Hi All

Saw a corner unit today Block A2 almost 20th floor facing front (pool side). Shouldn't be a prob closing at 460K.

It does have additional windows being a corner unit. However, it is right beside the medical center and can see it from the bedroom windows.

Anyone have any experience with these units? do tenants and possibly future buyers be put off with the close proximity with the medical center?

Any help will be great. otherwise no issue with the unit. Thanks!

just closed my unit at TS, and this was prob the most exciting property I made offers on. First there were 2 main agents looking for the unit I wanted with my requirements. I spent a whole day with them negotiating the price and terms, etc. Before even locking down on any unit - some which I was negotiating on were taken off the shelf due to owner increase price or snapped up by others. Some of them as follows (this is according to different sources so pls don't start bombarding me if any info is incorrect). These are all pool view units as that was one of my requirements:
A2 corner 18th floor sold 480k
A1 almost 20th floor sold 470k
A2 20 plus floor sold 475K
A2 30 plus floor - owner changed his mind and decided to wait for price to go up
A1 another almost 20th floor sold 475k
A2 11th floor owner only selling 470k nett
A2 lowest floor - still available 430K
A2 13th (13A) floor still available 475k

Then at 10.30pm last night we locked down on a unit for 462K almost 20th floor facing pool and was zooming in for the kill. Agreement with agent to meet 9am today at guard house of TS to sign up and pass cheque while a quick view of the unit (just to make sure flooring etc are ok). After all this and negotiating all day, at 11pm agent calls back - someone just snapped up for 470k so owner has taken this off the market. mad.gif

Sigh - how? ok so let's be persistent. at 11am one of my agents who works close to me calls - A2-11-03 available for 470K but she said too late to call owner. I advised her to call first thing in the morning and close at 460K and if cannot raise up to 463K as final price. She calls me at 9.05am and advises can max only go down to 465k (which I agreed) but she made a mistake cos the unit was a block A1 and not A2 so I said I will wait this out and let's see what comes up.

Later in the day - another agent called and said already nego for 470k on a few units but need more time to close at my price 465K. Then the agent who did the error on the block number called for another unit - matching my requirements and being a corner unit - and has nego the price from 475 to 470. I said still not my price so she went back and got it for 467K and advised me to sign cos she said got another buyer already giving cheque for 470K tonight but since still not confirmed, can go ahead with 467K. After more nego, she said ok 465K and she will top up the owner from her commission (I've given her more than one deal so she was totally fine with that)

And finally - owner as signed my first TS unit for 465k. This by far has been the most exciting buy I've dealt with.

Of course - to Pai who has helped me maneuver my way thru this - thank you very much for some of the lessons and guidance! notworthy.gif

Thanks for the warm welcome and certainly no offence taken.
Nevertheless, I didn't think I was smart. Excited, yes but not smart. That's why I had some good smart help from Pai and to continue to keep learning from all you sifus here, which is why I keep reading on what is on here and on wtf. Thanks!

My recommendation here is to quickly get SPA sorted out..........else if you drag it too long seller might have a change of heart just like what happened to me........your seller possibly hasnt learnt the existance of M-Sentral yet.............so quickly kawtim SPA before they realize that a 700psf development will be launced real soon......... wink.gif

Well your experience tells us one thing......that subsale unit are getting lesser by the day............and owners are revising their prices upwards by the day thanks to strong demand on both subsales and rentals...........contrary to some "claims" that prices will drop, too much supply etc..........

Anyway........saw a A2 unit at 430k..........why didnt consider that unit since entry is significantly lower? What floor is that?

Yes getting that pushed through soonest possible as want to ensure the unit doesn't fall out.

You are right the demand for rental and subsale has been quite exciting. While I was surveying the place out for about a week saw so many agents and purchasers/tenants meeting up at the guard house (I was sitting across at the stall mostly) and this happened every half hour. A lot if going on in TS for sure!

Btw the 430 is on the lowest floor right above the car park. If you are interested let me know I may be able to trace the agent's number back on my phone
