in that case, i would consider Vistana as a better bet .. Completion of M-Sentral would also benefit Vistana apart from TS ..
moreover, Vistana entry cost is still much lower at least 100k less than TS ..
Upon completion of M-Sentral, TS can command 770k, then Vistana can command 700k .. so the return rate is still higher than TS ..

luckily my prop that has no new development within vicinity also increase in price ..
surprisingly 9/10 of my frens also told me their prop increase about 50% over the last two years .. i think all their prop also near to new development .. hmm.gif

luckily my prop that has no new development within vicinity also increase in price ..
surprisingly 9/10 of my frens also told me their prop increase about 50% over the last two years .. i think all their prop also near to new development ..  hmm.gif

Pai pai,vistana price in 2009 range from rm240k to rm300k.Pls dont make our forumer here confuse with your own pricing.Now majority sell between rm340k to rm370 k.. stil want me to explain doh.gif

TS was launched in June 2009.........so any advert for Vistana post June 2009 must have taken TS's new price into consideration...........like I said previously no owner will want to sell his prop cheap-cheap when next door is asking for the sky? Even Zavier couldnt find Vistana asking prices post June 2009.........

Why not u post your findings on Vistana pre-june 2009? I've checked as far as 2007.........and FYI the lowest asking for the 1006sqf unit in Vistana was 145k but average was around 180k. FYI :

In 2007, Vistana is at around 180-200psf. Those selling at 240k are those with 1200+ or 1300sqf unit.
In 2008, price go to 200-240psf, 2009 at similar lever and late 2009 move to 220psf to 250psf
i have been to 2-3 Vistana auction in 2007 and 2008 but fail to get one. Rental is around 1600 F/F at that moment for standard 1000sf 2+1 unit.

In early 2010 stay someway around there. However price start to move since mid 2010, from 250psf to 300psf. Now i believe it is about 300-350psf

Pls take note that the facing and layout of the unit make lot of difference in psf price. at least 10% difference.

There is a step increase over 3 month time the price of Vistana in late 2010 to early 2011. YTL is trying to dispose it unit in Vistana R. In late nov/Dec 2010, it is at around 250psf but in Feb/mar 2011, it increase the price to 300psf in the next batch after looking at the transacted price of TS.

It's clear now prices in Vistana starts moving up aggressively only after TS was launch........despite what some might say in the hope of getting TS for themselves on the cheap ...... Just ignore it n don't fall to their cheap tricks......

We all should pray Mah Sing quickly launch n complete M-Sentral........ And here's some food for thought......

.Vistana today commands 330 to 350psf...........while TS commands 420psf ..........that's approx 20% premium for TS.........

Fast forward to 2016.......assuming upon completion of M-Sentral units there are asking 800psf.......how much will TS next door commands............?

I have no issue in renting out my unit F/F after 1 week in the market. However the price is not as good as the one Pai is asking due to the clever agent quote my min price to the tenant vmad.gif

I have average 1-2 viewing per day. Waiting for another unit to complete the furnishing for rental. Pai, pls pass me your prospect if they cannot agree with your price.

In view of the negative points mentioned by some before, I might consider to buy another unit if price is "right"....Anyone want to let go urgently (RM430k standard unit KL view above 15floor or pool view above 7th floor ), pls PM me.

haha... even agents don't require S&P page to bring in potential tenants.... i think if one tenant willing to offer 2.6k... hundreds of owner will be line up to get it... how much chance is there anyway... no one will play the reject game biggrin.gif
