QUOTE(irenechong85 @ Aug 30 2011, 01:05 AM) If the unit RM 420k had been sold out...nx unit will be more than RM 450k dy...is a owner expectation price... Certain owner plan to let go in 550k as well...depend on how the demanding will b.. If the owner feels the "heat" here, he/she will never want to sell it at 420K

QUOTE(GlobalKL @ Sep 1 2011, 02:43 PM) Added on September 1, 2011, 2:47 pmif the management is not doing the good job, then explain to them instead of complain in this forum. After explaining, if they are still not up to the mark, then serve them warning letter. Will it work? The condo I'm living at the moment also facing similar problem, roof got watermarks & making the paint peel off! Tried to complaint to management for many times but there were no response at all, only told me to talk to unit above to discuss to share the repair cost! I "tu lan" & straight away do the plaster ceiling to cover it.. BTW, if succeed get the claims, will the fund share by the affected owners or straight goes into management account? Looking forward to get advices from sifu(s) here..

QUOTE(lhkmmyy @ Sep 5 2011, 10:59 PM) Pai, I assuming you are talking about 1 year tenancy contract. I just wondering how sure are you that you will be able to get rm2800 tenancy? Just imagine, if you give up this deal, and you couldn't find your rm2800 deal within a month, your decision to give up rm2600 would be considered a bad choice already. Why? RM2800-RM2600 = RM200 per month, just because of RM200X12 = RM2400 extra income, you have lost the one month rental which cost you RM2600. I m just to share my opinion, new to property but not financial mathematics. Glad to discuss property with you. Sorry for interrupted and neither me, a "Pai" fans...but...I don't think someone bought a house and simply rent it out for the sake to minimize the monthly installments repayment. How sure are you that Pai will not get better rental in a month? Or maybe 2mths or 3mths? The worst scenario would be only Pai making full payment for the installment, which I don't think it's a problem for Pai BUT if he manage to get the desire rental, there comes the "passive income"? Just my humble thoughts, as a "baby" in the game.. Somehow, sometimes not only 1 + 1 = 2, 1 x 2 also = 2

QUOTE(lhkmmyy @ Sep 6 2011, 12:49 AM) Thanks for the feedback. I am not sure how likely Pai will get a better rental(extra RM200 based on his desired rental) within a month, that's why i ask him in my previous post. hehe.. I totally agree with you that Pai will not have any problem with the one month negative cash flow of his loan installment. Also, i have mentioned that i assume Pai is making a 1 year tenancy contract, a 1 year contract with RM2600 monthly rental can be considered as 'passive income' as well. Don't just look at 1+1 or 1x2 both give you 2, because 1,1,1,1,1,1 will be different from 0,0,0,0,0,6 Never try never know..who knows what would happen tomorrow? The greater the risk, the greater the potential return - think like an adventurer

Is TS still worth for vest? My bro told me as long as a unit able to fetch 2.5K monthly in rental for every 500K property, it is a considerably good investment(rough calculation)..looking to hear from tai kors here.. This post has been edited by chrisw: Sep 11 2011, 07:09 PM
