not sure is correct or not ..found it at http://puchongputeri11.blogspot.com/
i also see the sign board direct to 8.

anyone have link to map where we can see the masterplan to show all puteri 1 to 12 as i can see
the masterplan from IOI website that only show the project name like olivia, Nadia, Summit and etc.

hello

BP fans

start looking outside the box, outside BP

seek houses/life elsewhere

and when you do that, IOI will feel the pinch. The house prices will not be that steep

can you imagine if they keep on increasing the prices of the double storey houses, in 2010-2011, the DST 22X70 intermediate will be RM 700K - 750K.

Start thinking about the young generation doh.gif

Because of BP prices, BK also go up, Meranti also goes up.

Maybe Vistaria hses not seeling so well, BP new launches ha sto compensate. rclxms.gif

same thing happened in Hong Kong, those dabble in properties for condo investment is like gambling. The properties price something drop more than 30% as well as going up during good and bad times.

where is this future condo project? Rumours say it  is blocking the Puteri 11 terrace house view.

all properties at BPP is worth buy..of course depends on personal preferences.
so far no major complaint and owners feel the pride ..including Puchong folks
as this project had bring up Puchong entirely in 5 years time.

RM429K - cheap
when businessman like IOI sells at these price, sure got something underneath the house ( udang di sebalik batu ).

what to do
when you have inconsiderate neighbours
you cannot blame them

for example, my house which is a corner lot. ( the side facing a row of houses)
I parked two cars inside the porch,
and the side of my house , is occupied by about 4 of the neighbours cars. they do not park in their own porch or outside their house, but across the road on my side.
they also park in front of my house - making it difficult for me to get in and out of my house.

so what I got to do.
Put flower pot lor - to get the message across loud and clear'

problem not solved.
so I put up a side gate ( 10 feet ) at least when my relative come, there is parking.

but they still park in front of the gate or makan the jalan. What to do.
must put up sign - No parking sign

I have seen houses ( intermediate lot ) putting up sign - No U Turn here please.( I guess spoils their tar road )

how to speculate

buy at RM560K
must sell above RM600K to make some or break even depending when you sell
very risky icon_question.gif

and this is for a 2 storey built up of 2300 sf, only consolation it is in the town of Princess icon_rolleyes.gif

But after I thought over it,  I persoanlly felt that there are pros & cons and each has it uniqueness for Serena & Zarra.

Pros of Serena:
1) High ceiling 14' at living hall.
2) Courtyard - some people may like this new design, something unique.
3) Cheaper compare to Zarra.
1) high ceiling = bigger Hp air-cond = high electricity cost ( not a pro for me ) icon_question.gif

2) courtyard = high maintance ( not feesible for malaysia weather ) wl give yr maid hell of a clean-up job after it rain
or if you r lazy it wl be extremely messy with all the algae & water mark left by the rain. rclxub.gif

3) cheaper? not at all    hmm.gif

serena design is v-modern & nice to the eyes...but all things that hv these as their selling point must come with a headache  tongue.gif . same with pretty wife.... laugh.gif  rclxm9.gif  pretty but can't do housework & cook.. cry.gif
*
different people different likes
not all men like pretty girls, some prefer not so pretty, just OK will do.

serena- to me,the main reason for the courtyard at 1st floor is to light up the whole house as most intermediate nowadays are quite dim.
Moopok...u r right, our weather not very suitable. Imagine if it rains heavily, and you have a blocked water outlet, you may end up with a flash flood.

then IOI will get their headlines, "residents drown in their living room"

family hall at 1st floor....IOI must be thinking how many people actually uses it.

anyhow, you must give it to IOI for putting up new ideas into their new houses.I guess when you are doing so well no harm trying out new design.

to me, high ceiling......the option is always there to make a new room

cheaper....no way
both are expensive
and hats off to you guys especially those who are thinking of buying two and combining it into one.

this is what you call lang-si

price not cheap
it 's just double storey intermediate
nothing at all to show to prospective buyers
at least have a model of the house/layout in the office la

RM569K

pay upfront RM100-200K, loan about RM350-450K,

If you really fell in love with the hse + location,, it is the most important thing. Dont care whether we 'telan hidup-hidup' or overcharged, or anything else. If give you those 'paria' places, even selling at 300k with the same spec, I think you still have to think twice.  rclxms.gif
*
telan hidup ke
telan mati uh

RM560K
or even RM RM600k

willing buyer willing seller

dream house ,

superb location

makan - so many choices

the most important , one should be able to afford it comfortably
one must consider the other expenses when one's family grows
in life , yes , house and car important
but dont forget there's children's education, insurance, old age savings, emrgencies etc

I can't speak on behalf of IOI, this was what they told me, I didn't get to ask the price of the 2 and 1/2.

Based on my very own observation on different phases launched in the past, for every new launch, there was around 40k of price increased; which bring me to my next point, 600k? you gotta be kiddin'!

not just spending power... spending power + WILLINGNESS TO SPEND
*
Just because one not willing to spend RM10 on a cup of coffee, you think he 's kiam sap!
I think he's smart.
not to mention San Francisco/Starbucks, even for a normal coffeshop food in Old Town white coffee is not cheap any more. all taking us for waterfish.

those who earn RM5K a month ( single income ) ,think twice before commiting yourself to a RM 450K house or even RM600K. It 's not easy spending RM2k every month on house instalment.Do not fall into the trap.

If you cant afford it, rent first. dont succumb to peer pressure .

Just remember, on the subject of willingness to spend,

- just because you are willing to spend on one thing, and the others not willing, you call him kiamsap. and you call him stingy.
it is just that he has other better priorities.

just like some are willing to spend on cars, some on houses, some on AV, some on travel, some on hobbies, some on renovation, some on gardens, some on women, some on drinking etc.

I know one guy who never buys DVD, and willing to spend 2-3 days to download a movie. You call him stingy or you think he's smart.

For all future BP wannabes, when Setia Walk is up, cannot imagine the traffic on LDP, unless Setiawalk goes quiet.

i think in a way, nobody wants their homes to be burglarised, or even robbed. However to the extent, how far would 1 do to actually protect his home ? some would install the typical motion sensors, had their roof tops grilled all over...some would keep big guard dogs.....some would literally have some additional family members at home (usually old folks); but are all these fail safe ? nothing is safe in the current downturn, judging from the rising crime rate throughout the years, all i can say is protect as you deem fit, do what you can, in the event of undesired happens what can we do ? especially when we are not at home....depend on the guards ? indian guards no good...hire gurkhas ?? how much and would every house contribute for it ? personally i think by getting a comprehensive home insurance is a better way to go about, also try not to keep too many valuables at home, have a bank safe deposit, and leave them there would be much safer biggrin.gif although again, nothing is sure safe tongue.gif
*
stil remember when moved into new hse, cannot sleep for few days- worried about house break in.

my 3 cent opinion to minimise the burglary rate

- gated with security guard biggrin.gif

- good house alarm system

- attentive and caring neighbours to watch out when u r away -remember this work both ways.

- and if you can, on the ouside of your house , do not renovate as if there's no tomolo. Your house stainless steel everywhere, drain cover also stainless steel ,plus big cars and 7-8 aircons, how not to stand out an deasy target.
neighbours house all standard colour, you go and paint your house striking red/yellow. How men? Thieves come, so easy to identify. The red one lor.

- and a good dog, not a pariah dog that barks at every moving soul and disturb your neighbour. ( esp the Malay neighbour ) vmad.gif

- make sure you remember nearest police tel no. and not 999 icon_question.gif

and if that fails, cry.gif make sure you have at least RM500-1k cash with you always in the house.otherwise the robbers get angry.

staying in a corner hse, still keep my chicken wire fence on my perimeter, at least my neighbours can see whats going on . I know not nice, but security sake ma. thumbup.gif
