if u look at your meter box...there r 3 fuse box....yes dats 3 phase ready.....but if u examine closely....only 1 of them has wiring for it...dat means still on single phase input

ic, then may be can consider to change it to 3 phase b4 moving in since the meter box is 3 phase ready. cost u around RM3k if not mistaken.

So do u hv frequent trip problem? my exisitng house is single phase, no trip problem when i on 3 air con while turn hot shower on.

What IOI did for Nadia is pull 3-phase until the electric box at the main-gate and 1-phase from the main-gate to the main switch inside the store room. So, this is consider 3-phase ready.

If you wanna install 3-phase, you need to replace the cable from the main-gate to the main switch inside by pulling from one end to the other. If replace cable failed or stuck during the pulling, the contractor will need to dig out the tiles from car porch to your store room. doh.gif

The courtyard will be covered like what you see in the show unit. Initially, they thought of leaving it bare as what you see in the bare show unit. The sales person told me that due to request by buyers, they will cover it with tempered glass and install grille on it for security purposes.

Yeah. 1-phase is enough for 3-4 air-conds plus hot shower. You will need 3-phase if you on 5+ air-conds all at the same time. hmm.gif

see replied from chuah xui cheng and showhouse....i think the water will goto drain...i think u can goto
showhouse to see clearly..but not sure if showhouse still open for viewing as Serena DST sold out liow.
2.5 left 2-3 unit but not sure today will be available..if yes..still can go for viewing...

good info...i only test it with 3 air cond ...still dunno the maximum yet.

no trip encountered....but sometimes some slight flickering...the flickering of lights maybe 1 time maybe 1 second ....

In my opinion, I think IOI properties will deliver quality units for each buyers. If it doesn't fully covered the root up, it will also come with something which is highly acceptable by the buyers. I don't think they will spoilt their good reputation so far as 1 of the top developer not only in klang valley but in Johore and Penang as well. smile.gif

i think the courtyard already promise before the Buyer sign S&P..even not written down...i think ok kuar..IOI
I think like Vistaria...IOI did a good job...

I think many people buying Bandar Puteri (especially those still under construction 1) mainly because of the developer. People got confidence with the developer. smile.gif

Many Zarra buyers also start booking b4 get to know the floor plan and specification details. Most people trust IOI and bec' of its good reputation so far. For Serena buyers, they all still have the show units to see b4 the purchase. And I do read some Serena buyers comment said 500K already paid, worse come to worst they willing to pay few more K for renovation for the courtyard. tongue.gif

For trojant case, I think you no need to worry too much as compared to Zarra buyers. smile.gif

Ya..u r right. You remind Zarra buyers, should have go through the specification details and floor plan carefully b4 signing the S&P. As a zarra buyer, i personally feel much more risky bec' there is no show unit at all for the last phase.

All Zarra buyers shd take care and protect ourselves too. Thanks for all the reminders. tongue.gif

i was told Zarra will not hv any scale model, now even don hv show unit at all??? my goodness...

BTW, just wonder how all Serana buyers unite and request for the cover up of the court yard?

I'm a potent buyer of Zarra here. Thanks for all the info.

it is confirmed that IOI will install a glass canopy at the courtyard...but additional grille is needed as the canopy has a big gap about
1 feet + for the water flowing down to the planter box...but I personally think there won't be any flood...cause if u notice...
the upper roof...ie 2 sections...are quite close to each other ...so the water volume won't be that much...so I presume that
the courtyard can handle this minimal amount of rain water...


I am thinking whether I should install another clear glass/clear polycarbonate type to connect both section of the upper
roof...so that no water & air will go thru the courtyard...while the original developer glass canopy remains...

1) for better security
2) no need to do the maintenance for the courtyard
3) lights still come in...and can use courtyard for relax.. tongue.gif
