rclxms.gif thanks for sharing !
“We have a 70-acre tract in Bandar Puteri Puchong, where we plan to build themed retail and office parks and target niche markets. They will be more lifestyle-oriented and we will be doing something like IOI Boulevard. We are also slowly moving into the higher-end market for our future developments,” she adds.

Lee says the company is studying the possibility of building a flyover or a tunnel in Bandar Puteri to cater for the increase in traffic to these new commercial centres.

Regroup Associates’ Soo says population mapping studies on the area show that the growth of Puchong is so rapid that submarkets are emerging within the district itself, thus allowing neighbourhood malls to become viable.

“So far, only IOI Mall serves this large catchment area of over 350,000 people in Puchong and there is a retail leak to Sunway Pyramid (in Bandar Sunway) on weekends.

“The hypermarkets are taking a significant share of the grocery side of the trade but there is still room for a number of small, well-planned malls to serve the population who live within a 10-minute drive of the district, who are not being adequately served by the existing malls,” Soo adds.

not just spending power... spending power + WILLINGNESS TO SPEND
*
Just because one not willing to spend RM10 on a cup of coffee, you think he 's kiam sap!
I think he's smart.
not to mention San Francisco/Starbucks, even for a normal coffeshop food in Old Town white coffee is not cheap any more. all taking us for waterfish.

those who earn RM5K a month ( single income ) ,think twice before commiting yourself to a RM 450K house or even RM600K. It 's not easy spending RM2k every month on house instalment.Do not fall into the trap.

If you cant afford it, rent first. dont succumb to peer pressure .

Just remember, on the subject of willingness to spend,

- just because you are willing to spend on one thing, and the others not willing, you call him kiamsap. and you call him stingy.
it is just that he has other better priorities.

just like some are willing to spend on cars, some on houses, some on AV, some on travel, some on hobbies, some on renovation, some on gardens, some on women, some on drinking etc.

I know one guy who never buys DVD, and willing to spend 2-3 days to download a movie. You call him stingy or you think he's smart.

For all future BP wannabes, when Setia Walk is up, cannot imagine the traffic on LDP, unless Setiawalk goes quiet.

rclxms.gif rclxms.gif Agreed

Please revert to topic discussion. we are suppose to discuss about property instead of RM10 starbucks coffee.

This junction will be choked in a very near future. Do consider this factor in your investment decision if your workplace requires you to ply this route.

No intention to pin point, just to share my thought.

If u earn 5k, and can afford to spend 2k installment on a 500k house if you stretch yourself, than stretch.
If you wanna wait till you earn 7k, so that you can pay comfortably, you may be wrong, bc 1. The same house by the time may be selling at 700k already; and 2. Your loan tenure is shortened.

If any problems arise along the way, just sell it or refinance. As a general rule, freehold + landed + OK location will not depreciate.

For those that prefer a smooth traffic can always stay at Saujana Putra. Straight entry to the taman using Elite highway

If there is a lot of commercial activity in an area definitely there will be congestion.

If anyone can show me a place where there is commercial activity with a lot of customers going to it and not congested with traffic I might want to buy a house there to stay.

there's no such thing that road in puchong can't be expanded.

Er... maybe....But I can safely say that it wouldn't materialised until you get choked to death first. A good example, the LRT extension to Puchong, how many years we have been listening to this project already ?

totally agree, this is very true. if you can stretch a bit or work/save harder just to get your dream house - why not? suffer when you are young biggrin.gif ...... property prices have never really gone down. it used to be 250k for a 2storey terrace house in PJ prime area. then you can only get it in subang jaya, then only usj then only puchong ...... now bpp houses are >500k already. main thing is - plan out what you need to do and work towards it
