My take :

1. Location is excellent with LRT and monorail within walking distance.
2. Developer has got quite a decent reputation in Penang and KLCC area.
3. Very reasonably priced.

VERDICT : Buy, Buy, Buy smile.gif

On that note would like to add that ALL undercon projects will have delivery risk. Prospective buyers should due full due-dilligence on location, developer and future prospects.

Buying something affordable with LRT connectivity............is a no-brainer smile.gif

just back from the sales office. sales rep told me 60% of units for block A are all gone. all kl view units frm level 11 and above are habis whereas for pool / titiwangsa view, all units from level 20 and below are botak.

bookings only reserved to VVIPs now. i was told to sign a form to register for them to call me when it'll be launched. tentative launch date is next week. they'll contact ppl on a 1st come 1st served basis, means if devils signed the form during lunch time this afternoon n me at 5pm, they'll call devils 1st. so to the interested parties, better go to the sales office n sign up quickly, else u might not have a chance to parang here!!

looking at the speed they're selling (10% and 5 floors within 1/2 day - comparing to the time devils went and me), what more can i say abt this project?!  brows.gif  rclxms.gif

that was fast blink.gif

Babana, after Zest, now this Titiwangsa Sentral? notworthy.gif

haha pai kor, i'm super small fry only la compared to u n the others. but similar to most of u guys here, i see this to be a BUY! BUY! BUY! project even though the initial mths after VP will be quite competitive selling or renting it out due to the vast number of units purchased by investors.

say if i get a unit now at RM260k, 10/90 is RM26k and nothing else throughout constrcution period. if i sell for only RM300k immediately (very very conservative estimation, considering the fact that price for block B starts from RM310k) upon VP, i would still untung here. so y put money in FD when u can put it in Titiwangsa Sentral...hahaha!

yea, this purchase is coming only a couple of mths frm zest...dunno if the bank will approve my loan onot also!  whistling.gif
*
like u, im a small fly too... tongue.gif

anyway, had the same thoughts as you. This one is a super value buy, provided I could get my hands on it. Have to pray hard...... wink.gif

One of the sales person was discussing with her "clients" (in front of me) about their choice of units, when to make payment and sign SPA, photostating their ICs... then when I asked her (after I stood there as if I'm invisible for 20 mins), she said "ohh it's not launched yet"... LYING right under my nose.

Disclaimer: All above info are "hearsay" that I got from my visit. But yeah I agree, we have 2 choices: boycott or go there before the sunrise on the launching day.
*
Its not lying, they really have not even launch this project officially. Currently booking is open to their own staff and associates only. The "client" u saw is probably an associate or someone who knows the senior guy from developer. Welcome to the real world sad.gif

With regards of this project, the last thing I'll do is to boycott them......... smile.gif

V disappointed with the show unit. 1'x2' floor tiles for living hall, small kitchen with no wall tiles but louvre window, masterbedroom with small bathtub.
Suppose to sign S&P today, but change my mind now. I doubt the rental can go for RM1500 and capital appreciation of max RM320000 after completion for the current RM260000 type.

boss, pls PM me the details, very interested to take the unit off your hAnd smile.gif

Pai, u so confidence with this high-rise ? no more units left from developer ? I have not seen it yet, since you so confidence, i think i should go an take a look. anyone want to join ?
*
The pricing for this project is quite reasonable, only drawback is the developer's questionable ethics, rookiness and perhaps workmanship.

Definitely worth a look wink.gif

Sorry buddies ! No point to tell you all the unit number as the sales girl told me that the number may still not be confirmed even on the day of signing SPA.
This is also one of the reasons why I am pissed off.
During my 1st visit, I was asked to select 3 units just in case 2 of the units were not available. One week later when I called them, I was told to choose another unit as the previous 3 been taken up. So, I gave them another choice. Last week, I went over to the sales office to confirm my SPA appointment and to view the show unit, but i was told again the unit number may not be confirmed even on the day of signing SPA. What a nonsense !
*
chief, u cant transfer a unit that u dont have, right? hmm.gif

Anyway, dont need the unit number oso, as long as they have reserved a unit for you, Im keen to do business smile.gif

Any name change should be done prior to S&P,  they told me that the developer will forfeit your free car park if you transfer after signing of S&P and all legal fees to be covered on your own.

Anyway,  how much $$$ bawah meja would you guys willing to pay for a unit ? brows.gif

Apparently HLB has maxed out their maximum loan cap for this project, so those who have applied to HLB will have to wait long-long for approval.

HLB now officilally is the worst mortgage bank in my books
