can do some review of courtyard design...Courtyard have some history..Chinese courtyard, English , Balinese , Middle East, Roman atrium which similar to Serena which had glass covered. If you like Chinese courtyard, you can review some of the design from Malacca too. I still remember
i had my alfresco lunch at one of the restaurant here...the design is good and just nice. Food nice also biggrin.gif
Not just looking at roof...you can design your bottom also....still have plenty of time to design. thumbup.gif

for me, i prefer to have maintenance free courtyard... so most likely I will install another polycarbonate/clear glass type...to
totally seal up the at the roof level...leaving the original glass canopy provided by IOI ... rclxms.gif
but one problem is that the courtyard will be dim a bit...

today, i read in the STAR about residents in Bdr Sunway complaining the construction of a futsal
court at a playground in Sunway.... than suddenly i remember seeing the Tapak Futsal indicated on
a MAP (which indicate road/house numbers on SERENA/ZARRA) provided by IOI SALES office...

there is a 0.20 ek Tapak Futsal across from Unit SE105-SE110 on the Kawasan lapang Awam 2.07ek...
if this is true, then those paying premium RM20K for facing park...not worth it if face the Futsal court
directly......

I have a little opinion here to share to all buyers, both Serena & Zarra.

For Serena, i remember the wet kitchen at the back is not totally covered. I mean the wall. Is only 4' and the rest is cover with grill only. Water will come in and the whole kitchen will get wet when it rains. I do hope this part the developer can cover it up for us since it only require a little bit more cost to them. Most likely ard RM100-200 but this will benefit all of us a lot in renovation cost in the future. I hope the developer will do it for both Serena and Zarra phase.

For Zarra, the balcony at the middle room shd be covered properly as well (shd be able to use without extra renovation to protect from rain and security issue), as wat Serena buyers requested to the developer for the courtyard.

We do hope all these mini minor things shd be properly built for Serena & Zarra buyers bec' v already paid for wat v deserve to get with the ceiling price for double-storey around puchong area.

Lastly, as a Zarra buyer, I do hope IOI will maintain the quality and workmanship for Zarra with proper floor plan design (with minimum renovation needed) and of course hope to see a reasonable selling price soon.

There is a rough plan (not yet finialize) with them. They let me to have a glance b4 the booking took place. of course all Zarra buyers are still waiting for the finilize copy and the selling price. Hope it is something value for $. biggrin.gif

i hv a hardcopy of the rough layout plan with me, the sale lady gave it to me but later another sale guy said it suppose not to given out and try to take it back from me but i refuse...

The bedroom 1 on the 1st floor is WITHOUT window and it is connected to the mini balcony, and this room is located at the middle of the house on the 1st flr, bit strange...hope IOI can revise the plan..

yes ZARRA 133-134 is right, been paying so much at least the wet kitchen part shall be fully cover, not left a half height wall and some grill for the owner renovate it, an aluminimum sliding window doesnt cost that much to IOI...

So will there be any show unit in the future?

Is this just for Corner units, or all units including intermediate ones? I only saw that Corner units have roofing on top of the courtyard, but as of now, only the roof frame is visible. They have yet to install the roof itself. I dont know if it will be covered with glass or polycarb.
As for my Serena unit (intermediate), no roof frame is visible.

hey..very curious to know how Zarra looks like...the IOI sales only give me a piece of paper for the lot number available
but no floor plan. I thought want to recommend my fren lehhh...by the time the floorplan come out...all units no more liow. mad.gif

i think it depends on which sales personnel u deal with, the short sale guy sit at the far right at the office not that friendly i guess.....he is the one that took back the house no sheet from me (not layout plan).

if i hv time today i will try scan and upload a copy of house layout here..... rclxms.gif

Just call IOI, intermediate price might increase to RM580!!! walau!!

Wah... each 2 days increase 10k ? I asked last Sat, they told me 560k, then my fren went over to ask on Monday, they said Zarra increase to 570k. Now 580k ,,, wah lau... rclxub.gif
