actually 480k is now a done deal for high floor units........foresee upon M-Sentrals launch TS will ask averagely above 500k.......... wink.gif

anyone living or went there last sunday morning
shoplots below blasting music most likely arabian. u guys can tahan? can hear up to mid floor.
masterroom can hear the most. headache and irritating. quickly cabut..

guardhouse barrier rosak also no one bothers to fix? rclxms.gif
still can go 770K??

Then at 10.30pm last night we locked down on a unit for 462K almost 20th floor facing pool and was zooming in for the kill.  Agreement with agent to meet 9am today at guard house of TS to sign up and pass cheque while a quick view of the unit (just to make sure flooring etc are ok). After all this and negotiating all day, at 11pm agent calls back - someone just snapped up for 470k so owner has taken this off the market.  mad.gif

Sigh - how? ok so let's be persistent. at 11am one of my agents who works close to me calls - A2-11-03 available for 470K but she said too late to call owner. I advised her to call first thing in the morning and close at 460K and if cannot raise up to 463K as final price.  She calls me at 9.05am and advises can max only go down to 465k (which I agreed) but she made a mistake cos the unit was a block A1 and not A2 so I said I will wait this out and let's see what comes up.

Later in the day - another agent called and said already nego for 470k on a few units but need more time to close at my price 465K.  Then the agent who did the error on the block number called for another unit - matching my requirements and being a corner unit - and has nego the price from 475 to 470. I said still not my price so she went back and got it for 467K and advised me to sign cos she said got another buyer already giving cheque for 470K tonight but since still not confirmed, can go ahead with 467K.  After more nego, she said ok 465K and she will top up the owner from her commission (I've given her more than one deal so she was totally fine with that)

And finally - owner as signed my first TS unit for 465k.  This by far has been the most exciting buy I've dealt with.

Of course - to Pai who has helped me maneuver my way thru this - thank you very much for some of the lessons and guidance! notworthy.gif

TS unit at 465k ? This aint a good news for TS owners .. They want to hear u closing at least 500k .. but dont worry, TS price will continue to shoot up .. Like Pai said 770k is just a matter of time .. i think 1MILL is also possible for TS !! It's just a matter of time .. thumbup.gif

Latest update:

Mid floor int unit below 20th facing pool : 470K. That means if u sell ur unit 1 week later, the price up about 5K.

i went to ts... saw 3 units of diff view.. only m happy with block b1 unit 3A.. high floor... guess how much?
if u hv been to block b u will find the diff. b is so windy. i guess the 4x4 cluster in a1&a2 block air flow.
corner unit facing med centre. not big prob. the med centre dont look like med centre when i was there. hv to "find" where is the med centre! lol... but if u pantang take above 28F. our eyelevel will naturally not drop down too much n so "cannot see" the med centre.
my opinion, if u like pool view, take below 15F, too high difficult to look down comfortably. if u like vast view, take block b above 22F...

Agreed.

Prevously I stay in OG heights and the maintenance is 100% better than this one. The common corridor is being mop twice a day and my wife commented that the corridor is even cleanner than my unit's tiles.

Your parking lot must be on the ground floor. When I go to mine at 2nd floor, it is always empty.
