and fix it with 30 days as stated in the defect form, instead they always give you lots of excuses trying to delay the work. If you really bought AH II, just make sure the unit that you going to purchase already got all the defects work done.

For a new house that just collected keys couple of months ago, the water pipe already leaking, and this problem is facing by majority of the units in AH II, consider how bad the quality of the material they are using. I am thinking what will happen if I stay here for couple of years? At first I am really excited waiting to move in to my new house, now probably I have to think twice whether should I just sell it off!

To share with you all, my neighbor also has water leaking problem from ceiling in the master room bathroom, and the owner called Ah Sang at night, immediately Ah Sang sent in his guy to check on the problem, I didn't know AH II got night support also?? Apparently this Ah Sang fella selectively helping the owners to solve their problem...

As I know Ah Sang lost in the power fight with Faizal, the guy who supposed to assist him...

My house also got leaking in the master room bathroom, and the developer came to hack the wall on the same day i move in, really WTF!! Now 4 days are gone and they only finished half the job, really speechless...

Another thing to share is my neighbor rented the house to a group of Nigerian! They installed the aircon compressor outside of the middle room window, and the fan is facing directly to my window, so whenever i open the window in the middle room, i get to "enjoy" the hot air from my neighbor, WTF!! I have complained to the management, hopefully they can do something about it. With African around, somehow i feel less secure, as they have causing lots of problem in other places.
