In 2007, Vistana is at around 180-200psf. Those selling at 240k are those with 1200+ or 1300sqf unit.
In 2008, price go to 200-240psf, 2009 at similar lever and late 2009 move to 220psf to 250psf
i have been to 2-3 Vistana auction in 2007 and 2008 but fail to get one.  Rental is around 1600 F/F at that moment for standard 1000sf 2+1 unit.

In early 2010 stay someway around there.  However price start to move since mid 2010, from 250psf to 300psf. Now i believe it is about 300-350psf

Pls take note that the facing and layout of the unit make lot of difference in psf price.  at least 10% difference.

There is a step increase over 3 month time the price of Vistana in late 2010 to early 2011.  YTL is trying to dispose it unit in Vistana R.  In late nov/Dec 2010, it is at around 250psf but in Feb/mar 2011, it increase the price to 300psf in the next batch after looking at the transacted price of TS.

Doraemon, u just created this account to lie !! Pai said prior to mid 2009, Vistana was selling at LESS than 200k .. how come ur 2007 price can be transacted at 220+k ?
moreover, 2008 pricing should also be LESS than 200k and not 200-240psf ..
but anyway, we can always take ur 200k lower price bracket in 2008 and compared with higher bracket at 350k in 2011 .. there it goes, we still have 70% increase in capital due to TS .. thumbup.gif
Now we are clear with who is lying and confusing ppl .. icon_rolleyes.gif

of course .. Pai was CORRECT and ACCURATE .. Vistana surely has price at 185k (auctioned price), dont care how much it was transacted after .. most importantly it was LESS than 200k ..
Today Vistana is asking 350k from subsale (not auction), dont care what the transacted price is .. so here we go .. an auctioned price to a subsale asking price meaning a 70% appreciation .. notworthy.gif Hooray .. told u we should believe in Pai ..
see what u guys got to say this time ..
so surely fast forward 2016, TS SURELY can command 770k .. U must believe in PAi again this time .. brows.gif

Based on my previous experiences.......typically a city center apartment it normally takes between 3 weeks to 6 weeks to be rented out if price is reasonable............ your is rented after just 1 week means your unit must be rented at a good price..............lucky tenant wink.gif

And yes will be happy to forward you the contact if they cant meet my rental's asking smile.gif

According to agents, they are running out of stock of readily F/F unit at 2.5k level. Therefore I think owner should stand firm on price.

Think Reno only need to cover kitcab n wardrobe......the rest is about furnishing the unit.....n yes u need. Aircond if you want to command 2k rentals n above.......

Actually if use cavenzi stuff punya grade can probably do f/f for around 18k.......or mebbbe even cheaper....n break-even approximate 2 years......

Ha..ha, latest transaction of intermediate unit (KL facing ) more than 460k. Mid High flr.

Those potential buyer, yes u may get 450k units. But those are low level and shop facing - the worst location. Now more people shifting in and available units getting lower and lower. The effect of supply n demand will be more prominent coming months. So better hurry grab. There is no way for the price to dip below 450k for normal units. As those less holding powers already let go at earlier stage.

Pai target point of 700psf might not be that far if Tamansari annouced the 2nd part of development.

Pls don't discount they might be MNC staff ( middle east) and Indian expats ( oil n gas) sector coming in as well.

There is no harm if caution practiced. Btw, do have many nurses and doctors also. For lift service, 3 out of 4 are working at block A1.

I m keen in getting a high floor view good city view for my own stay.
Any advice on TS?
I am currently in Doha, Qatar. Would be back to KL by end-september.
Lots of middle eastern staying there? OK with me... used to it.. hahaha

Joven brand?
Use 2x 25 liters?
Or just one 35 litre and install piping enough?

Is TS still worth for vest? My bro told me as long as a unit able to fetch 2.5K monthly in rental for every 500K property, it is a considerably good investment(rough calculation)..looking to hear from tai kors here.. tongue.gif

1st time: put a kind note on the car telling them that this parking lot is occupied (tenant living in TS), and pls not to park here again. icon_question.gif
2nd time: put a kind WARNING note on the car, about clamping. mad.gif
