Megatron, what high rise building around Serena you`re talking about?

If scenic view is what you want, only Puteri 11 and Puteri 12 meets you`re requirement.

I agree with the rest when they say BP is a food haven as this is the main reason I bought Serena and sold my house in Putra Heights.

A house only need to come with a lot of freebies if the developer have problem selling it. Other than that I don't see the need for freebies.

As for Serena only the SPA fees is absorbed by IOI

yea, it should end in April as when I bought Serena in June IOI only absorb the SPA

For those that prefer a smooth traffic can always stay at Saujana Putra. Straight entry to the taman using Elite highway

If there is a lot of commercial activity in an area definitely there will be congestion.

If anyone can show me a place where there is commercial activity with a lot of customers going to it and not congested with traffic I might want to buy a house there to stay.

that is why I dont agree with the misinterpretation of gated and guarded by IOI

only puteri 8 qualifies as a real gated and guarded. Another good example is Lake Edge by YTL. Thats a true gated and guarded place

a full fledged gated and guarded is what gkl83 mentioned earlier and not these half baked solutions

that is why when JayC75 mentioned the marketing manager told him that Puteri 6 is G&G as a feeble attempt to impress/mislead him I find it disgusting

fyi the alarm system that is included also is not defined properly. as per my own experience in Olivia the sensors are fixed to the door/windows and not grilles.

if the owner fix the grilles later the additional alarm sensors cost have to be borned by the owner.

I'm not picking on you but I have yet to see any house that does not install any type of grille so far.

then you`ll understand why grille is important to have vibration sensors and the alarm installer had also actually placed the points to connect these vibration sensors as default.

since IOI provide the smart home alarm why cant it be a comprehensive alarm setup? again this is a half baked solution provided to the owners

I`m sure there will be replies after this stating its free and we should not complain but these little things actually can make the owner happy and be a returning customer. take note that its not 100k or 200k houses that was purchased here. It doesn't cost much for the additional sensors. I was charge less than RM200 to get it done by the alarm installer assigned by IOI.

like you said at least provide a reasonable alarm system since it was promoted as "smart home alarm"
in fact the reason why it was called smart home alarm is because the brand is smart!

if you`re referring to Nadia onwards, all the houses come with alarm and auto gate by default

for olivia, ensure the back iron door is fixed with a latch or stopper to ensure that it dont trigger the alarm unnecessary as the door can move easily if there is wind. again small details that IOI never bother to take note

most of the time you either fix additional beams to make sure the gap between the beam is small so that the thief cant go through or you fix motion sensor at the roof area and magnetic sensor at each ceiling man hole in the house

regarding the motion sensor you must ensure that the angle is above 1 feet from the ground to avoid rodent or pest triggering it

lets put it this way, the alarm and autogate provided by IOI is sub-par or the best I would say is just able to function as it is.

no where it can be classified as "quality" items

I doubt that area you referring to is Puteri 8 as its very silly of Puteri 8 RA to build brick walls around the perimeter and leave some parts with chicken wire fencing.

the same for olivia. a new cable will need to be install and a hole need to be made to the wall next to the sliding door as the point and cable installed by IOI is not for astro.

Then I guess this must be spread around so that other owners dont get conned like me. Reason why I was convinced was due to the house opposite mine was installed the same way using a separate cable.
