3 years? First thing we need to do after JMB is formed is to raise maintenance fee!
There are only 4 guards during night shift. But we definitely need more than that cause not only they are security guards, they are also "kindergarden" guards to prevent some childish young tenants from playing at pool at 4am in the morning...

Yeah I'm one of the rare "residing owners" in TS...

All owners please choose your tenant wisely - I know the instalment pressure is on your shoulder, but if you rent to tenants that smells like trouble (middle eastern who happened to be students) - it may be a quick fix for your pocket now, but sooner or later, TS will degrade faster than you can spell "rental yield"!

So far foreigners with family are still behaving well. Local students are still relatively ok. But foreign students - BIG NO NO!
We have idiots who bang dumb bells on the floor everyday around 7pm (imagine what that does to your nice tile floors) - stopped after security guard went to warn them.
Pool party at 4am happened last Tuesday morning - security guards went to scold them off after we went to complain at guard house.
And we have renovation contractor smoking in the lift.
I'm fortunate enough to have all local neighbours with family.

To tell the truth, I don't feel like I'm living in a 460k condo. These student tenants are making TS become CHEAP.
I'll definitely work hard to improve things.
But if other owners are not interested to maintain TS, I'm definitely gonna "sell and run" ASAP...

I can't control what other want to do - especially first hand owners who bought this below 300k.
Of course you can go home happily with those cash - I hope you have enough to replace all the tiles and fix your toilet when they move out! whistling.gif
But 2nd hand owners who bought at 450k and above - if you decided to join the dark side, do not be surprised that you actually end up with negative capital gain despite all the LRT/monorail/M-sentral star factors...

I'm an honest owner resident - not interested in all the gung-ho sky high price actions. I just want a comfortable place to live in.
I just don't see how TS is truly worth 450k.
Front gate breaks down (taking turn) every week.
Flooding at corridor whenever it rains.
1-2 lifts out of 4 is always out of service.
Every level has a door without access card system (that you can open anytime), what's the point of having access card elsewhere?
Every other day you have to get the security guard to help you teach some youngsters how to "behave" - they scream, shout, throw dumb bell, party too loud and too late...
And gangster-like contractor and agents "guarding" your main entrance everyday.

To all owners (and potential owners) - do you want to accept a lower rental but decent local family tenant? Or enjoy the extra few hundred bucks now and risk losing tens (if not hundreds) of thousands later in your "never-realized" capital gain?

1. Benz and Carlton - the management company. I asked them about JMB, they say most likely they'll issue notification for 1st JMB meeting by end of the year. Now we're seeing high "traffic" of transactions. So they don't think it's stable enough for JMB. Most owners are too busy selling or renovating or renting to bother about JMB.

3. Just go to TS any weekday between 9am - 5pm. There is a bunch of people "guarding" the entrance for potential customers. As a resident, I just think that they are absolutely an eyesore and harassment.

I just don't feel the "peace and serenity" like I felt when I visited Saffron and Tamarind. I don't even feel safe to go home alone at night, especially when you had to share the lift with a huge group of middle eastern men.
Yeah you may argue that the price is different - but isn't it 700k that we've been talking about??!!
To those who dream to have capital gain - the least that you can contribute to your "dream" is to choose your tenant wisely and pay your maintenance fee timely. Else, you can kiss your 700k dream goodbye...
